Amazing

The room was spotless and had the best nights sleep. Cannot fault the hospitality provided, owners are very caring and go above and beyond to make you comfortable. The breakfast was unbelievable. If I could give it 10 stars I would.

I made the ideal choice for my trip.

I chose The Swallows due to it's proximity to the Pavilion theatre. Breakfast was very good and having my own little sitting room was a real luxury. Also Ian and Tracy's values regarding recycling and reusing towels matched my personal values.

Nothing really. The only reason for 9 instead of 10 is that the hot water takes a long time to come through which worried me due to waste. But I had been alerted to that in advance.

Three night stay .

From the minute we arrived at The Swallows ,both Ian and Tracy could not do enough to make us feel welcome . The bed is comfortable and the room is just the right size for the both of us ,plus the added bonus of the extra room just at the top of the stairs to relax in complete with comfy sofa and TV. Breakfast was excellent and choice of basically everything you could wish for from fruit to the good old English fry up. They are both excellent hosts and the location is just a short walk to town and the seafront.

Nothing and would happily stay again next time I visit the area.

This is a 5star B&B. Everything was perfect. There is a lounge and gardens for guests use. The room had everything one could wish for. Great breakfast and lovely hosts

I was welcomed and looked after from start to finish with nothing to much trouble. King size breakfasts that kept you going all day.Extra lounge space for coming back and relaxing while getting out of the sun for a bit with a cuppa. To be honest I could go on and on I loved my time here.Thanks Ian and Tracy I'll be seeing you again some time.

Fabulous, comfortable, clean and attractive accommodation. Exceptional hospitality including delicious breakfasts and great tips from Ian and Traceyfor exploring the area. Perfect location, easy to walk to the beach, town, train etc. We really enjoyed our stay and would definitely stay again.

Great Stay

We had a great stay and Ian and Tracy were extremely welcoming and helpful. The location was perfect with just a short walk to the beach. The facilities in the room were great and the breakfast each day was amazing! We would definitely come back to stay again!

The location was great - the garden was lovely there was a space to park safely. Nice clean Bedroom with en suite, all extra facilities yea / coffee / hairdryer etc and additional lounge room if you wanted to use it - brilliant B&B

A perfect place to explore Exmouth .

A B&B with all the little touches. Although our double room wasn’t spacious, we had a lovely lounge that was for our own use. TV, fridge and choice of books and movies. The breakfast was as good even better than many Four star hotels. As importantly, Ian & Tracey were excellent hosts. Very warm and attentive to your needs without being intrusive. The location was excellent in that we walked to the beach and to town for our evening meal. We sat outside in the front garden in the late afternoon. Ian kindly helped with our luggage. Much appreciated.

The seagulls were a tad noisy but saw that they had chicks that were fledglings. Not a major disturbance as the windows are double glazed.

I had a really good stay in a lovely hotel and would return.

Immaculately clean, all the facilities you could need in your room, comfy bed and good shower. Off street parking tucked away behind the property which was good as I was on a motorcycle. The hosts were very friendly, welcoming and helpful. The breakfast was the best I have ever had in a b&b. If I return to the area I will definitely try to stay again.

I enjoyed my stay at Swallows.

I thought Ian and Tracey definitely went the extra mile. The breakfast was excellent very filling. I liked the fruit too. Also the location very near to the beach. Also the fact we had a fridge which was filled up with cold water. We also had a 4 chocolates in the fridge. Ian was very chatty and was extremely easy to talk to. The room was very cosy and modern. If I was to visit Exmouth again I would definitely stay in the Swallows.

Close to perfection.

I cannot remember staying at a B&B as good as this. Ian was on hand to supervise parking and carry our bags (a first for us). Our room was huge with room for a sofa and armchair. Fan and fridge with bottled water and fresh milk. Breakfast found us spoilt for choice, a quality cooked breakfast by Tracy or your choice of every fresh fruit possible, about 12 types of cereal, and the same choice of preserves.

We enjoyed a lovely few days in Exmouth enhanced by an exceptional B&B

Ian and Tracey were the perfect hosts and couldn’t do enough for us. This is the best B&B we have ever stayed in! The property is located in a quiet area just 5 minutes walk down to the sea front and 10 minute walk to town centre. The room was exceptional and well appointed with a small fridge, coffee / tea making facilities and tv. The bed was really comfortable with lovely duvets. The en-suite shower/ toilet area was spacious and spotlessly clean. As well as a wholesome and delicious cooked breakfast and usual selection of cereals there was an array of fresh fruit available. This was our first time in Exmouth which we thoroughly enjoyed which was made extra special by our stay at the Swallows. Thank you Ian and Tracey for a fab stay 👍

Very comfortable stay

Very comfortable room - everything you might need provided. Comfortable bed too. Across the hall we had our own lounge to sit in. Excellent location for exploring Exmouth, a few minutes walk to sea and 10 minutes walk to town centre and some nice restaurants. Great breakfast, included fresh fruit as well as delicious cooked breakfast. Proprietors very friendly, kind and helpful.

Nothing we didn't like but you need to careful driving to the parking as have to pass between two buildings which are only just a car width apart. OK if you don't have a wide car.

Perfect!

I liked everything. The room was so lovely. Beautiful decor, stocked with a variety of teas and coffees, toiletries and extras. Free wifi, parking and the breakfast was amazing! The room was cleaned and restocked daily and a separate lounge was available too! Very close to the beach and town - both within short walking distance. Both Ian and Tracy were very welcoming and made me feel very comfortable. I was given information of the locality and directions. Nothing was too much trouble.

Nothing to dislike and I would gladly return here when I visit Exmouth again. The only downside is that if I wanted to bring my little Westie dog, I wouldn't be able to stay here.

My stay was excellent - room, location, breakfast - but my delightful hosts made it extra special.

Excellent breakfast. Never in a B&B have I had such a wonderful selection of fresh fruit on offer. I was particularly impressed as I was the only guest and it was all for me! Plus the full English was perfectly cooked and beautifully presented. My bedroom was very comfortable, warm and quiet and it was great to have the use of another room as a sitting/TV room. The location was good - easy walking distance from the train station and near the beach and town centre. The icing on the cake was interaction with my lovely hosts. All up faultless.
