First, the pros. This property was very clean and nice, as well as being unique with it being set up like a fancy staff dorm at a prestigious university. It was close to the David and central Florence. Now the cons….the air conditioning did not work in our room, and it was 100 degrees outside and probably 85-90 in the room. We brought it up to the mgr, who came to check. It “appeared” to be on, but never sufficiently cooled the room. I had to sleep without covers and a cooling cloth I brought from the states draped over me to help with how hot I felt all night. It was terrible after a hot day walking around the city. The people next to us were also heard complaining about their A/C to the front desk. They didn’t appear too concerned with no apologies whatsoever. The man who checked us in was nice however, and showed us how the 4 keys worked to get us in our room. (The key to our room was like a key from Harry Potter. That was kind of neat.) Just don’t stay here in the summer, unless they fix their air conditioning, or if you don’t mind not having A/C.

We stayed in the Residence Johanna, rather than Hotel Bonifacio across the road. It was more like a hostel in an apartment with a shared common area and fridge with people coming and going late into the night (including other permanent residences in nearby apartments within the building). Staff were polite and the Italian breakfast (croissants, yoghurt, coffee) was quite good. However the bed was so hard and it was so loud with people going at night it was three nights of very poor sleep. I would not stay again.

Was to go due to Pandemic, they refused to reimburse due to no refund status. Paid for insurance lost over $520.00 never could reach on phone sent several texts and calls also Expedia worked and was useless.

Overall good and value for money. A good experience staying in an Italian setting. Breakfast offered is good, not at the premises but in a small hotel just outside the building. Staff is friendly and helpful. Only set back is their staff is there from 8.30am to about 6pm. If you have any queries you must wait till the next day to do it.

Great service, great location, clean, good breakfast. Luca was so helpful and recommended us restaurants and even suggested locations to see.
The room was a great size, clean and we had a cute little balcony. I prefer a softer bed but that’s just a personal preference.
I would definitely recommend it to anyone!

We loved staying here for our trip to Florence! We used it has a home base during a 6 night trip with two day trips during that time. The staff were incredible with recommendations and making reservations for us. Whenever we left early in the morning they prepared us a breakfast the night before and even did our laundry one day as we had more traveling to do after our stay in Florence. 20 minute walk to most attractions and about 17-18 minute to train station. Convenient location!

Homey and lovely. Each room had it’s own en-suite. Shared kitchen area for breakfast of meats, cheeses, boiled eggs, breads, fruits, juice, coffee, tea, milk, cereal, yogurt and sweet jams for toast. Air conditioning was powerful, hot water, lots of storage for clothes and luggage. Staff was welcoming and helpful. I would stay here again.

Luca is very friendly and helpful. He recommended some restaurants and places with map. The room is beautiful, clean, good light from window and spaceful. There are a table and chairs in room but we also can open 2 29" luggages and move. The air condition is very well in summer time. No fridge in the room. The breakfast is basic but enough. I recommend the hotel to stay.

Staying here is like being allowed to share a family house. It has a lovely homely atmosphere. Its located on a quiet side street inside the old city. When we were there the road was being slowly replaced - but we heard no work and there was no noise.
Brilliant for access to the centre - Duomo is 10 mins walk. The staff were really helpful and friendly. We will definitely stay here when we come again

I loved it here. I thought the people who staffed the place where friendly and helpful. It reminded me of staying in a home instead of a hotel. The building its self was old but so was everything else in Florence. The place its self had character. I picked it because it was very close walking distance to were my niece was living. The bed was hard but I found out during or Italian trip so was every other bed we slept in. The breakfast and cappuccino was wonderful. There are plenty of things to do with in walking distance. I would stay again.

Helpful staff. Location a little away from the main hub but in a quiet safe stret. Everywhere was accessible by walking. Loved the extras like 24/7 snacks and beverages and handy information. Very good breakfast. Would love to stay again.

I had a wonderful stay at Residenza Johanna during my 4 day visit in Florence! The location is superb - on a quiet street just on the edge of all the tourist action, walking distance to everything, and 15 mins by foot from the train station. Clean, comfortable room with window and private bath. Coffee/tea available 24/7 and sufficient light breakfast. Luca, who greeted me, shared wonderful local recommendations. The only thing I found a little confusing was how to check-in since there weren’t clear instructions when I booked. For those reading here: this BnB is on the first floor of a large white building with a gated courtyard (right across from Hotel Bonifacio). There is no sign since they share the building with other businesses. When you arrive at the gate, buzz for Residenza Johanna on your right. Someone will come down to get you. If they buzz you in instead, go to the left side of the building, through that door, and up to the first floor. Once you’re checked-in, the keys provided make getting in and out very easy. Overall, recommended!

A very comfortable and homely place; provides a nice sanctuary away from the bustling city. I booked the Junior Suite and was very pleased, however I was under the impression it would be bigger than it was - in the end it was a couple compact rooms. Still a lovely experience but worth keeping in mind.

I definitely recommend this hotel, staff is very friendly and the room was super clean. they also provided me with a cell phone so I could use it to make calls and find places to go to, I was very surprise I could take it out of the hotel.

Residenza Johanna is a wonderful place. The property is located near the city center, about a 20 minute walk to the Duomo. The rooms are comfortable. The breakfast is good and plentiful and I thought the coffee was excellent. There are a number of very good restaurants and pubs near the property. One of the best amenities provided is a handheld GPS device (My Handy) in the room. It was useful in finding places away from the main sites. The two hosts, Luca and Rosa, are terrific. Luca's restaurant suggestions were super. We will definitely stay here again.

This is a quaint older property. The staff was amazingly friendly and helpful. The fan in the bathroom is very loud. No separate switch. We loved staying here. The breakfast is a great traditional European fare.

The service of this B&B was excellent! The refreshment table and access to water and coffee were so helpful. Every detail of aesthetics of the hallway, the dining area and to the room were well decorated.

Great location, charming hotel. Could walk right our door and walk to restaurants, sites,etc. Staff was very accommodating. We had to leave before breakfast so they left breakfast for us in the refrigerator in the kitchen.

We were so happy to find this hotel. It is situated close to the city centre but far enough away to be fairly quiet at night. Check in was easy, the hotel is in what looks like a residential complex and to check in you ring the buzzer at the gate. You will be welcomed and checked in quickly and our host provided many great sugggestions for food and activity. A great room and great experience.
