The apartment is great located and is finished to a very high standard with mod coms. Spacious and comfortable apartment overlooking Holyrood Park, with stunning views of Arthur's Seat. To add more comfort and privacy to your stay its main door apartment (no stairs .no lifts, etc.)
The 3 bedroom apartment is ideal for up to 7 guests and is centrally located - an excellent base from which to explore Edinburgh with everything very close at hand.

Ideal for what we wanted as daughter was running in the Edinburgh marathon. Comfortable beds, Clean and tidy. Only downside was only 1 car parking space and we had 3 cars as we came from different areas.

We celebrated our 30th wedding anniversary via Hogmanay with family and friends. The property was so very clean. Kudos to housekeeping. Paul was easy to communicate with during the whole process and during our stay. The apartment serviced 7 adults. The pull out sofa in the living room worked well and there's a door to that room (vs an open living space), so it was as private as a bedroom. Great week of eating, drinking and being merry!

Good sized property for 4 adults and two children. Very well situated, most places we wanted to go (Playhouse, Dynamic Earth, Dept. of Magic, Museum) all within walking distance. Good convenience store and takeaway just a couple of minutes away. Would happily return.

Location was as represented in the photos. Flat was clean and comfortable.
Host asked us prior to arrival about how the beds should be configured. This was a nice touch. We chose "king" beds rather than 2 twin beds in the rooms.
Parking spot was an added bonus. We had a rental car we drove back from the Highlands and drove straight to the flat to unload our baggage, then returned the car.
Overall a pleasant stay.

This property surpassed anything we could have hoped for. The location was convenient to touring, grocery store and a park. It has plenty of space for our group and was in a quiet neighborhood. We thoroughly enjoyed the space.

The water pressures was so much that we sometimes got water on our bellies instead of on our hands. There were no wash cloths, just towels. The manager didn't email his instructions to us until we had already boarded the plane so we didn't have any way of knowing how to get the rental until the manager came to the place to let us in . The boiler didn't work for heat or hat water until the maintenance man came several hours later. After the first day and night we were
altright.

This location was perfect for three couples. Having access to three king sized beds, a full kitchen and washer/dryer made this location perfect. The proximity to the Royal Mile and Arthur’s Seat made walking everywhere super easy.

Could have been better.
Checking in and out was easy. Disappointed with dark small living/dining space which was small for a 3 bed 2 bath apartment. Also, opened closet door or ensuite bedroom and found two wet towels stuffed on a shelf. Ensuite bath sink is a disaster! Turns on quickly and splashes out all over cabinet and puddles in floor drenching user. Had no paper towels anywhere to clean up puddle so had to use wet towels found in closet. Bedrooms were big, beds excellent, pillows small but comfy enough, and well lit. Kitchen was dismal in color and look, felt old and outdated. Floor in living area was not clean with a small pile of dirt by sofa foot. Location was walkable but impossible to get an Uber or taxi. Uber canceled 2x because they thought our address was the Brewery 2 blocks away. At check out we ended up hailing a stranger in the road to take us to the airport because Uber couldn't find us again and no taxi was available. Part of the problem is poor wireless connection at property.
Great plus was the Indian restaurant down the block and tiny store...without which we would have had no food since we had no car, no Uber and no taxi.

Comfortable, spacious, good location, could be 5 stars but...
Pros: Good size bedrooms and bathrooms, nice lounge/dining room and quite a big kitchen. Very clean, good decor and nice that it's on the ground floor. Great location, within walking distance of the Royal Mile and off-street parking for two cars( although someone else was using one of them).
Cons: Kitchen could have a few more utility items. Only one tea towel, no washing up brush/scourers, exactly eight plates, knives, forks and cups for an eight bedroom flat is a little limiting. And the dishwasher did not work.
The most concerning thing by far was that when opening the boiler cupboard at the end of our stay we encountered a sticker on the boiler stating that 'This appliance is unsafe and must not be used' .
Clearly unacceptable and I hope that this is rectified before this great flat is used again.

