About this farm stay rental
Hop Farm is a charming farmhouse with all modern amenities, dated 1715 with its own, exclusive and astonishing, full-size heated indoor pool, which ranges from 3ft to 6ft in depth, 6 bedrooms, four bathrooms and parking for 6 cars.
Hop Farm offers accommodation normally for 12 persons. Up to two extra persons are allowed and are charged at a nominal rate of £60 per person per night for which they are provided with sleepover beds. Babies in arms are free of courage .
We have a three-night minimum stay.
Hop Farm is brilliantly situated in the back-of-beyond real farming country of East Kent, yet it is less than 2 hours from London by car, 1 hour by high-speed train, within 30 minutes of the Channel Tunnel and Ferry ports, and 45 minutes from Ashford for Eurostar (Paris or Brussels 2 hours).
Hop Farm has a beautiful all-weather heated swimming pool for your exclusive use, Wi-Fi, barbecue, with seating up to 14 and two table tennis tables.
There is also a 5-a-side football pitch.
Next to Hop Farm is our beautiful, private grass tennis court which we can share with you. Just ask when booking should you wish to use it. Hours available are 11am to 1pm daily. You will need to bring your own racquets, tennis balls and tennis shoes. Being grass, the court is closed in the autumn and winter, normally October to May.
Hop Farm is surrounded by fields and lovely Kent orchards which are ideal for country walks. Coppers Bistro in the nearby village of Preston, the Anchor Inn, Wingham and the Duke William, Ickham we can recommend for family meals.
Interesting places to visit nearby include historic Sandwich (with several golf courses including the world-famous Royal St George's Golf Club), Canterbury with its world-renowned Cathedral, city walls and designer shopping and the nearby vineyards for Kent wine.
There are many children's attractions very near, including Wingham Wildlife Park, the famous Howletts Zoo, Roman Richborough Castle and Ramsgate, Margate and Deal beaches. Dover Castle, the second-biggest fully-intact castle after Windsor, is always a hit with children. And then there is the astonishing Whitemills Wake and Aqua Park at nearby Sandwich, just the thing for the young - as well as those of us not so young who would just like to experience the thrill of childhood once again! The property is very impressive , easily designed to support our family of 10 adults and two children and a dog. The large bedrooms and modern bathrooms were very suitable. The reception areas were comfortable and well appointed. The well appointed kitchen allowed meal prep. Overall the property could be described as period and charming. The high success was the in-door pool which the family thoroughly enjoyed. The terrace welcomed bbqs and family gatherings in the sun with ample seating and umbrellas. More entertaining was the tennis court, play area and sheep tended in the nearby field. The location is wonderful in the garden of Kent with apple orchards and sunflower fields in the vacinity. This was an excellent family holiday location.

9 of us ages ranging between 12 and 76 plus dog had a great weekend. Lovely house in rural, peaceful location. Very well equipped, plenty of room inside and out and fantastic facilities. Lovely warm welcome from Jenny the friendly housekeeper. Everyone loved the amazing pool, some played tennis (badly) courtesy of the owners private court, some played boule and others relaxed. EV charging on site was a bonus. We visited Canterbury en route to Hop Farm and Sandwich (can recommend the Crispin Inn for lunch) and were sorry to leave.

The property is big, clean and really well equipped. The pool and tennis court were perfect for our group of 6 adults and 6 children as we all enjoyed using them. The rural location is perfect for a secluded getaway but still with some great places to visit nearby. The hosts were excellent and very accommodating.

Peaceful rural location with easy access to local amenities and places of interest. Delightful well laid out house providing facilities for all ages, 9 - 82; the pool particularly was used a lot. Very welcoming and helpful Housekeeper. We all enjoyed our stay.

Lovely stay in a gorgeous house. Jenny and Vaughan are great hosts. The house is really clean and bigger than it looks! Very spacious, and the pool is heated and amazing. Great layout and perfect space for a get together!

