Beautiful old property in a lovely street, just a short walk to the town centre. For breakfast they kindly made gluten free cereal and bread available and a delicious fresh fruit salad every morning. Great for me! The toiletries were some of the best I have found provided, and supplied by a local shop!

Very clean everywhere, comfortable bed and bed linen ( though duvet was much too hot even with the window open). Plenty of towels, nice toiletries, location very handy on foot for all town facilities, free on- street parking. Easy check in and access. Fresh fruit salad for breakfast. Relaxed atmosphere. Clothes storage- wardrobe and drawers. Spacious room. Good shower. Drinks making facilities in room.
No bedside tables. Only very small shelves high on the walls. Poor lighting at bedside. Could bed be resited to fit in bedside tables? Only five hangers for two guests for five days. Two biscuits for two guests for five days. Loud conversations from neighbours in garden and passers by disturbed sleep at times but house was quiet.

TV screen a bit small. Easy chairs in room could have been a little more comfortable. En-suite bathroom was newly refurbished but shower door did not seal. And soap tray in shower sloped badly.

The breakfast had an excellent choice of cold meats and cheeses, cereals, fruit, yogurts, drink, toast and jams, croissants etc. A cooked full English breakfast was also available upon request.
The location although up a hill, was in a quiet area and just a short 10-15mins walk away from The Royal Hall (theatre), my main reason for being in Harrogate. The same distance to town / the train station / restaurants.
The bed was soft and comfortable, the towels fluffy and there were complimentary washing products.
The Wifi worked.
The owners were very friendly and welcoming.
I didn't find it a problem or mind as I'm very easy going, but just to note:
Stairs up to the first floor were steep.
Some might prefer a room with a view. Room 7 has a wall at the back of the house to look at from the window.
The shower area was small, likewise the wall-mounted TV (which I didn't use).
There was a knack to using the door handle to the room.
Floorboards creaked, likewise the room above and you could also hear them running water. Bear in mind it is a house, so you will hear people.
The lighting was soft and not bright (for reading by).
The decor was a mix of modern and dark wood "grandma chic."
The room is kept clean, with a daily fresh mug and water, but isn't made up and you find it how you left it that morning.

Location was great for getting to the town but reasonably quiet. A random girl was screaming for her boyfriend in the early hours of sat night, she was drunk and he was probably a jerk. Will put that down to random rowdiness and hopefully not a regular thing.
Rooms were tastefully decorated, with nice furnishings, bathrooms were nice although mine on the top floor had a sloping roof and minimal space between the toilet and the wall. Anyone on the large size would really struggle to use that toilet.
The wifi on the top floor was slow and I tried it on a Monday am when we were the only ones in the house, still slow.
The roof in the bathroom sloped above the toilet and there was minimal space between the toilet and the wall in front of it, a tight squeeze indeed!
At breakfast there was a good selection of food for the continental breakfast. But on each day for our toast there was one jam and one marmalade mini sachet(about the size of a school rubber) between 2 of us. Seemed like penny pinching, I could have asked for another but should I have too.
Quite a bit of noise from the family who own the place, having said that the lady seemed to be doing childcare, cleaning, laundry, breakfasts, meet and greet all on her own.
Noise from the street, may have been unlucky to have a drunk girl screaming for 'Nathan' for no real reason outside in the early hours(her (jerk?) boyfriend had walked off - she wasnt in any danger).

It’s exceptionally clean, we had a comfortable bed, decor is lovely and we enjoyed a continental breakfast.
An iron in the bedroom would be useful but one is available on asking the owner.

The host was very welcoming and friendly, I also loved that it was a family home. The centre was just 2 minutes walk down the same road which was perfect! The rooms are clean, spacious and beautiful. Can't wait to stay again

Location was good for seeing Harrogate. Continental breakfast was fine. Bed was comfy. Staff were friendly. Parking on the street outside with a permit was easy......
We were in the loft room where the boiler was and it creaked and banged all night. The second night it was very quiet as apparently it broke! This meant we had no heat or hot water in the morning. The owners didn't want to disturb us as the boiler was in our room.....Did we get a rebate on the price as we had no heat or hot water? No........
