The location is wonderful.
We’ve been a guest here for a number of years, and this time I was very dissatisfied with the cleanliness of the room, the state of the facilities, and the overall experience.

had plenty of space in our room and had enough chairs that were movable to sit around a table and play cards. fridge accommodations were lovely. the amenities were perfect for the occasion and close by our room! The bathrooms were clean and the showers had good water pressure.

We never made it to the restaurant because it closed too early. However, we did make it to the bar and the food and service were both excellent. But they also closed too early.
No one told us that this was a time share resort as opposed to being a hotel/motel. We thought we were booking a regular room but had no hotel/motel services -- bed was not made; towels were not changed; trash was not emptied. No dishwasher for supplied dishes. I would rather have stayed at a Hampton Inn or Embassy Suites, where at least breakfast is included. Also, this was an adjoining room and we could hear the people next door sneeze. I'm sure they could hear us as well. The toilet in the bathroom was way too low for a normal person. I thought I was in China. Repairs in room were sorely needed. Cooling system was erratic and id not maintain set temperature. WE never expected a time share pitch early in the morning or at any time. THIS WAS AN AWFUL EXPERIENCE AND COST WAY TOO MUCH MONEY FOR WHAT WE RECEIVED. The sin of omission is a lie!

My family is from Texas so we chose this hotel based on the fact that a lot of hotels didn’t have air conditioning around Lake Tahoe (reason for our trip). It was way out of budget but figured it would be worth the splurge. Our room was absolutely gorgeous, however the air conditioning didn’t work WHICH was why we booked so far from Lake Tahoe. The restaurant on site is only open certain days of the week and the extra $55 per person per day to swim in the hot springs was unreal. Also we couldn’t see the mountains from our room as we thought all rooms had Mountain View’s but the rooms actually face away from the mountains. Our bed was comfortable and the jacuzzi tub and sauna in our room was a nice touch, but being that we were 30min from our destination we didn’t use them much. Won’t be back here, but it may be a perfect spot for someone looking for peaceful vibes. Didn’t see any other amenities that were useful to my family.

Price value. The rooms look like pimped up partially in an outdated facility. They tried to update but only on the cheapest side. Does not justify a $300+ charge for the night.

Quiet get away spot. Beautiful mountain views nearby. Rooms were clean and there is a mini kitchen in the room for cooking and a fridge for food.
Kitchen isn't open everyday, so you may have to go into town to eat and there are few options as Genoa is a very small community.

You’d have a hard time finding a hotel with better views and natural ambiance. Waking up to the sunrise over the wetlands in front of you and the mountains behind was sublime. The rooms are comfortable and clean, as well.
Well, certainly you’ll want to avoid this hotel in the off-season because so many of the amenities were closed when we stayed in April. We were looking forward to a relaxing dip in the jacuzzi or pool, but it was closed. (The sauna was still working, though). Also, the wifi was so weak as to be non-functional. And the local mobile signals aren’t much better. But for you, maybe this is even a plus! No breakfast, and little Genoa has pretty limited options with limited hours for food, though nearby Minton has plenty. The staff wasn’t very friendly, but everything was efficient. You’ll have to pay quite a bit extra ($55) to use the hot spring spa on site, but they did look very nice, so it might be worth it for you. All-in-all, I didn’t find the hotel to be a great value, especially with all the extra resort, etc. fees tacked on, but your mileage may vary.

The first floor room is not sound proof. I heard every toilet flush from the room above throughout the night.

The room was very comfortable and clean, with BEAUTIFUL views. The location is stunning, while nicely tucked away in a more rural area. I loved that the room had a patio where I could drink my coffee in the mornings. The staff were very nice and helpful.
There was only one washcloth in our room, despite two people staying there. TINY bottles of shampoo and conditioner, and the coffee in the room wasn't refilled daily. There is a store on the property but the prices aren't cheap so it would be nice to have a better stocked room.

The weather alternated between snow and rain, causing flooding in the area. No fault of the resort, but it did impact our vacation.

Only issue was the marl at 1862, we both ordered steak for dinner. What wasn’t clear was the coating on the steaks, which we deduced was a coffee based rib. Since we are late, we weren’t able to sleep!

I loved the view. Our room overlooked the parking lot and it was still gorgeous with the mountains behind. The space was cozy and the fireplace was perfect! The tub was huge and the bed was a perfect medium firm. I loved that they had a fully stocked kitchen and a small market on property.
I couldn't fill the tub as there was never enough hot water. The tub was just under half full every time no matter the time of day. Also, our front door didn't seal at the bottom so everytime anyone went by in the hall it sounded like they were coming into our room.

The hot springs and restaurant
Our room was separated by a door to another hotel room. We could hear our neighbors talking which was very unfortunate because we had different sleeping schedules (we woke up early and they went to sleep very late). Needless to say we didn’t sleep very well. On top of that we heard a very loud noise coming from a machine one day late at night and another day early in the morning. The room even vibrated with the strength of the noise. The explanation offered by the security guard was that it might be some hotel staff doing laundry. We believe it might have been some defective coffee machine or something. Whatever the case, we found it very hard to have a good night sleep which is the bear minimum we expect from a hotel.

The elevator was not working when we departed Monday morning. Not sure of the cause, but carrying a suitcase down 3 flights of stairs was not ideal in the cold.
