About this house rental
Welcome to Cooper's Point! Gorgeous water views, a private dock, boardwalk, and gently sloped yard all border a petit cove and sandy beach. We invite you to stay, play, and unwind in this comfortably casual 2600+ sq ft lakefront home set on 2+ acres in Troutman. Please reach out directly if you are interested in booking June-August 2025 dates, as our VRBO calendar is only open 6 months in advance.
The Main level features a nicely-equipped kitchen with walk-in pantry & counter seating for 4, a living room with 55" TV, dining table for 6+, and sunroom—all with expansive lake views; laundry/mudroom, 2 decks overlooking the lake, plus 2 generously sized Ensuite bedrooms, and an additional Queen bedroom and full Hall bath. The awning covered rear-deck offers seating for 12+ at (3) tables, plus a propane grill and freestanding cooler.
The walk-out lake level offers a Rec room with 75" TV, Fooz ball, darts, Ms. Pac-Man, puzzles & board games, and a kitchenette with microwave, coffee maker, and apartment size refrigerator. The lower level bedroom has a queen bed, and an adjoining door into the bunk room with (2) twin bunkbeds. For flexibility & privacy, the adjoining frosted glass, barn-style door can be closed & latched, and the bunk room can be accessed through the back hallway. The full bath with double vanity is directly accessed from both the Queen bedroom and rec room.
Relax in the hammock or on the large decks and watch the boats go to & from Skipper's Landing-Safe Harbor Marina just down the cove. Get out on the water in one of our (3) kayaks, (2) paddle boards, or canoe. If "Beaching It" is more what you had in mind, we offer chairs & umbrella, noodles & floats, plus various water & sand toys for kids of all ages. The large yard is perfect for a rousing game of volleyball and badminton, or opt for a slower pace with Shuffleboard, croquet, or cornhole. Enjoy quiet evenings gathered 'round the lakeside firepit or on the private dock and boardwalk. Bring your bikes or go for a hike on the 30+ miles of trails at Lake Norman State Park, just a 5 min drive down State Park Rd.

Grab a pole--we have 3 adult + 2 child rods--and try your hand at catching bass, brem, or catfish! Enjoy outdoor meals on the awning-covered rear deck, with adjacent gas-grill station, or check out local restaurants & tap-houses and shopping in Troutman (8 min) or Mooresville (15 min).
Conveniently located just 12 minutes off 77, the house is easily accessible to Charlotte International Airport (45 mins), and Greensboro/Winston-Salem (70 mins) while also just 15 mins to local activities like Daveste Vinyards, JR Motorsports, bowling and billiards---we love a family night out to Victory Lanes and Hotshots in Mooresville. The Memory Lane Museum in Mooresville offers a nostalgic look back at the history of racing, and is fun for all ages, or explore the Riverwalk, restaurants, and shops in Historic Downtown . EXCELLENT golfing is available at Mooresville Golf Course, Mallard Head Country Club, and Trump National--all within about 30-mins. Up for venturing a little further? A quick 45 min drive and you're in downtown Charlotte for a visit to the NASCAR Hall of Fame, Charlotte Motor Speedway, or the US National Whitewater Center; an hour south-east to Midland if you'd like to pan for gold at the Reed Gold mine; 90 minutes west to fly through the trees on the Alpine Roller Coaster in Banner Elk--just a few of our favorites!
In light of Helene damage and recovery efforts that are underway, we HIGHLY recommend calling ahead to confirm business hours, and check GPS for road closures & detours before visiting the Asheville area and points further West/North-West.
The popular Chickadee Hill Farm wedding venue and Daveste Vineyards in Troutman are just minutes away, while Carrigan Farms in Mooresville and Green Gables in Statesville are each about a 30min drive.

There are motion-activated flood-lights to illuminate decks, multiple exterior staircases & the lower driveway/parking area; solar-powered lights on some paths & steps; and decorative, remote-controlled string lights on the boathouse & outdoor dining area of the back deck.
Parking for a maximum of 5 cars (dependent upon vehicle size) in designated areas, but no parking or driving on the grass by motor vehicles of any kind is permitted, nor do we allow Campers or RVs.
The indoor fireplace is not operable.
Water depth and clarity in-and-around the docks & boathouse--as well as the depth of sand and overall size & cleanliness of the adjacent beach--fluctuate with the water level of the lake, weather conditions, and beach erosion, which we can not control.
Flotation devices, inflatable floats, water toys, boats and boards are provided for recreational purposes only and will not prevent a person from drowning. Water and wildlife hazards may be present, but not visible, in and around the lake and house. There are no lifeguards, and it is the Renter's responsibility to ensure the safety of everyone in their group.
The boathouse has tie-up space (boat-lift is strictly off-limits to boats and people, at all times) for max of 2 watercraft, dependent upon size and type. We do require pre-approval and an additional Security Deposit for licensed boaters to dock here.

-- Occupancy & Capacity limits are strictly enforced. Additional Daily, Cleaning, Parking, and Administrative Fees at a minimum of $400 per day will be assessed for exceeding the 12-person Property capacity maximum
--No speakers or radios are provided, and we ask that use of such devices be kept at minimal volume. Violation of local noise ordinances may be subject to fines that are the Guests' responsibility.
--We are a smoke-free property. No smoking, vaping, or lit products of any kind, including candles, is permitted on the property at any time. Violation of this policy will result in eviction, forfeiture of any security deposit, a $500 smoking fee, PLUS liability for any fire or property damage costs, including professional cleaning to remove residue, stains, and/or odors.
--Pets are not permitted in our home, and undisclosed pets anywhere on the property will result in additional Cleaning & Administrative fees at a minimum $500 per pet, plus eviction with loss of all monies paid.
---No Commercial or Business activity of any kind is permitted.
--Guest vehicles are permitted on gravel driveway surfaces ONLY.

