The condo was great! Not many people around, almost had the pool to ourselves. It was very roomy and had everything we needed. The one thing, the pictures show a large sectional, but it had a sofa that seated 3 people. There were chairs in the room. The sectional would have been more comfortable.

Very nice luxury condo with million dollar views over the east south and west of new Smyrna beach. Local Vacasa office very helpful with the few little this and that’s that always will happen. Large bedrooms private baths laundry in condo, elevator and garage. Tiki bar next store, beach access in good shape. Nothing to do but chill.

We stayed in the unit for 28 nights starting January 7 and had a very enjoyable experience. The location, the ocean view, and the spaciousness of the unit are fully 5-star. The kitchen is fully stocked, and there are newer LG appliances. We also made full use of a Keurig Supreme coffeemaker (the same model as I have at home) that was not mentioned or pictured in the listing. Our king bed was comfortable and the seating in the living area was modern and very comfortable. Though we didn't use it much, there is everything you would expect for extended time on the beach, including chairs and plenty of towels. The garage is nice and parking spaces are not at all crowded.
The WIFI worked fine in the living room area and back into the kitchen, but the signal is very weak at the front door / queen bedroom area of the unit. Cable TV is provided by Spectrum, but there is no cable box or cable remote control. The TVs are Roku, and that can be confusing for those who are not used to them. They are fully smart TVs and everything, including cable, is provided through apps on the TV home screens. For cable, just click on the Spectrum app and choose Guide to see and select the stations. There is no separate remote to type in channel numbers. You may or may not have to sign in to use other streaming apps.
There are things that could be better. Echoing comments from other reviewers, I tried to get information from the host company before we came down as to the condition of the elevators (see "disappointing experience" review) and the extent of any damage to the property from the two hurricanes. I was not satisfied with the long-delayed response. The code number that was provided by email was not the right code. Fortunately, we were assisted by a local employee who happened to be there when we arrived. And the local employees were very helpful throughout our stay with a number of maintenance items that should no longer be a problem.
To update two issues raised in the "disappointing experience" review, one elevator was fully functional throughout our stay, and the second elevator was repaired during our stay and is also as of now fully functional. The walkway to the beach adjacent to the building was repaired early in our stay.
We would give this unit five stars but for some items that we think are not up to par for this price range. The floor tiles extending from the kitchen to the oceanfront balcony are pitted and stained and look dirty even when clean. They need to be replaced or covered. Interestingly, identical floor tiles in unit 802 were completed replaced during the time of our stay. It was a very noisy week, but that's life in a condo. The toilets are old and far from the efficiency of modern ones. The bed sheets were fine, but the covers need updating. There are a number of shaggy rugs that, in our opinion, just look dirty. That said, none of these items would keep us from renting again. We enjoyed our stay very much.

Very poor communication throughout the experience, before and during the stay. Tried several times to verify if there were any issues related to the hurricanes we have experienced this year in central Florida. Very slow to respond (or not at all) and said “everything I s good” which was not the case.
Then, during the last part of the stay the one working elevator stopped working for a full day. We were on the 8th floor and had an elderly parent staying with us. We had to drive almost 2 hours each way to take her home very light at night since she couldn’t make it up the stairs. The next morning I called the 800# and was told - “sorry but the elevator is owned by the building and isn’t our fault”. No kidding - I was aware but it definitely impacted our stay (along with the other issues). I asked that it be escalated to a manager and call me back which of course has not happened. I waited DAYs and then really got nothing.

My original rental fell through 12 hours before I was to check in due to the tropical storm. I rented this last minute on what I believe to be a price reduction due to the storm and last minute. It was a GREAT place. Very nice. Amazing view. Great access. Communication with the management company was sub par but they connected me with someone local and it was fine moving forward. Would definitely recommend.

Best place we’ve stayed at in New Smyrna Beach, and we’ve been coming down from Maryland for 16 years! The unit is just beautiful! So clean and beautifully decorated with sea coral and other sea photos and artifacts. The master bathroom was so huge I could live in it alone! The beds were all very comfortable and TVs in all the bedrooms kept my kids entertained at night. Loved sitting out in the morning watching the ocean and enjoying the breeze on the balcony. Unit was very new and fresh with full size washer and dryer, granite kitchen countertops, well kept furniture, and very spacious, etc. The property pool and jacuzzi was clean and never crowded. Had them to ourselves often. Short walk to the beautiful beach. Also, there is garage parking. A huge plus! Close to restaurants and Flagler Ave. shopping. I would stay at this unit again. A+++!

This is our second time at Malibu 804. The building is in wonderful shape, is very private, and offers a very nice location for a special family beach vacation.

Spectacular views, lovely pool & spa, and superb beach
While we were never told that this was on the 8th floor, and while the documentation to rent this place would require a team of lawyers to understand it all, the actual unit was terrific. Spacious, clean, well maintained, comfortable, well equiped kitchen, and (mostly) quiet, we thoroughly enjoyed our stay there.
The TV technology for the living room system was daunting however, and the unit really needs a rug at the entry to help stop tracking in sand. The curtain in the master bedroom is broken, however.
We were taken aback by the cars driving on the beach, but we got used to it...

This end unit (layout) was ideal, but the decor was incredibly confusing; it was as if the owners put a hodgepodge of themes all throughout. In the entry way there is a massive Harley Davidson sign, jungle themes in the formal dining room, nautical in the hallway, and marine life in the rest of the condo. The smaller appliances (blender) was old and rusted and the cups were again a hodgepodge. At 3k a week (after fees), I expected a little nicer. The master mattress was very comfortable, but the “pleather” on the headboard/footboard was peeling. The couch is VERY worn and dingy (it just ‘looked’ dirty because of its age and in dire need of being replaced.) I was left perplexed about the loud red chairs that matched nothing in the condo, also the table with a dolphin head sticking out of the glass.
However, the condo was impeccably cleaned. The check in and check out process was flawless. Much easier than the other times we have stayed before. They require very little work of you before you leave, which is refreshing, as getting all of your belongings packed is a headache in itself.
All in all we will stay here again. :)

Beautiful condo and location
Condo was very spacious, well furnished and in great condition. Plenty of towels and kitchen accessories. Indoor garage was a plus. We will definitely consider this property again when we come back to New Smyrna beach.

Beautiful furnishings and bedding, well stocked kitchen. our teens loved it, too! I definitely recommend bringing some type of wagon to take your things to the beach as the access is next door to the condo, but you will need something to contain your chairs and all the things you take with you. We loved the central location as we could walk to many shops and restaurants. Clean and well kept condo and property, including the pool and hot tub. Loved having our car in the garage as well! What a lovely stay we had! We hope to return to it next summer.

We stay in NSB every year but this was our first stay at Malibu. The condo is great, super quiet and large. The parking space in the garage is such a great bonus. It would be great if there was a direct walkway from the beach to the pool but that was our only complaint and everything else makes up for that. The building felt super secure and the condo was very comfortable for 6 of us.