The family,3 generations, was celebrating a 70th birthday.
Perfect place for this! The house is very comfortable and easily accommodated us all. We had a private chef come and cook on the Saturday evening which worked well. BBQ on the Sunday. Kitchen and BBQ both well equipped.The swimming pool was a big hit with the children and therefore the adults! Jenny was very helpful. The surrounding area is lovely.

There was 14 of us & 2 dogs staying to celebrate a 60th birthday. All of us had an amazing time. Children & adults were in the pool all day , playing football , ping pong etc. beautiful location so peaceful. Thank you Jenny for the gorgeous honey .

Thr house is very spacious and lively , bit of the way out and hard to get a taxi , but you have everything you need there , all cooking equipment , games , Bbq , swimming pool , we had a brilliant weekend not laughed as much for a long while just what i needed thank you , Hosts really helpful as well .

I’ve stayed here at least 6 times, both with family and groups of friends, love it. Great location, excellent facilities, plenty of bathrooms, fantastic pool with table tennis, very well equipped kitchen. Highly recommend.

We went to Hop Farm for a long weekend to celebrate our Golden Wedding Anniversary. There were 8 of us, 6 adults and two children. The lounge and dining room are spacious and very comfortable for family times all together. The grounds are lovely, lots of space for the children to run round and play football. The swimming pool was wonderful and a great hit with all. It is well situated and we were able to visit Broadstairs, Deal and Sandwich - all of which are well worth a visit. There are also lots of farm shops for fresh food nearby. Communication with Vaughn and Jenny was excellent. We couldn't have chosen a better place for our celebration.

Really nice place, weather let us down a bit but kids happy in pool. Can’t get a takeaway delivered but we picked lovely fish and chips up from Sandwich (Ossies). Bedrooms are nice and have character but only 2 have en suites. All in all would recommend

The house was well appointed and clean. Very good sized rooms and with more than enough space for us not to be under each others feet.
The swimming pool was an absolute delight and was the highlight for the children.
The hosts were very attentive and queries we had they answered immediately.

We had a lovely stay at the Hop Farm. Myself, husband, 17 and 11 year old and our friends and their teen/tween children and 2 small dogs. The house was perfect for our 3 night stay. The living, dining and kitchen areas were spacious for all of us and the bedrooms and bathrooms/en-suites were all perfectly adequate for our stay. The pool area was amazing and the kids (and adults) loved the pool. The outdoor areas were very spacious and would be great when the weather gets better!! The kitchen has plenty of crockery and cutlery the only thing we felt was missing was maybe some large oven proof dishes as we did cook for all of us and that would have been handy. But a minor detail. The hosts were great with communication prior to our stay. Jenny was lovely and very welcoming and at the end of the phone if we needed her. We really enjoyed our time here and would definitely recommend this to anyone looking to stay somewhere like this and to family and friends - we would consider coming back again. Thank you for a lovely time.

Everything was very good with the only small thing that could be improved was heating in the sitting room and bedroom, which were much colder than the rest of the house. We had to use supplementary heating, however, which was provided. Host came to see if all was well. The children loved the pool in wintery December. So five stars all round.

Hop Farm is a great location for a peaceful kid friendly stay. The farm has a great layout, and gives you options to be as noisy or as quiet as you like without the worry of disturbing others - great for the kids and adults alike!
The pool is a great asset and we loved being able to use it when we wanted and for as long as we wanted …. It’s a large area and can be a little chilly out of the water at this time of year. The exercise bike was a nice surprise and we used it to good effect.
The kitchen was well appointed and we made good use of the space, cooking and chatting whilst feeding the kids as a first sitting,
We did try to use the 6-aside field, but discovered a few dog leftovers presumably from a recent occupation, bit of a shame that people are not as considerate as they should be!
Overall it was a great few days and we all enjoyed ourselves, thank you!

There were just 5 of us using 2 bedrooms. Not luxurious but adequate. Kitchen could be a challenge for 12. Could do with updating furniture and equipment and the house needs some TLC.
Vaughan and housekeeper Jenny very friendly and helpful.
The main purpose of the break was to provide daily swimming for the children aged 7 and 5 and the pool was great:warm,clean and plenty big enough. This was enough to make it a successful trip.

