We didn't get to stay at the hotel as it burnt diwn the week before. We wern't informed of this and travelled from Hertfordshire to visit family. We had to spend a considerable amount of time trying to find anither hotel with a room nearby. We are very annoyed that no one informed us of the incident. A company like this should have got in touch with us.

Stayed here for one night in a single room as a work related stop-over - and it was perfect! Great price, lovely clean room with bathroom & shower, comfortable bed, friendly staff, bar & a lovely garden. Renovations going on but made no difference to the stay. As a woman travelling alone I felt completely comfortable and safe the whole time. Nice pub within walking distance and the locals are lovely people.

Nice place, just out of town with on site parking. Have stayed in a couple of the rooms and generally good level of cleanliness, though showers are a bit old & not very good pressure. Outside cleaning is a limited (ie unemptied ashtray outside over two different stays!) but a nice find and value for money

We stayed just one night,and wished we had arranged longer.There was no food but we knew that when we booked and it was not a problem,local pub near by does excellent food.tea and coffee in room excellent stay highly recommended.

Told before arrival no power to main building and key in late stay box. Not told this meant bar and lounge closed. Booked room as it had free WiFi - this was unusable in the room. Got into the bar at 830 on day 2 to be told it would closed in 15 mins so 15 mins of WiFi.

Reception called to say they would leave keys in a box in an envelope with my name on.
Easy instructions to find keys and was quite excited to find we were in the superior bridal room.
Room was extremely cold so took a while for it to heat up. It was very dated, tv in the bed was broken. For a bridal suite i would be extremely disappinted.

Attended my best friends wedding at the venue, and stayed over. Rooms very clean, comfortable, and had everything that you could need, the staff were extremely kind and accomodating, the whole place was just perfect! Thankyou for hosting us

Generally a bit tired. Room smelt of smoke despite being non-smoking. Noisy low level noise from water pipes and smoke alarm battery ‘beeped’ all night as needed a change.

The annexe is a converted outbuilding with okay interior. The room was clean but had a very stale odour. My main problems were at 8pm on a Saturday night there was Luke warm water so showering was unpleasant. The heating was switched off and so effectively the room was cold all night. I had to wear clothes in bed to stay warm.

Read the reviews, they are correct. No one on site to help.
No bar or restaurant open so had to go off site for food despite choosing venue that said it had the restaurant and bar.
Clear to us that no one had cleaned the room in any detail, cob webs galore.
The venue could be amazing but not looked after to a 3 star rating.
Will be asking for a refund before I take this further. Description of what I choose to paid for is wrong and inaccurate.
Hotels.com, you should be checking hotels give you a correct summary of what is on offer.
Clearly the recent reviews on this place are a result of no one caring about the reviews from you or the venue.

It was ok for a budget hotel but it was strange to find a bath in the bed area when there was a functional bathroom with large shower. Be aware that it is near the airport and slamming doors early in the morning woke us up. Also car engines idling outside the windows and people smoking outside and talking meant we had noise almost the whole time we were in the room. There was no breakfast option available and the nearest other option was slightly expensive or needed a car journey to get to it. The website says it is 5 minutes from the centre of Norwich but it was more like 15 minutes drive.

On arrival someone elses details was left on the counter for everyone to read..
Bath was out of use. One reason why i booked this hotel and paid alot for it..

Net curtain was coming down. Windows needed good clean and dust. Toilet cistern only flushed sporadically. Room was baking hot due to hot water pipes running length of room. No information where to get food as none available on site. Bucket of ice and glasses were provided on request.

Terrible. From checkin to checkout. Room not ready and made to wait. Room had no towels so had to go back to reception. Shouldn't have bothered as the shower was so hot couldn't use it anyway. Then live band playing in bar till late. Then to top it off went to use the kettle in the mornong and it was full of water from Last guest. Shocking.

