RATES
Rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 4:00 p.m., and checkout by 10:00 a.m. on the day of departure. Most rates quoted are for a specified number of people (4 for 2-bedroom, 6 for 3-bedroom), additional guests are subject to a per person, per day charge. Charges vary and are subject to change without notice. All properties represented by Opulent Property come fully equipped with television(s), linens, dishes and utensils and an initial supply of soap and paper goods. Other amenities vary per property.
CANCELLATION POLICY
Guest can cancel a reservation up to 72 hours after booking with no penalty. If date of arrival is less than this at the time of booking cancellation is only available without penalty up to 4 pm day of arrival. Any cancellations after such time are not refundable. All funds paid to the date of cancellation will be retained by the rental company as a cancellation fee. Travel Insurance is available to insure the vacation rental investment.
CHANGE OF DATE OR PROPERTY
Any request for a change of dates or transfer to a different unit must be submitted in writing sixty (60) days prior to arrival and any changes are subject to availability and a transfer/change fee. Requests to change property will not be granted after a reservation is paid in full. Requests for changes cannot be guaranteed. No changes may be made within 60 days of the arrival.
CHECK-IN
Upon receipt of full payment your Reservation Confirmation will be emailed to you. Your check-in information and instructions on how to obtain keys to your unit will be emailed to you 3 - 5 days prior to arrival. Check-In time is 4:00 pm. To request an early check-in, please call or email us as your earliest convenience, a few days prior to your arrival to see if we can accommodate your request. If early check in is available a fee will be charged to your CC on file.
CHECK-OUT
Check-out is 10:00 am on the day of departure. Your entire party must vacate the property and lock up the unit by 10:00 am. Failure to check out on time may result in a $150 late fee. The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Late check-outs after 10:00 am can be requested. You will be charged for a ½ day rate until 2:00 pm, departures later than 2:00 pm will be charged a full day’s rate. If you would like a late check-out, please plan with us at least 24 hours before departure time. Late departures are subject to calendar availability and cannot be guaranteed.
CONDITION OF RENTAL
The property shall be in the same condition upon departure as at check-in. Normal wear and tear are excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or any damage to the property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited into the property. Guest may not sublet or assign this rental agreement. Guest shall be responsible to return all keys and gate or garage door openers upon departure. Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest. Guests shall not bring any pets onto the property. Guest will not smoke indoors. No events or parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent; additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests and shall keep gates closed. Guest and other invitees shall use the pool and Jacuzzi at their own risk. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean or to a golf course, including the possibility of drowning or being struck by a golf ball. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition.
PROPERTY DAMAGE PROTECTION
Opulent Property Management requires all guest to pay a nonrefundable Property Protection fee (covers reported damage up to $1500). This protects the property manager/homeowner against accidental property damages (flooring, walls, appliances, or furniture) by guest that may occur during a stay. It does not cover damages caused by deliberate and malicious intent, or because of breaking the house rules.
Should the Owner of any property managed by us elect to no longer rent their property for any reason, you will be relocated to a comparable property as determined by us. If a comparable Property is not available, you will receive a full refund.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If a renter is evicted by us, the Condominium Association or their property management, or law enforcement, you will not receive a refund of any kind.
Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change your reservation from one property to another comparable property due to any unforeseen circumstances. In any such case, we will notify you as soon as possible.
LOCKOUT SERVICE
After entering the Property, place the key BACK inside the lockbox. We do not offer emergency lockout services. If you do get locked out during business hours, we can arrange for an independent vendor to come out, but there is a charge for this service for which you will be responsible. If the lockout is after hours, the charge will be higher. If a locksmith needs to be called to the Property, the charges will be assessed due to the circumstances by the locksmith. These charges will be processed on your credit card and are not payable with the damage waiver or security deposit.
PROPERTY EQUIPMENT
All properties -homes and condos- are privately owned and equipped for basic vacation needs. Basic starter supplies such as soap and toilet paper are usually provided by the individual owner. We will make every effort to make sure this is the case; however, this cannot be guaranteed. To be sure, please bring supplies with you. Grocery stores are very close if you need to get some immediately. Maintenance problems in Property will be handled in a timely and professional manner provided we are given notice of a problem. Please let us know immediately upon arrival of any issues with Property.
MAXIMUM OCCUPANCY
Each property has a specific maximum occupancy. Take note of the maximum occupancy allowed in the property before making a reservation. The maximum occupancy includes all members in the party regardless of age including small children and infants. By exceeding the maximum occupancy may incur additional fees and/or eviction without refund.
RENTAL RESTRICTION
Renter must be 25 years of age. Submitting a reservation request authorizes us, at our sole option, to perform a background check which may include a credit inquiry. The individual owners reserve the right to refuse rental to any party based upon information obtained from a background check. If we discover that renters are under the age of 25, they will be immediately evicted, and forfeit any rights to a refund.
DOORS, WINDOWS AND AIR CONDITIONING
Because of the salt content of the air here being one of the highest in the world, using the doors and/or windows for open ventilation is prohibited. The salt air saturates and damages everything inside Property. Therefore, NO windows or doors can be left open. We appreciate your understanding of this issue as we seek to protect the quality of the properties we represent.
The thermostat is required be set at or above 74 degrees. Lowering it will cause the coils to freeze over in most cases and render the system inoperable. You will be responsible for repairs if thermostat is set below 74 degrees and the coils are frozen over.
NO SMOKING
Smoking is strictly prohibited at all properties. This includes balconies, terraces, and lanais. There are no exceptions. If there is evidence of smoking in the unit, you will be charged a $500 fee and/or asked to vacate the Property immediately without refund.
PET POLICY

