Dulce Vida is beautifully decorated and perfect for family and friend gatherings with a fully furnished kitchen, ample seating in the great room, at the bar and at the large dining table. It'll be difficult after full days on the river for guests to decide whether they'd like to relax inside the home or outside lounging in the pool, under the covered patio or at the cabana. Enjoy BBQ on the propane grill or charcoal pit while watching the big game on the outdoor TV and cozy up by the fire inside OR outside, as this home has both an indoor and outdoor fireplace! Kids and kids at heart will keep busy with the volleyball net, horseshoes, satellite TV, Wi-Fi, and much more! Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom
***Effective 1/1/24, FPRH/FSRH will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. As always, other bedding including blankets, pillows and mattress protectors will continue to be provided. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.
***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the FPRH/FSRH website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier/Frio Select Rental Homes, and the $350 refundable security deposit. Very nice large 5-bedroom house on Frio River.Very clean, nice private pool, large multiple beds in all but master bedroom. Quick response to concern. Located at end of street with no close neighbor. River access to large “pond area” even during low river flow periods. Highly recommend this house for a Frio River stay.

The house is beautiful and right next to the Frio river (quick 3 minute walk). It’s private, but convenient to everything in Concan. Our family of 8 adults and one child were perfectly comfortable around the dinner table, outside under the large area next to a fireplace and even in the kitchen where we made several meals. The Frio Premier Rentals folks were very kind and proactive, making entry and exit simple and convenient. Highly recommend!

This house was awesome, the house had everything you needed for a perfect river vacation. The kitchen was amazing, had anything Ang everything you needed. Out door area just what you wanted after a long day on the river, we went as a large family group and never felt crowded. I would recommend this house for your next trip!

We have a group of ladies that get together every year that graduated from Snyder high school in 1976. We all agreed that Dulce Vida is our favorite house since we started getting together! It was PERFECT for visiting both inside and outside. The kitchen was the perfect size and nicely furnished with all drawers and cabinets labeled which is so helpful!! The river is very close and easily accessible!! We will definitely be back in the future!!

Excellent house on the Frio River. House was very clean upon arrival. Nice not to have to bring bedding and bathroom linens. Located close to Frio pond area that had plenty of water despite lowest river levels in recent history. Room were excellent as they had multiple beds in each room for kids and parents. Private pool has security fence for kid safety. Nice large patio area for outdoors lounging as kids swam and played in pool while we started morning breakfast and evening dinners. Ping pong and TV in garage area. Enjoyed two night at Garner State Park nightly dances. Overall rating - 10+ - Would highly recommend this property for a stay on the Frio!!!

The only thing was we called and left a message for the MOD to come check on the pool as it was really cloudy and milky color. No one ever returned my call or came out. We didn't get to use the pool much because we were all concerned on the color. Other than that it was excellent!