A truly strange experience. There is no one at the property after 8pm and certainly not before 8am, but perhaps not during the morning at all. The rooms are in a couple of chalet blocks, with the quaint old building in the photograph housing a small bar but no provision of food at all, in the evening or at breakfast.
Check in needs to be before 8pm, when the bar closes, but keys are left in a box outside if you are later than that.
The rooms are serviceable enough, with barely comfortable twin beds, a kettle and an ancient TV. Upon returning on the second of my nights, my bathroom resembled a Hitchcock film being covered with ants on the floor and flies swarming about the room. I quickly shut the door on them and used my daughter's facilities. There was nobody around to tell as it was after 8pm.
Check out involves shoving keys through the letter box.
So all in all, not what I would call a hotel and I'm unclear why Hotels.com list it. In the site for this venue, the following is stated:
"You can unwind with a drink at the bar/lounge, and the restaurant is the perfect spot to grab a bite to eat. A snack bar/deli, a terrace and a garden are other highlights. Fellow travellers say good things about the helpful staff."
My response: No restaurant in normal hours if at all, no sign of a snack bar/deli, the bar closes at 8pm and saw no staff seen to tell if they were helpful or not.
My advice: if you want a quaint country house hotel - don't come here.

the superior double we stayed in at the annexe was actually a nice room, spacious, and warm enough once we put the heating on.
However, the in room jacuzzi wasn't working (one of the reasons we booked the room) - or at least we were told it probably want working and not to try it.
Then the restaurant wasn't open - although to be fair I'd read other reviews so checked that first and knew that wasnt going to be open - but was told it would be open for breakfast. However, at 8.45 it wasnt open for breakfast ..
And the wifi didnt work - strong signal but couldn't log in, presumably because the booster in the annexe block wasnt synced with the wifi in the main building. So had to go to the main building to use the internet as couldnt get a phone signal.
If the jacuzzi had been working, if the restuarant had been open and if the wifi was working would probably be giving this a 4 out ot 5, or even higher, but these are why I'm only giving it 3 out 5
It does seem like these are long standing problems.

Absouloutly appauling pay for a room turn up and they turn you away saying they have no rooms qnd are refused a refund they also turned an elderly lady away at same time who had qlso paid

Really disappointed in our stay in. The bedding was cheap and uncomfortable, there was mould in the bathroom and at 2am two drunk guests tried to get into our room. Would recommend anyone considering booking to avoid.

The room fulfilled our needs for an overnight stay. There’s was a wonky fixed draw on the bedside cabinet and a large tile unfixed in the bathroom giving the feeling of ‘that’ll do’
The block of rooms give no privacy as you can hear every movement and conversation from the adjoining room.
Disappointed we couldn’t get breakfast, the recommended pub up the road was unwelcoming and just ignored us.
Unfortunately I will not be recommending this accommodation

Firstly, when we got there we were told that the kitchen was shut because they only had one chef and they had called in sick… we then got to our room not being notified that anything was wrong, we had paid for the most expensive room specifically for the jacuzzi bath (it was the main part of the room) it did not work, no water and the jacuzzi did not work, we rang down to see what was going on to then be notified that it did not work and they had forgot to tell us, we complained and had to ring up more than 5 times to get anything sorted for us, we were firstly told they could do nothing for us and the cleaner had forgotten to tell them that it did not work, when we rang back later on they told us a different story that they had forgotten to let us know… they said they would call us back to sort out what they could do after calling a few times, however they never got back to us, so we rang for a 5th time, first the man on the phone said he was the manager and then once we started complaining he then said “well I’m not the manager” ???? Eventually we got half the price of the room back but I believe they had no intention of calling us back and sorting this, they would of left it if we did not keep trying… I did not have a pleasant time here for my birthday, I will say the room was clean, but as service goes it was not pleasant.

Nice enclosed green spaces for dogs. Would have like to have seen a dog poo bin somewhere as felt uneasy at leaving it in the room bin. Was a lovely stay though.

High standard of cleanliness. Good quality furniture. Pleasant quiet location. Not easy to find. Sign was obscured by foliage.

Very quiet location, with easy parking on-site. The room was spacious and comfortable. Receptionist was very friendly and courteous and took the trouble to google bus times for me and explain where to find the bus stop.
