We loved our stay here. Right in the heart of everything. On the beach. Very clean premises. Will book again!

I recently stayed in this unit and I couldn’t be happier with my experience. The description of the property was spot-on, accurately reflecting the beautiful beachfront location and the well-maintained amenities. The unit itself was impeccably kept, clean, and comfortable.
The location is unbeatable, right in the heart of Old Orchard Beach, with easy access to the pier, shops, and restaurants. The views from the condo were stunning, and we enjoyed every moment spent on the balcony overlooking the ocean.
Overall, I was extremely satisfied with my stay and would definitely choose the Grand Victorian again for future visits. Highly recommend!

This was the most amazing place to stay for our vacation! Immaculate condo, quick walk to everything, and awesome views. Loved sitting on the deck people watching and listening to the live music at the restaurant below us. We will definitely be back!

Condo right on back porch of the pier overlooking the beach. What else do you need? Palace playland 50 feet away. Indoor pool for kiddos when the weather wasnt cooperating. Unit was immaculate. Really nothing else you could want in a family trip. Thanks!

Beautiful clean condo with amazing porch views of the ocean on one side and the pier on the other. We stayed for the weekend and it was a perfect location between UNE and Portland. Bill was very nice and accommodating. I can only imagine the fun a group or family could have sitting on the porch peak season being only one level up from the crowd. Would LOVE to come back.

The condo was clean, quiet and very comfortable, quick walk to the beach, large common room to spend time with family, large kitchen-lots of counterspace, ocean view out most windows, very relaxing! Care taker lives nearby if there was any issues, which there were none.

We stayed at the property over the Christmas and New Year holiday. Check-in was easy, the property was as described, kitchen had everything we needed, and the heat worked well. Since this is right by the peer, we were able to see the bonfire and firworks from the balcony on New Years eve!

It was nice but beware you may be booted and extorted for cash if your guest parks inappropriately. Even though there were at least twenty empty spots, my elderly aunts were booted. Old Orchard Beach is deserted in late November. It felt like an easy way to get some cash which involved three men. Other than this issue we loved the Victorian as usual. The pool heat was off but to their defense there was a power outage for several hours day 1 and we did not complain about the temp. It was turned up the day we departed with an apology from maintenance.

Our Group enjoyed this listing very much, it was exactly as advertised. The beds were clean and comfortable, the open layout created great fellowship and we all loved the views. We were there during the off season, so there was not much open around us, but that made for a nice quiet weekend get away. The pool area as wonderful to enjoy and a fantastic amenity to help create the perfect Weekend.

Great home base for adventures in costal Maine. The Pier could be a bit distracting during peak season, but wasn’t really an issue for us.

We went in April. Being from Florida didn't realize there was an off season so most EVERYTHING was closed. There were only 2 places to eat that were open. They were also doing construction on the building which we didn't know before we rented it. When we got there, they took us through the trash room to get to our room. We came out of some of the doors and got yelled at because they were putting a new roof on and didn't want us walking under them. We didn't know this either but there were specific places to park and they weren't anywhere close to the building. We had to walk pretty far with cases of waters and groceries and 3 kids down the street and didn't feel very safe leaving our rental car parked on the side of the road. It was way overpriced for having to walk through the trash room, parking far away, construction going on all the time and most everything closed down. I was very disappointed in that and spoke with the owner. He agreed to give a portion of what we paid back to us, but never saw any kind of refund. The actual condo itself was very nice and clean so I would have given 5 stars had everything else been better.

We liked touring the area. However, there is a working commuter train that runs throughout the day. It should be listed on condo neighborhood description.

Upon arrival the shower curtain liner in the 2nd bath looked like it was up there for 5 years! We ended up changing it. The TV in the master bedroom finally worked after we were there for 4 days, out of 7 and me contacting the owner back and forth. The owner wanted us to call maintenance. NOT my job. We were told we had to strip the beds and we paid a lot for a cleaning fee. Isn’t that a housekeepers job?
The master bathroom floor was filthy, it was black from dirt. Didn't look like it was ever cleaned.
These are supposed to be luxury condos... No way are they luxury! The furniture was nice, however, the master bed squeaked so much I was afraid to move because I didn't want to wake my husband.
There was no windows in the master only a door but we couldn't leave it open since there was no screens. So no falling asleep listening to the ocean
This condo is right in the heart of everything. So glad we went off season because it would be nuts there in season. Lights on the streets stay on all night so you have to make sure to pull the shades down. Noise would be an issue for sure in season.
I would not stay here again.

