You may be on a budget, but there’s no need to be just another number at a big hotel or tucked away at a room in the middle of town. Stay with us and become part of our extended family at our beachfront property.
Located on the Caribbean Sea at the end of an almost hidden street, you’ll find our quaint studio condo with all the amenities. A long-time favorite of travelers to Ambergris Caye, we invite you to become part of our extended family. We are located just at the edge of town, a mere six-minute walk to Central Park. You’ll find so much to do within minutes of our condo that you won’t need the expense of renting a golf cart unless by the day to explore the island.
Belizean Reef is surrounded by palms, whispering tropical pines, tropical flowers, and the Caribbean Sea is right at the doorstep. The view from your balcony is our quiet little garden; relax and read a book while the birds fly around and the Iguanas sun themselves on the ground below. One of the great joys of traveling to Ambergris Caye is watching the sunrise with a cup of coffee in your hand; the sunrise viewed from our beachfront property doesn’t disappoint. Suppose you’ve just come to sit and relax. In that case, you’ll find yourself spending your days in our hammocks gazing at the beauty of the turquoise water and mesmerized by the waves as they crash over the coral reef. What about the sunsets, though, you ask; climb the stairs, and you’ll find yourself on our rooftop deck with a panoramic view of the island. It’s the perfect location for watching the sunset before you head out for dinner some nighttime entertainment.
Speaking of dining and entertainment, you’re literally located a minute away from Blue Water Grill and Carlo and Ernie’s Runway bar. Two “must go” spots for all visitors to the island. A vast selection awaits a few minutes farther field. You’re probably wondering how you’ll ever find all of these great places. Worry not, as our Mobile Guest App is loaded with information, including listings for numerous restaurants, bars, and activities. Our App is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. Our concierge/manager Yvette has got you covered; she knows all the best guides and tours and will have you set up in no time. Need to get some work done while you're on vacation? We have 40Mb fiber Internet.
Is a morning swim or snorkel on your list of must-do activities? Just walk into the water right in front of the property. Only to the south are the ruins of an old dock that make for an exciting snorkel; we are in an area of little boat traffic, so feel free to swim parallel to the shore to the north of us.
Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee. We meet you at the San Pedro airport or San Pedro Belize Express water taxi and help you with transportation to the villa.

Belizean Reef Suites is a fantastic building close to town on the beach and excellent location. We stayed in the studio and it was perfect for our 5 day stay and had everything we needed. Management was excellent and Kaitlynn our concierge for the property was super helpful, very easy to communicate with and was extremely helpful in arranging transportation and offering information. I would 100% stay here again.

The property manager was great and helpful. The downfall of the place is the location and lack of information in the listing. It was extremely loud in the condo from about 6am until midnight with the road, businesses and airport noise. The hot water did not work at first. We ultimately left after one night to find a quieter place with larger bed and working hot water.

Best vacation ever. Their property manager Yvette has been there a long time, and she takes care of every detail and makes it seem easy! I love staying here because it's right in the middle of town-- easy to walk up or down the beach and find plenty of things to do. It's not fancy but if you're a pretty laid back, unfussy person or couple who enjoys simple pleasures and finds beauty everywhere, you'll love staying here.

We stayed in Flat 3C at the Belizean Reef and it was just perfect for what we wanted. Yvette and her staff were wonderful - friendly, helpful, and so easy to work with. The property is in a good location, and is safe and clean. We would most definitely go back and stay in the same flat (a studio) if just the 2 of us, or one of the 1-Bedroom flats if our entire family came. One thing to note - if you are expecting a luxury resort with someone bringing you drinks and massaging your feet, this isn't the place. But if you want a safe, clean, secure place that is comfortable and in a great location in San Pedro, this is it. We will definitely be returning! This would also be a great place for an extended stay!

Nice, no frills stay.
The property is nice. There are no resort extras, which we were happy about. Just a room with a kitchen, exactly what we were looking for. Nice staff, great location.

