The property had a lovely feel about it

It is a 1902 building, and very quirky
Rustic and lovely on my arrival I had a deer come up to my window literally
Dinmpre hill is not far , taxis are reasonable into town too
There was nothing to dislike I am hoping when I go back in August the lawns are cut so I can sit out in the gardens they are beautiful
I think it was. The time of year or for the gorgeous deer to Roam free with some protection

breakfast is a plastic bag but trust me it fills you up. I think since im not a morning person I would really appreciate sandwich crisps and a drink for later during the day.
Towles are not clean, or not switched between rooms.
I received a towel with yellow marks on it.
PLEASE INVEST IN TOWELS, small tooth brushes and tooth paste, more coffee to drink.

Lovely big bedroom with four poster bed. Reasonable price.
Shower needs an update as does surroundings. WiFi was hard to use and strange system of talking to host by telephone felt a little impersonal. I had to host the arrival of someone as I was leaving who wanted to speak to landlady. Breakfast in a bag seemed odd but provided us with lunch as well.

Very Helpful and put herself out
The Lady who ran Hopbine was very helpful and did us a Packed breakfast to take away as we had to go Early.But it was very Old inside and wasn't as Clean as it should have been cobwebs all around and Shower had Black Patches on the Tiles

Location but for the money we'll worth it. Bit disappointed no cooked breakfast but again they did a good job. Overall good

Great location. Ample free parking. Comfortable room.
Had trouble connecting to WiFi even after speaking to owner.
Expected cooked breakfast in dining room but had cold breakfast items delivered to room - good amount of food but not to our taste and more tea and coffee for breakfast would have been appreciated.
Notices in rooms need to be updated to reflect current practices. Reception not staffed so any contact was via phone

Very friendly lady who allowed extended check-in and check-out times. Very much appreciated. It was a nice quite place. The rooms were spacious and the bed were comfortable. Nice range of tv broad channels. Overall a nice experience!
Due to Covid safety measures, the restaurant was closed. Therefore breakfast will be delivered to your room with packed sandwiches, yoghurt, chocolate bars fruit juice and, porridge cups to fill up with hot water.. A bit disappointed as I was hoping for fresh coffee, toast and scrambled eggs.

No heating.. wasn't hotel we booked. Double bed instead of family room. We are to older men sharing bed.. radiators not working. .no staff on property. No cooked breakfast.

Lovely large room with Four Poster Bed, sofa, modern bathroom and access to the large, leafy back garden.
Room was very clean and had interesting detailing with the wall lights and carved four poster bed.
Some people may find the hotel old fashioned but we liked the character of the place.
'Grab and Go' style breakfast had plenty of items in the bag.
Large car park. Good value for money.
Never saw the host as we had to ring to get the key code to the main entrance and then was directed to our room ( the lady I spoke to was lovely on the phone, I'm just used to going to reception and speaking in person).

nice size room, had a jacuzzi bath which my partner used
the room could of done with a bit updating , the carpet seemed pretty old and bottom of shower could of done with a clean, the owner who was a little old lady may not beable to look after it like a younger person, the breakfast was more like a packed lunch as you didnt get a cooked breakfast

The bed was comfy and the shower was nice
I mean I contacted the property to see if we could get in there early luckily we could considering no reply. There was loads of spiders and cobwebs and everything’s just so dated! Shame about the packed lunch breakfast who wants a ham sandwich at 8am!!

Room was good, clean and comfortable
We stood outside trying to get inside for at least 30/40 mins. . Tried phoning 5 times. Only got inside when another guest was leaving and let us in. There was absolutely no one inside .. after 10 mins my phone rang and a lady told me where our room was. Breakfast was hung ion our door handle in s plastic bag and only for one person ..I phoned and another bag appeared on our doorhandle some minutes later.
We packed and left our room at 9.30am .. still there was not one member of staff anywhere until we actually opened the door to leave and a lady walked through .. I asked if the landlady was around and she said she's out today. That was it.
It was like staying at the Marie Celeste of guesthouses.
I chose this guest house because the reviews said the full English breakfast was good. .. Covid meant we were told beforehand it would only be continental breakfast on a tray .. we were not expecting a carrier bag ...

cold room because only a electric heater to heat room..the back door was insecure and latches were missing…breakfast during the winter is convenient due to the lack of custom and fresh hot food was not provided

The breakfast is advertised by booking. com as a full cooked breakfast, this was not the case it was a carrier bag of food hung on the room door handle.
Also there appeared to be nobody other than guests at the accomodation.

The lady that greeted me was very friendly.
You could hear every footstep and door closure from other guests. Bed was an old wooden 4 poster that made a noise like a creaking ship every time you moved.

Very dark room and poor lighting. Carpet, lampshades and curtains needs cleaning.
Breakfast was left in a plastic bag at door as dining room had not re-opened consisting of sandwich, yougurt, fruit drink, breakfast bar...did not enjoy. Coffee/tea from guest supplies in room!

Lovely comfortable bed, big room, great bathroom … The only VERY minor criticism was the carpet, a lighter colour would enhance the room - but I reinforce it is a MINOR thing. Would I stay again .. YES & I will!

Land lady gave us good directions
We objected to having a carrier bag of food for breakfast and no table and chairs on which to eat it.
The carrier bag breakfast was in fact a packed lunch - nothing like a breakfast.
Distance was at least 2 miles from city centre and the walk there was not pleasant
Although we had patio doors there was no window to open at night
Shower plumbed in incorrectly - hot water on cold tap - and no anti scald device fitted.

Lovely big house
The room smelt musty. There was a damp stain on the carpet and the bed felt damp. Breakfast consisted of a packet of crisps, a small bottle of juice, a yogurt, ham and cheese sandwich and a chocolate bar. Didn’t meet anyone until we booked out. Windows were open to try and mask the musty smell so room was cold.
The house has so much potential.

The"breakfast was more suited to a packed lunch. The location was fine.
The shower didn't work properly it went from scalding to freezing and I am not exaggerating. The room was not very clean we had a resident spider.
