1 (apt 10) Parliament Square is located in a very prestigious building on Parliament Square, opposite the Edinburgh City Chambers (local Government Offices) on the famous Royal Mile and adjacent to the magnificent St Giles Cathedral. This luxurious 2 bedroom, second floor apartment commands excellent views of the famous Royal Mile and the City Chambers. Located in the very heart of Edinburgh's historic Old Town and only 300 metres to Edinburgh Castle's entrance.
The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland located on the Mound at its junction with famous Princes Street. There are also a copious amount of restaurants, cafés, bars and shops in the immediate area. This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have their own laptop can also enjoy a free wifi broadband connection.
LOUNGE/DRAWING ROOM:
This spacious room consists of two comfortable sofas and two soft chairs , a mahogany coffee table is centrally placed for drinks. There is a dining table suitable for six people and some smaller items of furniture and lighting features. There is a gas coal effect fire which provides additional warmth to the gas central heating and creates a wonderful ambience in the room.
A widescreen lcd smart TV with approximately 105 digital channels, a digital radio, ipod docking station and CD player are available for entertainment.
KITCHEN AREA
The kitchen is located just off the main lounge area (see floor plan). It has a window with a southerly aspect. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer, dishwasher and cutlery, crockery and cooking utensils for up to six people.
BEDROOM 1 (ensuite)
This is a very spacious double bedroom with a window overlooking the historic Royal Mile. A 6ft (1.82metres) wide super king-size bed with two bedside tables.This room is also equipped with a digital radio and ipod docking station. It has original working wooden shutters to shut out the world to ensure a good night's sleep. This room has an ensuite shower-room and toilet with wash-hand basin and shaver point.
BEDROOM 2
The second bedroom also has a view of the historic Royal Mile. It has 3ft (0.91 metres) twin beds (default set up) that can be assembled as a super king-size bed. Please indicate your preference during the booking process. There is a storage cupboard in this room for hanging clothing. There are also working wooden shutters in this bedroom.
Bathroom
The bathroom includes a toilet, wash handbasin, a bath and a shower over the bath. A shaver point is also available.

* The airport bus drop off point and Edinburgh's main railway station (Waverley) are approximately 250 metres away.

* Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.
* Please ensure the front door to the building is shut in a controlled & quiet manner and securely behind you both when exiting and arriving.
Please also be considerate that this is a residential building and that upon your arrival & departure your luggage is carried quietly up & down the stairs.
Access Arrangements
A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).
Please note that arrivals after 19:00 will incur a range of late arrival fee.
**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.
A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 42 days prior to your arrival date. For bookings made less than 42 days before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.
Cancellation
In the event of cancellation the following terms and charges will apply -
a. 6 months or more prior to arrival – full refund of fees received minus a 5% admin fee of the total booking amount with a £50 minimum.
b. 42 days or more – 25% of the total booking fee.
c. 41 days or less – full rental fee.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt. Please note any prices are for guidance only and liable to change, please always check directly.
1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the property is the Prince St stop which is approx 500 metres away. Cost 9.50 pounds for adults and 5.00 pounds for children for a RETURN journey.
2. Airport express bus, every 15 minutes right outside terminal building, drop off point on South St David Street approx 550 metres from the property. Costs 8.00 pounds per person for a RETURN journey.
3. Taxi, follow the signs to the taxi area outside terminal building and will cost 25 - 35 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked

When they say on the Royal Mile, they really mean it! Fringe festival was right outside our windows! Very convenient to walk to the Tattoo etc!

The flat had plenty of space for three of us. Excellent amenities. Location close to sights, including Edinburgh Castle. Great people watching from the large windows looking out on Parliament Square, the City Chambers and St. Giles’ Cathedral. Looking forward to renting here again!

