Detail is in the title really. It’s convenient, city centre location with ample free parking. Walking distance to city centre, uni campus and the train station. If you’re looking for cheerful, wallet friendly accommodation this is ideal. No frills but shouldn’t be expected at the price point. I stayed with my two nearly adult daughters in a room for three. Tight fit but we’re close :)

Charming hotel very close to many amenities and 15 minute walk to the town centre. University of Reading is 10 minutes walk. We really enjoyed our stay

Basic accommodation at a basic price. Not pretty, but comfortable and clean with in room facilities. TV (not smart) screen was faulty in my room

The room was cold and the central heating is on a time that the hotel owner can change. The windows were single glazed, droughty and ill fitting ie rattling in wind. House cleaning every 5 days or on request!! The so called hotel is actually two building away from the main hotel.

This is a budget hotel and is a good example of that. The small room was fine for the price. The double bed was very comfortable and we got a good nights sleep. The breakfast was really good. So for the price you pay it is what is expected.
Unfortunately, there is one downside, the staff need to be more welcoming. Over the two nights we stayed not once did anyone show any enthusiasm or welcome us with a good morning and a smile. When we arrived back after a day out, no one smiled and asked if we had a good day. On check out we weren’t asked if we had enjoyed our stay.
When we arrived for breakfast the first morning, I thought the man serving us was a maintenance worker. No uniform, he wore jeans, trainers and a fleece. When you arrive for breakfast you were not taken to a table, you were not explained how breakfast worked and again no enthusiasm.
It is a shame as these are basic things that could be so easily rectified.

Own private bathroom, tv. Microwave, fridge. Everything you need. (All in one small space though)
Very quiet always a plus.
Didn't eat here, I was away before breakfast 7am.
Smallest gym in the world, no weights. Only one machine to work out on. Glad no-one else was in the gym as I only booked for the gym.

Hotel feels very dated. I stayed in the small building at the rear of the hotel. The entrance to this building was grubby. Room had microwave and small sink and feidge which was great as restaurant options were very limited. Breakfast was good and nicely cooked. Not great but not terrible

Lovely lady booked us in. Very helpful with directions into town. Was upgraded free of charge and had a fridge , microwave and kettle with tea& coffee included. Ample parking. There was even an ice machine near main reception, help yourselves.

I booked the studio with this property. The cleanliness was everything alright and staff was super kind with us. The only thing is that in that studio was BOILING HOT and really really humid even if was not raining outside and was not that hot. The property has put a little fun for the guests, but still, it was impossible to sleep with a fun on all night.
The kitchenware was really limited and they were a little bit dirty so I didn't want to prepare something to eat there. Overall, it's not a bad place!

The hotel is split into 4 buildings, we were in one with what seemed to be studios (microwave and fridge). The room was fine, but quite tired. The bathroom was run down and the shower needed fixing (raw edges of tiles, missing sealant). There were not enough charging points in the room and the furniture was old. Felt like a student dorm room. The main hotel lounge area was also run down with no plug sockets and peeling wallpaper. On arrival we were asked if the booking was in a different name (no I only have one name), then told we’d cancelled the booking (we hadn’t) and then finally told we did have a booking. It was basically chaos and we were told ‘not to look so worried’. The shuttle they arranged to and from the festival was helpful though.

Lovely hotel slight issues with internet, but i think that wss more to do with the amount of people connectin to it as hotel was pretty full.
Doors are thin so heard people coming back late, but really tht was minor.
No air con in executive room.
However i am looking forward to staying again.

The room wa spacious and clean , the only issue was the room was very warm , although there was a fan on the wall it didn't really help. We were only staying the one night so we didn't mention this t the hotel.

Breakfast was terrible.
Rooms, floors and overall hotel was dirty and almost falling apart. Dont be fooled by the nice facade.
Rooms are small and dark. Blinds and Windows didn't work properly.
Continental Breakfast is on a first come first served basis. Everything is plastic packed stuff and coffee is not prepared fresh.
Staff is nice but rarely present.
Cooked breakfast isn't worth it.