Excellent base for a weekend celebration
The accommodation we booked lived up to expectations. The area was quiet and near Holyrood Park for walks. Well planned layout.Good parking, warm and lots of hot water. Everything worked well.
A few extra saucepans, serving bowls, a colander and extra jug would have been appreciated. Otherwise perfect.
Can recommend this accommodation for a very special stay.

Modern and clean apartment Great size for family or groups of people. Nearby is a shopping centre for groceries.Good facilities. Good location for a sightseeing trip
Paul met us on our arrival & explained where things were. Spent 3 very comfortable nights in this quiet location which was close enough to walk to all the sights.

Clean, modern property
I stayed here during the Edinburgh Festival /Fringe with my husband and 3 teenage daughters.
There was plenty of room for all of us and the facilities such as WiFi, dishwasher and washer/dryer were all there and working.
The beds were extremely comfortable which was very welcome after a hard days walking round the shows.
I've only marked the property down due its location as it is a 30 minute uphill walk to the centre of the city. However the location is very quiet and convenient for a local shopping Park and main roads.

Fantastic
The property was clean and very comfortable for the 6 of us. Located in a beautiful location you can't go wrong. The property backs up to Holyrood Park with easy access to hiking, lakes and the Royal Mile. Also a large grocery store and the Hop On Hop Off Bus stop are located within an easy walk. It was great having the large kitchen to make breakfast and an evening snack. I would definitely stay here again.

So close to the city's must-see attraction!
This rental was perfect for our family of 5. Paul was extremely accommodating and friendly. The beds were super comfy after a full day of walking the streets of Edinburgh. The rental unit was clean, quiet and conveniently located; only a short walking distance to the shops, cafes and top tourist attractions. It also included private parking which is a bonus so close to the city centre. Would recommend this vacation rental and may stay here again in the future. Thank you Paul!

Great location, good size and very clean just like the photos online.
Very well located, we used it for a family reunion and it was just fine. It was very clean and comfortable with new features. When you walk out the front door and turn right a hundred yards down the road is an entrance to hollyrood park. A quick stroll across the park leads you to the palace and the royal mile. Overall we were very impressed with the property.

Perfect for our family
Paul was very accommodating and helpful in getting my American family of eight settled into the apartment. We loved that it was on the 1st floor so we didn't have to lug anything upstairs. The facilities were immaculately clean and we had everything we needed, although one of the hair dryers wasn't working. Neighborhood is very quiet and the walk to the bottom of the Royal Mile wasn't bad at all and took you past the Holyrood House. We were also thrilled to discover it was only about an 8-minute walk through a lovely park to the bottom of the Arthur's Seat hike, which is very much worth doing if the weather is right. Would definitely recommend this flat for families.

Perfect location, great space!
We loved this flat! We were six travelers staying 4 nights, picked this flat because it was one level, had separate beds for everyone and of course location. You can be at Holyrood in 2 minutes, we found "secret" entrances. Food store a 5 minute walk, and Royal Mile is just around the corner. There's also a Chinese take away on the next block, for those post-Rose St pub crawl needs! The area is very quiet, and though this is a multi-unit building, we never heard neighbors. The flat was nicely furnished and very clean. It's so nice to be able to have meals / snacks at home, this place had all we needed once we got the food. The beds were very comfortable and Paul had them all set in the right configuration when we arrived. Was also great to have laundry available, makes packing for a long holiday so much easier! Though we arrived late in the evening, Paul met us on arrival to make sure we knew about the flat and the neighborhood, also leaving us some great shortbread to enjoy. When asking the group for feedback, the only negative we could think of was that one of the two hairdryers didn't work, which didn't even impact us. We rented a car for part of our stay, so having the parking space was fabulous. You won't regret making the reservation here!