This was a very relaxing vacation with three gal pals! The Amtrak train was very convenient to get us into Portland. The accommodations were exactly what we expected … clean, bright and roomy. Communication was immediate and cordial. There wasn’t any action in the area because everything had closed up for the season except for a couple of restaurants which was ample for our needs. We would definitely stay there again … five stars!

This property was amazing. Steps to the beach, arcade, and restaurants. Very clean and spacious. The property manager was excellent to work with and so was the host (who entertained every goofy question that I had). I highly recommend this rental. We were there after labor day so some of the restaurants were closed. They did reopen on Friday night. I could see where it might get noisy with the restaurant below, but we had no issues.

Overall we had an amazing stay! Perfect location! So much to see and do. We have 2 small children.. it was a great place to stay and pretty kid friendly furniture wise. It was clean and having laundry in the condo was awesome. There were a couple broken things that could have been fixed. One of the blinds that blocks out the reallllllllly bright lights at night was broken and then a couple of the door handles kept giving us issues. But other than that we will definitely stay here again.
Just a side note for parents of little kids, it can get pretty loud at night. The bar right below has live music 7 days a week (1pm-10pm). The doors, windows and our sound machines did help but if that’s something that would bother your kids, this wouldn’t be the place for you. The train can be really loud at all hours of the day but by the end of our trip it was like white noise. We personally liked having the live music, it was perfect for us to go out on the deck and have a drink once the kids went to bed! Excited for our trip next year.

Our family - 2 adults, 2 three year old toddlers, stayed at this property for a long weekend getaway. The place is really spacious, clean, comfortable and has all the foundational things for a rental - including in-unit laundry! We found the communication with the owner and the staff to be quick, responsive, pleasant and helpful. Bill, the building manager was kind & courteous and made sure we had what we needed. The unit itself is spacious and very clean. The 4 of us had more than enough room to enjoy and the location CANNOT be beat. We loved the convenience of being able to pop back into the room to use the restroom, take a rest, etc. while exploring and hanging out.
A few things to consider:
1- there's literally nothing in the fridge/freezer. While there's some coffee and some seasonings, plan to bring condiments, etc. Kitchen otherwise is fully stocked with dishes and utensils, etc.
2- location is AMAZING but comes with the "downsides" of being in the middle of it all. The doors/windows are pretty soundproof and we weren't bothered by noise much. However, you're at the bottom of the pier and over a restaurant - so you need to accept there's going to be some noise coming from the streets.
3- Friday and Saturday night, there's a VERY bright gigantic light that shines in from the beach. With curtains drawn, it's not so bad but it definitely hits the whole rental. Otherwise, we LOVED our stay and definitely would rent again - 10/10.

This was a beautiful space. It was plenty big enough for 3 adults and 1 child. The property manager was very helpful upon arrival. Close to everything. Only problem was the weather was terrible, so we didn't get to enjoy the porches, and the amusement park was closed due to rain.

We enjoyed our stay at this condo. We have taken the grandkids to Old Orchard a few times now and they always enjoy it. We usually stay at a friends condo further down the beach. This was my first use of VRBO and everything went smoothly.

Our family needed a short weekend away and this was the perfect condo. There was plenty of space for the five of us. The location was wonderful being right on the ocean and the views are outstanding! It was great to walk around OOB and be in the center of everything. Highly recommended!

this property was the perfect place for my family and I when we were in town for a wedding in the suburbs. as it was the offseason for OOB, we still loved the area and proximity to shops and restaurants that are still open in the offseason. the unit was so clean and had everything we needed and more. the views were exceptional for sunrises and sunsets! we will definitely be back!
