About this house rental
Roseneath House occupies a truly outstanding, easily accessible, semi-rural location almost equidistant between the beautiful and historical cities of Bristol and Bath. Built in the late 1850s the building has been transformed into a stylish and modern home with a reassuringly classic ambience ensuring that the expectations of our guests are met, without detracting from the history of the building. The six en-suite bedrooms each has its own unique décor providing groups of up to 16 guests with a relaxed experience.
The large kitchen is a space that works perfectly for groups, providing a convenient layout that allows you to be sociable and cook at the same time. There’s plenty of room to move about in, plus ample worktop space, modern kitchen appliances and table and chairs. Bifold doors allow access to the rear large natural gardens with hot tub surrounded by fields. There is an expansive lounge/dining room to accommodate the entire group. The delights of either Bath or Bristol cities are close by, the train from Keynsham is only a 15 minute walk away, bus routes and park and ride are both on hand or alternatively book a taxi.

The house is spectacular!
We held our wedding weekend at Roseneath house with 14 guests and each guest was amazed at the house & grounds.
The settings are beautiful, the rooms are spacious all with an en-suite, the kitchen & living spaces are beautiful!
We have never stayed in a more perfect setting & it made the weekend magical.
Paul was a lovely host, really friendly & kindly left us to it after a quick & easy check in. Communication was great too.
Overall the stay was incredible and we hope to return for a weekend again in the future.

We stayed at Roseneath House for a weekend for a friend's hen do and it was perfect! The house is in great condition and has a beautiful garden and comfortable rooms. We especially enjoyed the hot tub and the party room at the back. The kitchen was also very well equipped for all of the cooking we did. Highly recommend!

We had an incredible time at Roseneath celebrating my partners 30th birthday. Paul was a 10/10 host - so accommodating before, during and after our stay, even offering to pick us up from the shop with all our groceries. The house is exactly as pictured (if not better) and I’ve never come across a better equipped kitchen in my life. We had a ball.

I can’t begin to praise Paul and Roseneath House enough. We visited over the weekend for a hen party of 14 and to say we were blown away is an understatement.
The house is truly stunning and Paul has thought of every detail from the contents of the kitchen to the decor. He communicated regularly in the lead up to our visit and was on hand throughout the weekend if we had any questions. The check in process was smooth and informative and enabled us to have the most fantastic weekend.
The views of the countryside are epic but you are so close to Bath and Bristol which is really ideal.
We can’t give enough praise! The house was perfect and we will definitely be back! Thank you Paul for such a wonderful stay.

We came for my friends hen weekend and everyone absolutely loved the house. It was perfect for what we needed, we enjoyed the hot tub, stunning gardens and the house had everything we needed. The rooms were all presented perfectly, and Paul was very friendly and flexible, even meeting us earlier to check in. Thanks so much, will definitely recommend!

13 women stayed at this property for a hen weekend away, it was fantastic. Enough parking for all cars and rooms are very spacious. Kitchen has everything you could need. hot tub is added luxury, close enough to bristol city centre for a night out and taxis and takeaways are easy to get from this property 👍🏻

Our weekend at Roseneath was incredible. Main pros: the house is stunning! The pictures don't do it justice - the upstairs has so many spacious, lovely bedrooms, most with really nice en suite bathrooms (it felt like a luxurious hotel!). The kitchen is incredible with amazing utensils and cooking appliances. The dining room is also really well decorated and there are tons of big tables - perfect for group dinners or breakfasts outside and Paul was nice enough to set the table for our party size. Paul overall was an amazing owner/host and has everything ready for us, really thoughtful touches (towels on each bed, prosecco for us in the wine fridge, mini shampoos in each bathroom, etc.), and was super attentive when we had an issue with the drainage/sockets briefly. The only (very minor) not upside to the house is that it is off a busy road and wasn't as easy as we hoped to walk to from the train station, but Paul provided a list of easy taxi companies so we'd just recommend taxiing from the station if you have luggage :) other than that fab time at Roseneath we won't ever forget!!

Had a lovely stay with 13 friends at the house. Really well equipped kitchen, nice bedrooms and a great garden for hanging out. Nice walks around the area and overall a great place to celebrate a special occasion.

Fantastic NYE stay!
Stayed over the long NY weekend (16 of us is from baby to adult). House was beautiful, Paul was super helpful and the location is great. The kitchen had more than everything we needed and was a great space to cook. The living spaces were large and we comfortably sat around the table in the dining room. Bedrooms were all lovely and each having an en-suite was very handy. Water pressure was good and as long as we didn’t all have a shower at the same time there were no issues with hot water. We used the hot tub and Paul had ensured it was ready to go the whole weekend. We saw deer running from the bedroom windows and there are many lovely walks either directly from the house or from a few mins drive away.

The house is a beautiful building and close to a station and shops , with a nice large garden. The layout is perfect for families or large groups as there are a few communal areas to enjoy, with bedrooms large enough to sneak off for some peace and quiet. we ate in the kitchen and the dinning room, stayed over Christmas so enjoyed a lovely big tree provided. Prepared and ate great meals, it's like a professional kitchen !!

Perfect house for large family Christmas get together!!
The house is a beautiful building and close to a station and shops , with a nice large garden. Such a beautiful house and gardens. The decor is lovely and the rooms were all very comfy.

There are so many positive things to say about Roseneath and Paul I don’t know where to begin!
What an absolutely stunning house!! The photos although lovely really don’t do it justice, it has such a wow factor!
The kitchen is equipped with everything you could possibly wish for, really thoughtful food packages and a pretty exceptional wine fridge!
The rooms are beautifully decorated and very spacious, all with en-suites and really good quality linens!
The hot tub and grounds are in perfect condition and the surrounding views are stunning!
Paul has been the most helpful host, having supported in moving the booking twice, allowing us to get in slightly early to set up and making our stay effortless with helpful info!
We are already thinking of occasions we can come back for. Just perfect!!

Everything about my stay was amazing. From all the information Paul provided prior to our stay, to the check-in process, and also assisting with slight issues we had during our stay. The property itself was absolutely amazing, the pictures and the description on the app do not do it justice. I cannot more highly recommend this property.

Great weekend away!
We had the best weekend away and were blown away with how amazing Roseneath is! The property and surroundings are stunning, modern and extremely spacious. We were lucky to have beautiful weather to enjoy the outside areas, but this is a great place for either a Sunmer or Winter break. Communication with Paul was top notch from day one too. Couldn't fault a thing and will definitely be back!