Just returned home from a 5-day stay at Cooper's Point (3 families; 6 adults + 6 teenage girls) and I can't say enough about how great it was! The house is beautiful, and all the adults were very comfortable on the main level, while the girls LOVED having the downstairs & bunkroom as a "hangout space" all to themselves. We were excited for the trip--the house looked like a good fit for our group from the photos--but were blown away in person. The beach, dock, and yard are so nice for spending all day in and around the water, with easy access to the house for lunch/snacks/water-breaks. We brought our boat and took it out for a couple hours almost every day, but otherwise the paddle boards were a hit with the kids, while us adults stuck with the floats. Cornhole & shuffleboard tournaments were a blast for everyone. It was too hot & dry for the firepit, so the girls watched late-night movies while we relaxed in the boathouse. Ordered out pizza 1 night, but otherwise grilled and cooked...the kitchen was equipped with everything we needed, including spices & condiments, though we bought more. We especially appreciated the stock of frozen pops and K-cups Jen left for us. Overall, the property greatly exceeded our expectations, and was the perfect break from daily routines. Already planning next Summer's return trip!!

We were 7 kids and 4 adults. Love the house and all the toys and water toys. We all had a great time. Fishing off the dock was a huge hit! Would definitely return.

Coopers Point was perfect. The dock and Brack allowed the kids to have fun in the water. The house was comfortable and clean and had everything we needed. Jen was available to answer questions and checked in to make sure we didn’t need anything. Definitely coming back.

Met with family (grandmas, parents, kids (≥9yrs) -cousins as day guests. Beautiful property for family gatherings* [see below].
Property was well-suited for small children, grandparents, and families, I WOULD NOT RECOMMEND, as the constant video monitoring, aggressive communication, and exorbitant additional fees made it unrelaxing (and expensive!).
ADDITIONAL HOUSE RULES : (1) *The # of overnight guests (12) = the maximum number of people allowed on the property, even if they are not staying overnight in the house. You are subject to an undisclosed fee. (2) Lengthy checkout with undisclosed fees to be assessed for failure to comply
COMMUNICATION: We accessed an off-limits garage with the same key-pad code for the water toy storage. Got a text that we needed to leave and email from VRBO that we could be evicted without refund of our week-long rental.
We exceeded the limit of 12 people-understandable. She contacted VRBO to evict us and had plans for the sheriff (&spouse) to remove us. Assuming the limit was related to permitting, we looked into a hotel for 4 ppl. Instead, we had to pay $400/day for 3 children OR be evicted: DOUBLING our cost.
Reservation was for 12, but we took 3 young nieces -exceeding the agreement & we failed to ask permission of the owner. Communication was aggressive threats of eviction & police -without direct conversation.
SURVELLIENCE: The property has multiple cameras on the outside. They monitor activity on the property closely and continuously.

As this trip was a reunion of sorts, we were very pleased with the layout of the home such that it allowed for various conversational areas...my favorite, was the day room with the leather club chairs and sectional sofa, offering panoramic views of the lake. The home is beautifully decorated and you can tell no expense was spared with the overall interior design. All the bedrooms were large and well-appointed.
The beach allowed easy access for kayak and canoe launch; the boathouse, with water ladder, for hours of floating. The added touch of outdoor lights and fire pit, expanded the "living space" and made time "stop" for awhile. We are definitely coming back. THANK YOU COOPER'S POINT!

I absolutely loved the home, owner and experience! The owner decided to text me instead of through the app which made it easy to communicate and I appreciated that! She asked me to bring in Amazon packages and water all the flowers on the multiple decks which I was more than happy to help with. The home was clean and very nice inside. The dock was spacious and a great place to hangout as well as the beach on the property, I love the owner and the property until 7 days after I left… she asked how I like the place, if I wanted the pot and/or clothes left my my friends and then said I owed her $400 because of more people being there than I booked. The listing says sleeps 12 so I honestly didn’t think twice about it when someone surprised me. Let me be honest, I would have been understanding with a small additional charge till I talked to VRBO and they told me there was no number in the agreement “ if x happens then you pay y” they told me she makes the number and that’s it. If we would have destroyed anything, broken so much as a plate or caused any damaged then I would understand. The reason was because we had another person. I made sure all linens were put where they were asked, towels as well and trashed cans dragged all the way up the driveway. At the end I really enjoyed my entire stay until 7 days after I left and felt like I was trying to be taken advantage of. Thank God for VRBO customer service.

The house has such a great layout for groups/families. The sandy beach was great for the kids even the non swimmers, and the dock was a great place for the adults to relax and catch a breeze. Jen was very responsive and helpful. Would love to book another stay at coopers point in the future.

We stayed at Lake Norman at Cooper’s Point for a long weekend in May. Our pre-trip questions were all answered quickly by the owner. We enjoyed the house, the weather, the beach, the dock and so much more. The house had a wonderful layout for all eight of us to gather, as well as nice quiet spots. The outdoor spaces are plentiful, and we could not get enough of floating around the dock and playing in the water. The sand and the dock provided two good ways to enter the water. Kid-sized stuff made the little ones very happy. We rented a boat at the end of the cove, but we didn’t use it as much as we thought we would because hanging at the house and the pleasant privacy of the property was a wonderful get away. Four of us did yoga on the dock every day. The house was comfortable and everything felt fresh and clean. There was a nice TV, but we cooked and played games and never turned on the television. Sleep was perfect after days of fun and comfy beds. It was so relaxing! Everything about the house was great and we hope to return soon to explore Troutman and the towns close to Cooper’s Point.