Lovely accommodation in a great location
We loved our stay here. It was a great location and only a short walk to the Royal Mile. Taxi's are super cheap here as well so when we went out in the evening it was so easy to get around. Great host as well. Very knowledgeable about the area. Only downside was the sofa bed was very uncomfortable but other than that it was a fantastic stay!!

Wonderful flat in a quiet, central location
We had a fabulous stay at this very lovely apartment in the heart of Edinburgh. It is positioned in a very quiet neighborhood, and can be used as a great base to explore Edinburgh. Its location is definitely one of its greatest advantages, as you can get to the Royal Mile in less than 10 mins, many other sight-seeings and areas-to-visit by foot.
The apartment was clean, spacious and well-equipped. It was a relaxing experience and Paul (the owner) was very friendly and helpful. I would definitely recommend this property to families or groups; we were two families – seven people and felt indeed very comfortable. We had a wonderful stay in this flat and would gladly stay here on a future visit to Edinburgh- we highly recommend it.

Great location in Edinburgh
The apartment is about 10 minutes from the end of the Royal Mile putting most of the city centre within walking distance.
The apartment itself is spacious and comfortable, for in our case 6 adults and a 3 year old.

Perfect stay in Edinburgh
My family of five stayed comfortably in this apartment. It was extremely well kept, in a quiet neighborhood and the perfect location for discovering Edinburgh. It was less than a five minute walk to get to Holyrood Palace, the path to hike Arthur's Seat or the Royal Mile. A grocery store was not far from the apartment, The owner, Paul, was very accommodating, leaving us fresh strawberries and a bottle of wine. I would highly recommend this apartment for your stay in Edinburgh.

Great location and just as advertised!
We shared the apartment with another couple who was on vacation with us. There was ample space for all of us. The kitchen, bathrooms and bedrooms were well stocked with necessities. The apartment was clean and looked very new inside. The wifi and television worked well. Yes the floors did creek when you walked like the other reviews said. But there is really nothing that can be done about that and after a while we didn't notice it. There was also a parking spot right next to the apartment.
Paul met us there promptly even though he had to wait for us to arrive due to traffic.
Overall great place to stay!!!

A wonderful flat in a perfect location
The location is ideal, The Royal Mile & Princess St is short walk away .The flat is comfortable , clean and tastefully furnished in a quiet secure street, with a fully equipped kitchen it is ideal for a family and makes a much better holiday base than a hotel. It was a joy to come back to after long days out. It really does feel like a home away from home. We stayed for 4 nights and completely enjoyed our time there. We would highly recommend it.

Disappointed
This property has so much potential - but cleanliness in areas, and VERY squeaky floorboards lets it down.
It looks very inviting from the photos however, more attention to detail could improve this property immensely.
We were staying the weekend as our husbands were going to the rugby. The location is good - in terms of bus route to Princes Street, walkable to a Sainsbury's, and car parking however, these are the only plusses.
When we arrived, the property did smell clean (bleach), however, I'm unsure what had been cleaned as we had to clean the sink and draining board ourselves, also the work surfaces. I swept up a small pile of dust from the wooden floors, and as a previous review stated my slipperettes soles were filthy. The shower room handle was broken (my husband repaired) as was the handle on the wardrobe (my husband also repaired). 3 cups had black cracks on them - we pointed this out to the young lady who gave us the keys. Does anyone check the state of crockery and cutlery? The cutlery drawer was filthy. We did not clean this, and removed the cutlery we needed and did not put them back in the drawer until we were leaving.
There were no instruction manuals for any of the appliances or TV, nor were there The biggest issue however, is the SQUEAKY FLOORBOARDS. This is absolutely ridiculous. We are late bedders, and my friends are early risers, therefore we were all wakened and kept awake with the loud noise. This has to be repaired.
Otherwise we had a very enjoyable weekend, the beds and bathrooms were clean, and we had car parking. The apartment has so much potential but now getting very tired. I look forward to hearing Paul's comments.
I will not recommend this property. any information documents, informing us of bus routes, restaurants etc.