Our family had a wonderful vacation. The view was amazing. Location was great. The condo was cute, clean and had everything we needed. There was an issue with the Internet on the first night but property management was already aware of it and got it taken care of right away. Property management was responsive, had good communication and even sent a gift for the inconvenience.

The master had run down cheap furniture with formica peeling off the bases. The king sized mattress was the most uncomfortable and caused my back to spasm and woke me every 2 hours. It also had plastic wrapped around it that crinkled every time you moved. The living room furniture was so low to the ground that it also hurt my back and was difficult getting out of. The picture of the main TV was awful, not clear, on the dark side. The view from the third floor was spectacular. The place reeked of dog pee. By the third day of leaving the sliding door open, it was much better. Left 2 days early because was in so much pain had to get home to my bed and furniture. Location was also amazing and the elevator was so helpful. New microwave from a year ago was nice. White fluffy towels were nice. It was my birthday week and celebrated turning 71 so I am old and if I were 20-30, the very low furniture or cheap mattress might of not affected me. So take my comments with a grain of salt. A lot of people walked down to the bars and came back happy. The pool was beautiful but was too cold to get in. A lot of people went down and enjoyed the beach but difficult for me because I walk with a rolling walker. Usually not so negative but wanted to be honest for others.

I would recommend this condo to anyone and would love to stay here again. Our questions were always answered quickly and I was very surprised at how quiet the beach area stayed in front of the condo for it being a holiday weekend. The pool becomes shaded by the building certain parts of the day so it was perfect for our 8 month old son. We had a great time and the condo was perfect for our family. The extra beach towels we got to use were a bonus as well. Don’t hesitate to book!

We booked this for my testing at the Mayo Clinic, which is only about 6 miles away. The veiw was amazing, the unit was clean and comfortable. Communications with the property manage was easy and quick, she was very understanding of my needs and helpful.
For those looking for a stress free place to retreat to while dealing with medical issues at the Mayo Clinic, you couldn't find a better place. I highly recommend it.

Neighbors had a barking dog on one side the other side several doors down continued to be a nuisance with call in about smoking we had insense not a smoker. There’s no way the balconies are built to even bother the next person let alone door down. The unit was excellent and the host great

I was blessed to stay in Jacksonville Beach in a condo right on the water with breath taking views and the sound of the waves lapping on the beach. The unit had everything you could possibly need. The elevator to the third floor made coming and going a cinch. The location was perfect. Just north of the Jacksonville Pier. Close to many fine restaurants. Kelicia from Opulent Property was amazing. She made check in a breeze. She checked in on me to make sure everything was all right. I experience a week of total relaxation. It was one of my bewst vacations.

View is very good. We were not told how the parking would work. There is a spot under the building but only certain units will allow you to park there. This one does not. We found this out after talking to another owner in the building. You get one spot not 2. The picture of the living room is different than what is there. The ottomans are not there, the curtains are different, I believe the couch is different as well. There are no ceiling fans and to keep the front room cool, you will need to make the rest cold. The master bathroom did have a vanity light, but it is gone and there is a junction box with the wires hanging out. I was told they were not live... Not the point. There was also some light construction on one of days in the condo next door. There is not bathroom light except the one for the toilet fan, The "Kitchen" is a kitchenette. Its a corner that is 5x5. We had 4 people and one had to sleep on the couch. No way you are getting 6ppl in there with out it being TIGHT. There was an iron with no board. Furniture is particle board and not well laid out. Some of the doors cannot be opened all the way, making it difficult to move around without hitting your shin on the metal bed frame. The pool is small and the lights do not work in the pool. One had fallen out of the wall and was on the bottom of the pool. Overall the property needs to be updated. We paid a cleaning fee and a damage fee then was told it doesn't cover something as small as sheets! For the all in price of almost $3500.00 for the week this was not as we expected. We have had properties is Isle of palms, private house with a pool for this price. Unfortunately, We will not be recommending this property.

Great Location!
Enjoyed that this is only a 3 story property. Picked it for the location and that it had an elevator, washer/dryer and assigned parking, though pleasantly surprised that there was public access free beach parking next to us and it was never full. Area was quiet and the beach wasn't crowded--another surprise for the summer time. Condo was good--beds were comfortable and well stocked with linens and towels. Kitchen had a good combination of pots/pans/dishes. We spent a lot of time on the balcony--that beach view was why we were there!
