Small guest house very pleasant, helpful welcoming staff. The bed was lovely and clean with soft comfy pillows 3 each. Bed was soft. The room was perfect temperature & we slept well, felt safe and secure. It was so quiet. The bathroom is tiny but we coped fine it was only one night and we had plenty of nice towels. Kettle so we could have a cuppa. Just a stones throw from the beach.

We were only staying in Brighton for one night and had already booked to eat out, so just needed a place to sleep for the night and this guest house was okay. The room was clean, comfortable and not a bad size. The en-suite was small but again it was clean and the shower worked well. When we arrived we were a little confused trying to find the reception area but eventually found the lady downstairs (in the converted cellar room). It was possible to park on the street but for 24 hours this is quite expensive. We parked at a car park which the guest house suggested to use. It worked out at about £20 for 24 hours. The guest house is a 5 minute walk from the Promenade, and about 25 mins to the Royal Pavilion. All in all, this guest house was fine for us and pretty good value for money too.

Very outdated and basic. Very loud- can hear everything on the street, hallways and other guest rooms.. I REALLY wish I had read all the reviews and done my research before booking this room! We ended up leaving early and booking another hotel for rest of our stay.. wasted my money!

It was very lovely time with my family for a few days. I really love it. This top was so friendly and I really like this place. I wouldn’t recommend it to all of my friends and my family.
