Welcome to 'Lakeway Hillside Haven' - your gorgeous getaway in this private, gated 3-home community - less than 1 mile from the nearest Marina on Lake Travis! This beautifully decorated home features 4 bedrooms, 3.5 bath’s and comfortably sleeps 10 guests.
Inside, you'll find high-quality furnishings throughout the home inviting you to relax and unwind after a day out exploring Lake Travis or nearby Austin! Enter into the grand family room that has lots of seating and overlooks the beautiful foliage that the Lake and Hill Country have to offer!
The large and fully stocked kitchen offers you plenty of working and cooking space! We offer many high quality appliances such as a Ninja Blender, CrockPot, Keurig, and our Signature KitchenAid Stand Mixer! We even have gadgets such as an electric tea kettle, a KitchenAid food processor and so much more! You won’t feel like you are missing anything! We also have plenty of dining options between the dining table, bar stools at the kitchen bar and even outdoor dining!
On the main floor, you will find the primary bedroom boasting a very comfortable king size bed with plush linens! Lay back, relax and enjoy your favorite show on the large screen Smart TV! Need to work during your retreat? We’ve got you covered with a desk and chair!
You will also find the laundry room with a full-size washer and dryer as well as a half bathroom on the main floor.
Make your way on up to the second floor where you will find 3 additional bedrooms and a Game Room! All bedrooms have comfortable mattresses, plenty of pillow density options and plush linens throughout!
Guest bedroom 1 - has a King size bed and even a large Smart TV! (shares a jack-n-jill style bathroom with Guest bedroom 2)
Guest bedroom 2 - has a Queen size bed (shares a jack-n-jill style bathroom with Guest bedroom 1)
Guest bedroom 3 - has a Queen size bed (the bathroom is in a shared space with the Game Room)
The Game Room is a haven of entertainment with the Foosball table, the Pop-A-Shot basketball game and the Chess/Checkers table! The sofa pulls out into a queen size sleeper sofa and we even have a curtain to create some privacy and additional light blocking! Enjoy your favorite show on our large Smart TV while you’re playing games with friends and family!
Moving outside, enjoy the spacious patio featuring a comfortable sectional and dining table for alfresco meals. We even provide an umbrella for the times the sun is not blocked by the beautiful foliage surrounding! The firepit area with quality seating is perfect for cool evenings to cook up some smores! We also provide a propane grill for your BBQ needs. Engage in some friendly competition with ours and a Texas favorite Cornhole game in the outdoor space.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
