Guest Access:
Our smart home features make accessing the home stress free! You will receive your personalized code to enter the property 3 days prior to arrival. We suggest you download and save the access codes, WiFi instructions, and directions to the property prior to making the drive, as cell phone service can be spotty in the Catskill region.
The Neighborhood:
Nestled in the scenic Woodland Valley, this home cozies up to a gurgling mountain stream where trout have been said to be plentiful. Private but by no means remote, it’s a 9 minute drive from the cozy town of Phoenicia and the historic Phoenicia Diner, and 20 minutes to Slide Mountain, the highest peak in the Northern Catskills. A little under 30 minutes will take you to the ski slopes of Hunter Mountain or breathtaking Kaaterskill Falls. And make sure to head into Phoenicia or nearby Hudson to check out the unique shops (many selling the work of local artisans alongside upscale offerings) and excellent restaurants, each with authentic Catskills character.
Getting Around:
Bringing or renting a car is highly recommended as Uber, Lyft and Taxi service in the area can be extremely limited. Four-wheel drive is encouraged in the winter months for safety on potentially slick and snowy roads.
Other Things to Note:
Early check-in or late check-out may be available upon request, subject to availability. Please note, an additional fee may apply to accommodate expedited cleaning services.
**You must be at least 25 years of age to make any reservation, unless otherwise required under applicable law**

Plenty of good qualities to this property— nice open space, nice kitchen, well appointed. But there were spiderwebs in the living room, some deeply stained chairs, the AC broke halfway through the trip, the ice maker was broken, and something is severely wrong with the water system. We tried to be very gentle with it, but pressure was irrational, water stopped working altogether, and the water tank — which is in the hallway between bedrooms— tinkled constantly. When it rained, the ceiling leaked. We wanted to love this house. The creek is charming , but the house is crazy close to the street. The house is on the market, so ppl would park in the yard and look through the big open windows at us. We felt exposed.
We made the best of it. The most important thing was that we were together. But it just kept making it too hard to forget about cleanliness and maintenance and the outside world looking in.

Location of property was great. Home was very clean, kitchen well stocked, nice bathrooms, comfortable beds and nice towels. Great for 2-4 people. Didn’t have a lot of luck with places to eat; however, we were there on a Sunday to Wednesday so some restaurants are closed on Mondays and Tuesdays. Extra pluses were a welcoming bottle of wine and a bag of local coffee. Small negatives were the on/ off of the heater is very loud and occasionally there is an unpleasant odor in the home??

My wife and I, and our darling dog, Molly, really enjoyed it here. The place was beautiful, airy with wonderful views, and a really wonderful place to relax and enjoy the nearby woods and town. We would love to come back again!

Overall we had a great stay! We loved our quiet weekend in the catskills and thought this was a good option for us while we stayed.
The positives:
The property is tastefully updated and backed up to a beatiful stream.
The check in was seamless and the host was responsive to a question we had pre-check in.
The location is great, close to hiking, fishing, breweries, restaurants and just about any outdoor activity you could hope for.
The kitchen is perfect- fully stocked with great appliances. The privacy screens and fans made sleeping cozy and comfortable. Decor was lovely and the furniture was comfortable.
A couple things that could be improved:
-The water pressure. Not sure if something was up with the well pump but the water pressure dropped significantly after something like a toilet flush and a hand wash. It was very low most of the time but had dropped to nearly nothing on one or two occasions (dish washing or a shower). We were only 2 people and were outside a lot so it wasn't a huge hindrance, but should probably be looked at for larger groups/longer stays.
- The septic. This house has septic which is totally fine, but it seemed to leave an unpleasant almost eggy odor that was particularly strong in the hallway restroom. We just used the en suite which didn't seem to be impacted, but again, this might be unpleasant for a larger group.

The home certainly met our expectations, it was very clean and cozy. Staff was also always available to respond to any questions. Location is quite central to most activities we had planned.
