Garden Cottage Studio is by far the worst accommodation experience I have ever had. I strongly recommend that Booking. Com remove this property from it's list of accommodation providers immediately, lest it's image be tarnished by association.
Check in time is firmly fixed at 16.00, the owner will not accommodate any request for an earlier check in.
The bathroom mirror is suspend by straps hooked over window latches. The mirror has to be removed to close the window. The hand basin is small and situated on top of the toilet cistern. ( is this legal? ) There is only a cold water tap, no hot water for the hand basin. The sink plug is dirty and does not work., it is impossible to fill the basin. The toilet brush has black mould on it. The toiletries holder is rusty. The shower head is filthy, it looks as if it has never been cleaned since installation. There is more rust and black mould in and around the shower cubicle. There are no towels or bath mat provided. Toiletries look as if they have been left behind by previous occupants rather than supplied by the owner.
In the kitchen, water flow from the tap is weak and not very hot. The sink plug has holes in it, which makes filling the sink is impossible. Condiments and other food items have been left by previous occupants. No tea towels are provided. The upper right mirrored cupboard door can only be opened a few centimetres.
In the bedroom, the wardrobe is missing a door. There is no key to unlock the french doors.
WiFi connection details were supplied but the signal is so weak connection is impossible. I was unable to use my laptop. When I queried this with the owner I was advised that the majority of people have had no problem connecting. The signal is so weak I seriously doubt this claim. Instead of rectifying the problem the owner advised I buy a WiFi connection pack. Television reception is poor, the picture is distorted and breaks up on most channels.

The place was affordable, clean and close to two bus stops.
The shower pressure was extremely weak, the bed was tough, and the walls were so thin that we had to endure listening to the neighbors being intimate for three consecutive nights. The Wi-Fi was not working, and when we reached out to the host about it, she instructed us to pay for internet.

Host was delightful, friendly, helpful, and accessible over and above expectations. I would call the studio a mini-apartment. We wish we could have stayed longer. 11/10.

Had all the amenities needed to cook for yourself. We arrived at the end of Winter, room has 2 heaters and a heated towel rack that really warms up to the room.
Tea towel would be handy.

The rent that we paid was excellent, if you are looking for a budget accommodation that gives u self catering facilities, this would be ideal for you.
Only one pillow given, luckily I always have travelling pillow, hence it didn't bother me. There is no dustpan, I had to use kitchen towel to pick up the rubbish after I used the mob to sweep the floor. The shower cubicle could do with some cleaning, the panel is covered with water stains that turned yellow. There is no light outside the brown wooden door. We used the torch from mobile phone so that we can see the lock and key in the code when we came back after sunset. The WiFi signal fluctuated all the time.

wasn’t far from transport into the inner city and the bed was very comfy, also appreciated the fact that there was a washing machine, fridge freezer and a microwave oven.
overall the property was quite dirty and difficult to manage, the front door was extremely stiff to open and close, you had to use your full body weight to pull it closed. the bathroom was dirty,had spiders and cobwebs. there was waste in the toilet when we arrived and the shower curtain had almost started to mould at the bottom. there were also half used shower products in the bathroom that had leaked onto the floor. all of the dishes in the cupboard were dirty and we had to re wash them before use. in the bedroom the bed was very comfy but the pillows were extremely thin and we had to use some of our own clothes the have a comfy enough pillow to sleep, there’s also a sky window that there is no way of covering so the light was very bright in the morning and woke us up extremely early. the bed sheets also had slight staining on them.

Very close to the sheavenhill bus stop so commuting was quite easy. The host was nice and offered me one more night stay when I was running out of time on a short notice. The instructions were easy to follow to access the place.
Wifi strength was poor so I could not access it all through my stay...wished I complained from the very first day instead of the last day after I had exhausted my personal Data plan.
The host could just send a message/call to the guest to enquire if they are okay with the services at least 24 hours when they check in, this will greatly improve the ratings. Overall, I had a great time.

The host is absolutely lovely, she made sure I was comfortable and had everything I needed. The little fridge with freezer compartment was exactly what I needed, and the electric hob is really good for self catering. Due to COVID rules (property must be vacant for 48 hours), I got to leave my things over the weekend (I stayed for 4 weeks!), so that was really kind of the owner to let me do that.

Not much really
Rooms are very small, with very limited internet service. Mobile network is next to zero. Not ideal for long term stay, very small cottage suitable for a solo traveller.
Hard to sleep, with surrounding noises, Owner of the property is not interested in solving any issues. Its actually a small box, next to tree, one can find cats and other animals jumping and walking on the top of the house, which makes things worse to sleep peacefully.
Would like to forget the nightmare and will avoid the place.

A comfortable stay, great for the price and spotlessly clean. Set up very well for a hassle free stay, having the kitchen was great, in many ways better than a hotel!
The water pressure was low. No towels. Wifi was intermittent.