The carpet looked like it hadn't been cleaned in a week.
The bathroom sink was also dirty. We have stayed in this hotel several times and this will be the last time as the room was unclean.

The rooms didn't have air-condition and it was so hot and no air coming in as the windows are broken. The sheets had some hair on them. The staff were very friendly and helped as much as they could by changing our room, although the second room was hot as well.

Bathroom VERY small, step sideways in to bathroom, cant turn around.Showerhead leaked everywhere.

It's been blazing hot in the UK recently, and our room had neither air conditioning nor a window screen, so our only option was a fan. Sometime in the middle of the night, I said phooey to potential mosquitoes or burglars and opened our window wide just to survive. The breakfast was fantastic, though, and the property is cute.

I have stayed at this hotel several times over the past few years as it is very close to my daughters’ University campus and was therefore very convenient. I have either stayed in the main hotel or next door annexe. This time I visited with my family and there were 4 of us, so we stayed in their larger family room on the ground floor in the main hotel building. The main bedroom was nice and clean, however the bathroom was extremely tired looking and in desperate need of a refurbishment. An old bathtub, badly lit with old yellow fluorescent lighting, it was really depressing. It’s obvious that the main bedroom was renovated but they omitted to also do the bathroom.

Great location for central Reading fast , 15/20mibs to Station via frequent bus service that stops close by .
Couple of nights fine if you are at party/ wedding locally or use as a base to visit London - 25 mins to Paddington.
Room / Price fair , bathroom small but quite new and clean, fridge, microwave fine . Safety box in the room .
Outside of the hotel is tired and annex entrance could do with tidying up - weeds growing on steps , lots of cigarette ends , litter in garden

Checked in and was shown to my room by reception staff using my card key. Dropped my belongings in the room. Came back after dinner with a colleague to find the card key not working. After contacting reception, it turns out that I had been put in the wrong room and they had let the actual occupant into the room with all my belongings!!!
Reception staff had to knock on the door and I had to remove everything that was mine quickly from the room with the other chap present, including clothes hung up in the wardrobe and other bits and pieces scattered around the room. Luckily nothing was missing. Was offered a quick apology and nothing else beyond that.
Stayed two nights. On the following day, my room card key stopped working again. Reported to reception and said firmly that I hoped I wasn't double booked again and he just laughed!
Room quality was slightly below average. Bathroom tired, but bedding and carpets clean. Paid nearly £90 per night including breakfast which was the same price as another hotel I have stayed in elsewhere in Reading, with a modern room double the size, everything working and breakfast included.
Breakfast was average, probably not worth the extra cost. Didn't sleep well due to the above events and won't ever be staying again!!

The staff were super friendly and helpful - there’s always one that’s catching up. The staff made the stay bearable.
Would you like a kitchenette? Should be asked on booking - the rooms I saw / stayed in which meant the place is over used. First room very run down and smelt of cigs / loos. Second room clean and refurbed but with a kitchenette that had a noisy ventilator that couldn’t be turned off.
The BW room designers should stay overnight in their designed rooms and experience them first hand. The new bathroom had a sink that was to wide and obstructed getting off the loo, the tap too short for the sink bowl and the mirror stood proud of the wall so made the shallow sink even shallower when it came to cleaning your teeth it called for some odd body twists and angles.
The gym (6 machines and no floor mat) air con not working making the room stifling.
All in all I’d not recommend. But as I say the staff tried the hardest.
The freshly cooked breakfast was lovely.

The property has been refurbished and looks great. Rooms are very clean and tidy. Bed is very comfortable and showe is fantastic. Very quiet so you could relax in peace. Staff is so lovely and go out of their way to help you. Definitely recommend to stay here

Single female stayed for 1 night in June 2024. I was a bit concerned after reading reviews but I was pleasantly surprised. Room was in the coach house outside, ground floor by entry door. The room was lovely and clean including shower and kitchenette. I could hear people next door and it was noisy when others entered the building. The room was reasonably priced and offered good value. I walked to the park closeby and also to the town centre. I paid for continental breakfast, gluten free bread was provided. Plenty of parking space. Pleasantly surprised
