Whether a group of 4 or 14, guests have the accommodations and privacy of the entire 2800 sq. ft. house which includes 5 bedrooms with 3-1/2 baths. This home also includes a fully stocked kitchen, living room, Smart TVs, dining room, laundry room, free Wi-Fi and so much more. The front porch area is perfect for relaxing in the swing and visiting with family/friends. The back porch area is equipped for grilling and eating outside.

We had a great time hanging out in this cute, old house. It reminded us of our grandmother’s or great grandmother’s home. It was very sweetly decorated and comfortable. We enjoyed each having our own rooms and having coffee on the front or back porches. The neighborhood was very clean and quiet. It was a very enjoyable, relaxing weekend.

Awesome Weekend! First of all, a Big Thank You to Mrs. Diana Phillips our host. The house was exactly as advertised. Very clean and cozy. Very convenient location. Close to Main Street where all the shops are located. The Welcome bottle of wine was a big cherry on top. We would definitely book this place again.

This is the most perfect house we have ever stayed at in Fredericksburg! Plenty of room in anything you need is available. Such thoughtful touches they have added to this house. Perfect distance to walk to town to go shopping or eating. Very quiet neighborhood and felt very safe. The owners were so nice and helpful with anything we needed. We will definitely stay there again And can’t wait!

We had a wonderful time staying here for my partner's birthday. We are a group of 8 adult friends (4 couples), and we loved staying at this house. It was HUGE (there are so many rooms!), full of character, and it had everything we needed for our stay. Diana was extremely communicative and caring. We especially loved having a cup of coffee on the front porch swing in the mornings. Would 100% stay here again. Amazing.

We are a 50+ group of 9 ladies - "Fristers" - This Place was FANTASTIC! The accommodations were clean and cozy, loved the creative decor, the artwork, the patio seating was perfect for morning coffee and afternoon wine for us all. Long Dining table for eating or playing games, each had our Beds /Rooms - it was just Perfect! Walking distance to downtown Fredricksburg - Safe, Never even locked our doors. We will be back I'm sure.

The house and ALL of its accommodations were OUTSTANDING!! Diana and her husband were incredible host and hostess! There were 12 of us celebrating my niece, Keely’s upcoming marriage! Dianna was such an amazing hostess! From arrival through check-out, she was so thoughtful and sweet! She gave us a personal tour, came by and unlocked the house for us when the other half of our group had both sets of keys, and even let us know when our friends forgot their extra pillow. Special touches throughout the house really made us feel special: There was a welcome note on a plate in the kitchen, a copy of the local paper, travel brouchures, a local bottle of wine & fudge, a well-stocked candy dish, bathroom amenities, juice, milk, etc., I could just go on & on. The beds are very comfortable, there are extra pillows and blankets placed strategically in the closets for whoever may want them. The set-up of the house is fun, too. We were able to enjoy time together in the living room, dining room, library, & kitchen depending on what we were doing. There was a lot of room to get ready with extra make-up mirrors and vanities in bedrooms so we weren't fighting over space in the bathrooms. Plenty of dishes for cooking & eating. We all had such a great time! We hope to make this a recurring trip!

Our stay in Diana’s house was so enjoyable! It had so much space, comfortable beds, stocked kitchen, and was ideal for our group. We only had 6, but could have easily fit more. It was so cold on our weekend that we didnt walk to Main St but it seems like it would have been a nice walk. Would definitely stay here again!

Diana and Jerald are very thoughtful hosts. When you stay at their historical house, you have everything you need to be comfortable and have a wonderful time. Their home is perfect for a large group. The front porch is a great place for visiting a watching the neighborhood deer eating under the trees. We will absolutely stay again!

Diana has put a lot of time and love into Studio B. It was a step back in time and our group loved it! Beautifully decorated and very comfortable. Diana was available to answer all our history questions about this 161 year old guest house. She also gave us great advice about eating establishments and other activities we were interested in doing. We hope to return next year! PS The patio was a perfect place for morning coffee and evening relaxation.