We stayed here with family for our wedding which was at a nearby venue. What an amazing house house, it fitted all the family nicely and had so much entertainment for our little children, from the swimming pool to the tennis court to the sheep in the field. Our 4 year old son didn’t want to leave! The house was very clean and had everything we needed, like a high chair, travel cot, plastic plates for the kids and even a child’s tennis racket for the tennis court.
We can’t wait to come back next year for our wedding anniversary!

It was as we expected, for our family group. Made good use of swimming pool, table tennis. Thank you very much for allowing the use of tennis court, much appreciated. Four of our group thoroughly enjoyed the water park. Great fun for the rest of us watching. So close to many seaside resorts. Family came from Norfolk, South London and Sweden.

The highlight for the children was the swimming pool which they only left to eat or sleep. With the children happy, so were the adult members of the family. A place to remembered for a long time to come.

Our stay was for my husbands 70th birthday, which also fell on Father’s Day 18th June.
We had our grown up children and grandchildren with us, it was the perfect family weekend away making memories. There was something for everyone, the pool being a big hit for all. It was all planned as a surprise and it didn’t disappoint. I would definitely recommend this beautiful property for a friends or family’s to get together and relax.

Great reception with plenty of explanations. Ideal for the whole family from Grandparents to 5 years. Lots to do on site, we didn't need to go out. Tennis and Swimming were the most popular with everyone. Shame we had to come home.

This was a short break booked for all the family to come together, I chose this property as it had a indoor swimming pool and it did not disappoint. My Grandchildren whom can both swim could not get in the pool quick enough. The house is spacious and yet cosy and the kitchen is very well equipped which enabled us to prepare and cook when we wanted to.

We stayed at the Hop Farm for the early May Bank Holiday and I must say we couldn't have been happier with our stay. The cottage was amazing! Lots of outside space for children to run around safely and the indoor swimming pool was a firm favourite. Jenny the host was very welcoming and helpful with any enquiries we had. Hop Farm is a beautiful spacious and peaceful property, set in a very quiet location. I have just spent 5 days there for Easter with my family, the grandchildren adored it especially the stunning indoor heated pool which made our holiday. The house itself is large, clean and tidy, it has everything you could possibly need. The garden is also large and nicely maintained with lawns and fields for the children to have fun in. We took our kites and they were amazing as it was quite windy, however also included at the property was football, cricket, tennis, rounders, boules and a lovely little canavan for the children to play in, they were literally spoilt for choice! The housekeeper Jenny is lovely, very friendly. We had an incident with the boiler through no fault of ours or the owners but they were quick to supply us with extra heaters and lots of wood for the woodstove in the lounge. It was very cosy.
It was lovely to meet Vaughan the owner as we were leaving, a very friendly man who much to the children's delight showed them his vintage cars. We visited Stodham Nature Reserve and the Hornby Musuem, both were close by and well worth the visit.
I highly recommend this property and hope to return again with my family one day.

As a family of 12 we had an amazing weekend. Plenty of space to be together or space to be quiet on your own. We swam each day in the pool, played games inside & out, walked and just chilled. The location is very rural and peaceful.

The layout of the property, the character of it and the the location were all fantastic.
The sports and entertainment equipment that was available for use, not to mention the pool was really impressive.

We celebrated a family 80th birthday at Hop Farm and the place was fab. Jenny, the Housekeeper was very friendly and informative. I only wish we had been able to stay longer to take more advantage of the pool and the locality for its walks.

Hop Farm is a great place to stay. Large enough to accommodate ten of us very comfortably. Spacious kitchen, dining area & lounge. Our grand children made good use of the swimming pool. Jenny was very welcoming & responded to any queries very promptly. There are multiple footpaths to explore in the vicinity. Canterbury and Howletts Zoo within 30 minutes drive. Highly recommended!

Easy to rent from the start right through. Quick responses to questions, friendly welcome. The house was great for our combination of ages, couples and teenagers. The pool was wonderful. Kitchen is fully equipped. We had everything we needed. The setting is idyllic and the dogs had great fun. Definitely recommend this lovely place.
