Ebb Tide Luxury

Ebb Tide is by far one of the most desired complexes on the non-driving portion of New Smyrna Beach. Luxurious oceanfront units provide guests the ideal beach vacation spot: comfortable surroundings in an excellent seaside location. The 53-unit complex offers gorgeous 3 Bedroom, 3 Bath or 2 Bedroom, 2 Bath units. At around 1,500 square feet each, the units here are spacious and well-suited to vacationers with exquisite taste. Every unit is equipped with a washer and dryer inside the unit. Amenities include a seasonally heated oceanfront pool and hot tub. Lush landscape spotted with tropical Florida palm trees surrounds the gated pool deck. If you're looking for more activity, the tennis court and sauna will suit your needs. A rocky start as our door would not open. We called the property help line and got instructions on how to shimmy the door open. The unsettling problem persisted our stay. Parking not ideal as our small car barely fit the assigned spot. The bathroom had mold and the towels were old and course. The dishwasher required insistent coaxing. Pitiful pillows and average beds. Our stay ended with a surprise leak in our daughter's closet which soaked her suitcase and Nikes. On the plus side, you can't beat the view. The patio was lovely. The living room furniture very comfy. The room overall clean and floors sand free. The pool was well kept and cool. The beach location and access spot on. The condo was truly no smoking which we appreciate. Overall a bit overpriced - a nice place if you are not looking for luxury finishes. A little love and this could be a great.

The view was spectacular! Plenty of space and kitchen was accommodating. All the management was very nice. Recommendation: Master bedroom - A mattress topper would make the bed more comfortable. Outside balcony furniture needed to be repaired. Vacume for a quick spruce up mid-week. Did find the broom. Thank you for quickly changing out the filter. Overall it was a great week. Relaxing, Just what we needed.

While the complex itself is very nice, this particular unit is very old and dusty. There are much nicer units available within the complex which we will consider next time. This particular unit had so much dust built up (you could see it caked on the ceiling fans…gross!) that all 3 of my children became sick from allergies. The furniture made us itch (we had to drape sheets over the couch and chairs while using.) We would not stay in this unit again and will hesitate using this property management team again as we felt like their cleaning crew did not do a good job. I’m surprised it passed their inspection. Definitely not worth the amount charged.

We enjoyed our stay. The beach view was amazing. The place was comfortable overall. Only negatives were the beds were a little uncomfortable and there were several broken chairs on the porch.

The condo was very nice. The running of the Ebb Tide was very poor. I expected the pool to be heated as advertised. It was not. I tried to get in 3 times, but couldn't stand it. Hurricane Nicole ripped the beach access steps off, and we had no beach access for our last 2 weeks. Seems like nobody cared. Hot tub was always a dirty looking green. Should have been a better stay for the price. Some money back would have be welcomed. Wasn't cheap!!! Will not be going there again.

Ebb Tide is a great property but the room itself, unit 202 South needs some updating. The den TV never worked. We couldn’t figure it out so we could never use it. Unit was clean. King bed needs a cushioned topper on the mattress for comfort. Enjoyed our time there.

Th view was great except for not being able to see the sunset, the utensil drawer was filthy as well as some of the other drawers had hair in them. The beach chairs had sand in them for so long that they are rusting, when I pulled them out dirt, sand and rust went everywhere so I had to clean it up. I paid that amount of money so I could clean but in order for me to be comfortable putting my belongings I didn't have a choice. I know you can't spend 3 or 4 hours per room every time but you should have every inch of each rental property at least once every 3 months so the people that pays this ridiculous amounts of money to basically have a place to sleep. Being a business owner myself I understand the insurance and taxes you have to pay but I also understand that every company has their way of getting out of paying every penny you make to the government. I know you have to be careful but by offering certain people discounted rates if they pay cash would help you and your customers.

We have stayed in New Smyrna Beach since the 1980s. We loved this part of the beach and the landscaping, pool & grill area was perfect. Beach access was so easy. The kitchen and linens were well stocked. 5G internet was fast. Staff was incredibly helpful and friendly. It advertises pets but that means only if over 6 months of age and under 20 pounds. 15 minutes from Riverview Spa where massage was only $90. Bring a compact car if you plan to park in designated parking space. Very few items needed tweaking or repair. Has Beach chairs and umbrella. We plan to return to the resort hopefully this summer.

Waking up every morning to a beautiful sunrise was heavenly! The view from the condo can’t be beat. The beach was perfect, white sand and clear water. The pool was also very nice. The condo could use a little updating but it was certainly comfortable and it worked for my family.

Kitchen missing staple necessities such as a good knife set and chop blocks- my husband and I cook a majority of our food and do not go out to eat-therefore we would have benefited from a sharp knife set, sauce pans, and various sized mixing bowls. Blinds did not move with ease, and master bedroom closet sliding door was stuck open-probably off of its tracks. TV using DVD player was challenging to operate but we figured it out after some time. View of ocean and pool were amazing. We spent every day on the beach and at the pool. Condo was clean and entire complex was well kept. Although the rules stated that Ebb Tide was a smoke-free property, the elevator lobby on the ground floor often reaked of cigarette smoke. All-in-all this was a great location and we appreciated it being dog friendly.
