This is a budget option and my judgement is based on that level. Area is excellent. The staff are young and friendly. The rooms are basic but functional. the security is good but again basic. There are coffee shops, convenience stores, restaurants, ATMs and Tuk Tuks all at the front door. The National Museum and Palace are within 200 meters walk. The River front is a similar distance including the FCC (Foreign Correspondents Club) for a sunset drink. - If you want 5 star then go elsewhere. - I'm coming back here again and again

Crap property, Reception outside the building in a kiosk, Open access for anyone to get to the rooms. Door locks loose so could be opened in absence. Toilet flush tank lid open and said could not do anything about it. And lots of mosquitoes. Will never go there again or recommend. Surprised about the ratings, as that’s why I rented it.

This is a budget option that delivers all the needs of basic travellers. The hotel is a 5 minute walk from the National Museum and a 10 minute walk from the Royal Palace Gate. There is a 24 hour cafe downstairs and dozens of restaurants within 5 minutes walk. The riverside promenade is only 5 minutes walk away also. Rooms need renovating but are good for the location and price. The hot water, air-conditioning, WiFi and TV all work fine but it is a basic standard hotel. Don't come expecting 5 Star. The staff are helpful and the reception speak a good standard of english. The laundry service was good and inexpensive.

Great location with nice restaurants nearby. The staff was anonymous but helped us with transportation when needed.
It was not very clean and had a weird set of rules listed on the was that stated that og you bleed in the bed you will be fined 50 usd.
Also the bathroom is small with the shower on top of the toilet.

The stairs were very narrow and steep, but they did carry my bag up to the second floor. The front desk (box) was not always manned, so I learnt to just carry my key with me, although most places advise against doing so.The front desk could not help when I needed to check with a tour provider about pick-up time.

RSII is a great budget guest house, just poorly managed. They do not deliver all they promise on the website and the staff have not figured out how to deal with the discrepancies. Lacking resources (specifically- safe in the room, robes, etc.) and in my case a room with a view, calm insistence got me the room that was booked on the second day and a friend at the desk. Ignoring reality not matching the advertising, RSII is a good budget hotel, great location and good view. The two door locks I dealt with should be replaced.
Suggest resisting the urge to take out frustrations on the staff. They are not likely doing the advertising. Management is rather poor perhaps they will read this and improve.

It was ok, the area is not the best and the facilities leave a lot to be desired. The doors were very difficult to open, it was generally shabby and dirty, toiletries were limited and the shower was very very weak. There is also construction on the ground floor, in general the hotel is only partially complete. Saying that, the staff are very nice.

Good little hotel within 10 mins walk of national museum (good), president's palace (ok for walk-by), Mekong Riverside (ok), and lovely city parks. Good food locations around in pleasant tourist areas. Room was fine - clean, with wi-fi, decent TV stations. Very helpful staff re room and trips/further travel, and even packed up my breakfast when coach arrived early. No lift that I could see. Excellent budget hotel that I would use again, and actually put subsequent hotels used in Cambodia to shame!

Near Happy Herb Pizza and the Mekong! The Royal Palace and the Silver Pagoda are within walking distance. Wat Phnom is a 20 minute walk away. A convenience store is adjacent to the hotel if you need water, beer or snacks if you get the munchies. The staff is friendly and helpful.

There are some charming aesthetic features along with a good view fro certain spots. I a traveling around the world and very used to modest facilities. rarely is a place so bad that I feel compelled to move. I had a tiny room. Tiny. Constant noise from construction, which may subside by the time you visit. The bathroom was a joke. The toiletries sat over the toilet as there was no room over the sink. If it falls, well... Things didn't work. Now some of this was the somewhat behind the curve aesthetics of the budding Cambodian tourism business. But the amenities and experience are really not suitable based on even minimal expectations. The bed was very bad. I have no problem with stairs. but these are steep concrete stairs. Please don't think of taking a wrong step. And did the fellow who took me to my room offer to carry my backpack. Nope. Stay away. Lots of much better choices.

Our booking was messed up on arrival and the manageress was rude on the phone when I spoke to her for assistance. There were big rats scurrying around in the kitchen area and there was a terrible damp, putrid smell from the kitchen up to the 1st floor.

It was a very nice stay. The staff was extremely pleasant and cooperative. They helped make any arrangement we asked or told us where we could. very responsive to all our needs. very close to the royal Palace, the National Museum and the riverfront.

Overall this hotel worked out well for us.... HOWEVER we slept in our silk liners for the two nights there. First impressions of our room were good - very small but after reading the reviews we were expecting this and it was fine for the two nights we were there. Initial inspection was good until we lifted the sheets and found loose hair, stains (on both sheets and duvet) and other foreign looking things - our conclusion sheets not clean - hence sleeping in our silk liners. We rung reception (it was 10pm at night) and we got someone up in our room. We asked for clean sheets but instead we watched as our sheets where brushed down with a towel and the stained duvet replaced by a less stained duvet... Not impressed!! If you are particular about the cleanliness our your bedding - I wont not stay here.
In terms of location - this hotel was great!! Basically next to the Royal Palace, a short walk to the water etc.

I enjoyed my stay here. Comfortable bed. Wi-fi and TV reception could be better and staff should ensure hot water system works before checking-in guests. Otherwise very nice.