We were within walking distance of grocery stores, the clinic, restaurants and bars, yet we were far enough at the edge of town to have peace and quiet at night. The pier is beautiful! We sat and swam often. Yvette, the property manager is wonderful. She will help you with all of your needs and questions. Irmeta, the housekeeper did a fantastic job as well. I love it here and will be returning again and again! Soooo worth the affordable price!

This property is in a perfect location in San Pedro. It is on the waterfront and steps from several great restaurants and vendors. The staff is amazing and the owners are very nice. Unlike other rentals, they will clean your room daily and they have filtered water. We even had someone pick us up from the boat taxi and dropped us off so we wouldn't have to walk with the luggage. The only negative thing about the property is the bed in the room. It is pretty uncomfortable and feels more like a pullout couch bed, but as long as you aren't expecting anything fancy it will meet all your needs.

We loved the people of San Pedro--so very genuine. While the proximity of the condo to the airport is great, it is also a little loud in the morning with the early flights. Overall, a great place to stay!

Great Condo
This was the perfect condo for my husband and myself. We stayed for 10 days on the island and it was so nice to be able to cook a few meals a day. Bill and Connee are fabulous; Bill showed us where the local grocery store was on our arrival and some of the great restaurants around town. Yvette picked us up from the ferry and took us to the airport when we left. She was so helpful and welcoming. Thanks again for a great stay and we will be back!

Excellent view of the ocean
The owners of this condo are very sweet people they went out of their way to make sure our stay was great. The condo was very nice and roomy. When we come back we will definitely stay here. I'm not one to do a lot of talking but this is a excellent place to stay for a great price.

Comfortable, private boutique condos with a beautiful court-yard.
My wife and I stayed at Belizean Reef on September 4 - 8, 2017. It's a beautiful and comfortable place to stay with everything in it to feel at home. The property manager Yvette really made us feel at home and took an outstanding care of us. She met us at airport and after we settled she offered us the city tour and helped with shopping. She is an excellent tour and shopping guide. Yvette introduced Belizean culture to us and after a couple of hours my wife and I already felt like locals. Belizean Reef personnel takes a good care of the guests. Room cleaning, laundry, maintenance - everything was prompt, quick and professional. We fell in love with this place and the people running it. The second day we accidentally saw a beach front unit and asked for an upgrade to one bedroom with the sea view and spacious furnished terrace which is a lovely place for romantic dinners and watching the Sunrise in the mornings. The sea front is only 50 feet away from the building. Nice public beach. Nearest restaurants and bars are all within a 2 - minute walking distance . The area is absolutely safe. 7 - 8 minutes to the city center. Belizean Reef is an excellent place to stay for first time visitors and guests who are in doubt of staying at remote resorts in the North part of the island. Belizean Reef is an excellent for learning Belizean culture and the life style. Yet it is also a great romantic place for new weds and families. We thank the owners and the staff for their hospitality. Thank you very much for everything, Yvette. We love you and everybody at Belizean who made our stay happy!

My boyfriend and I stayed here for what was supposed to be 6 nights and the other 4 we were going to stay elsewhere....
We ended up staying at Belizean Reef the entire time cause it was so lovely!!!
The rooms are adorable, they have EVERYTHING you need or want, staff is awesome, the location couldn't be better and it's affordable!!!!

Great location close to everything!
The condo is very charming and furnished with everything you need. So much better than staying in a hotel!!! The owners Bill and Connee are incredibly gracious and happy to share info about Belizean living. Property manager Yvette and housekeeper Angela make your stay worry-free. The best way to spend a day is on the No Rush catamaran - sailing, snorkeling, fishing and great food. So fun, we did it twice! Unlike other tours that pack as many people on board as possible, No Rush caters to small groups. We are already planning our return to the Belizean Reef property!

Great Time in 3C
Just returned from a nine night stay. We had a great time. Yvette is very accommodating - picking you up and delivering you to your next place of travel, recommending tour operators and restaurants. Angela keeps the place very clean. We wish we would have visited with her sooner to learn about the tour her son offers (fishing, lunch & snorkeling). Bill and Connee are gracious hosts. The property is just a few minute walk from about anything you'd want to see or do.