Fabulous apartment and unbeatable location right next to St. Giles and directly on the Royal Mile.
The potential issues: it's right on the Royal Mile. There will be street performers and hordes of tourists outside. One day during our stay there was a full on parade with marching band and speeches. We loved it and the action stops at a decent time of night for adults and teens. If I'd been trying to get an overtired young child to nap I'd have been pulling out my hair. There's two flights of stairs up and a big hill to go up with your suitcases from the train station. The second bathroom has a tiny sink and a noisy fan, and the boiler makes an unpleasant whining sound when it kicks in, which you can turn off as needed for sensory issues. The check-in process could use some tweaking as it was a bit inflexible and led to my friend who arrived first being stuck in the rain trying to find the greeter for a while.
These are the only negatives I can find. The apartment is really comfortable and beautiful and just fits the historic area. You don't feel like you're staying in a hotel, and just sitting by the fire listening to the life of the city is pretty magical. If none of the minor negatives is a deal breaker for you, this is the place you want to stay in.

If you are looking for the most convenient and charismatic location this is it, and the apartment is clean, comfortable, and large to boot!
It was fabulous to have king size beds and modern clean bathrooms, but our favorite part was opening the windows and people watching and hearing the music coming from the Royal Mile - we loved it!
There are a lot of stairs to get to the apartment and within the apartment itself, so just be aware if there are mobility issues it may not be the place for you.
The kitchen was so well equipped and we did utilize the washer/dryer( some written instructions on how to use the machine would have been quite helpful though).
We slept so well, some light noise from the street below, but not late in to the night, and the beds were very comfortable.
This is by far one of the biggest apartments we have enjoyed in Europe and the location cannot be beat. Communication was good, wish they had been a little more timely on our arrival as I sent many messages about our arrival time, but the man who greeted us eventually was nice and friendly.
Would highly recommend and would definitely stay here again!

Fantastic apartment located in the heart of the Royal Mile. Beautiful accommodations, fully equipped kitchen and washer/dryer combo. We actually wished our stay there was longer! Great layout for 2 couples. A little difficulty to check in since they are not on property and we were coming from a 3 day tour to Isle of Skye. They did charge us an extra 15 lbs for late check-in. Other than that everything was exceptional.

Our cab driver didn’t believe the address at first. “In the heart of it all” was accurate! When we were having down time, we could look out the enormous windows and see street performers and people strolling below. Our walking tour met just a few feet from our front door outside St. Giles’s.
There is some noise song with all of this action, but it didn’t bother our party. It was light until very late because we visited in summer, and the heavy curtains were wonderful at blocking the light.
The ceilings are incredibly high, and the many windows are tall, making everything feel spacious. The great living area is multiple large areas in one.
The check-in process was easy and we had a great brief tour of the property. We would definitely recommend!

We loved everything about this flat (well, except the 43 stairs, but we needed the exercise!). Lou met us and even helped carry up the heavy luggage. The flat was amazing, the television was perfect, the whole thing was even more than we expected! The noise on the Royal Mile was minimal and not distracting at all. I would HIGHLY recommend this anyone visiting Edinburgh.

The property management was excellent. There was someone to meet and welcome us to the property. The apartment was even larger than it appears in the photos. Although we didn’t cook much we noted that the kitchen was well stocked. The location is a very easy walk from the train station and an easy walk to local grocery stores for supplies. Although in a busy section of Old Town it was quiet at night and we had no trouble with noise. We would love stay there again.

What a great apartment! We stayed towards the end of Fringe, and the location was perfect to walk the Royal Mile and all points from the Castle to the Palace to Calton Hill to the National Museum.

The apartment is as beautiful as it looks in the photos. It had everything we could have needed and was as comfortable as being home. The location was perfect - we threw up the windows and listened to and watched the street performers (the guitar player was magical!). Have stayed at The Scotsman and Old Town Chambers and this was my favorite!

Central Location & Grand Spaces
The location is right in the mix of things to see in Edinburgh. The apartment has a very grand appearance with dramatic windows and tall ceilings. We especially enjoyed having two separate bathrooms and a washing machine with our family of four. The beds were comfortable. Occasional late-night street noise, but that was to be expected with the location. Communication with our host was amazing from check-in to departure - five stars all the way for Glenn and the team. I would highly recommend this apartment for a short stay in Edinburgh.
