The house is over 3 levels and quite spacious with lovely lake views. The master bedroom shares its ensuite with the other 2 bedrooms as the second bathroom is off the kitchen. The upstairs toilet is separate so it’s a good design in that respect. The double bedroom adjacent to the bunk room is arguably better than the main bedroom as it has a better lake view. Also the hot water cylinder is located in the wardrobe of the main bedroom and can be a bit noisy if you are a light sleeper. All the beds were comfortable.
We didn’t cook other than brunch and found everything we needed. Nice to have Netflix available with a comfy couch to snuggle up on - shame we couldn’t light the fire.
Handy to the luge which was a major drawcard for us - and the driveway is steep but not difficult.

We enjoyed our short stay in this property. You need a car to get around as the driveway to the house is very steep. Also this 3 story home will require some heavy lifting of baggage up the stairs. Once there everything is well provided and very comfortable.

Great location, close to downtown and all activity centres. Well equipped and very modern kitchen. The beds were very comfortable and the water pressure for the showers was excellent. The two lounges were very nice and gave the teenagers their own space. We did experience a problem with water heater but when we contacted the management company, a plumber was sent out immediately to fix the problem.

Our family of 4 with 2 older children was delighted with the space and views of this place. The neighbourhood is peaceful - sleeping was easy. The house is a luxury build across 3 levels which we all enjoyed. You do need a car here. Really nice.

Garage roller door was broken and did not open. Door between garage and house was missing. Kitchen pantry doors had been removed. Place looking worn out and can do with an update. Nice views and location.

This property was well equipped with all necessary appliances for a comfortable. Three generous bedrooms and a shared bathroom are on the top level with an ensuite bathroom on middle level.
Great views of the lake and eastern suburbs of Rotorua. This is the best part of the property.
Located in a very quiet part of town and only a 5 minute drive to the town centre and local attractions.
Recommended for a family or two couples.
Would definitely stay here afain.
There are three flights of stairs from the garage to the bedrooms so would be a challenge for someone with mobility issues.

This was a wonderful place to stay. It was kind of clean, not really dirty but some cobwebs and the patio had not been swept for a while. But the rest of the place was wonderful. Great location with a beautiful view. Lots of amenities very comfortable. Would definitely stay again.

Lovely big house on multiple levels. Only 3-4 km from the centre of the city and close to Gondola, Luge and other attractions. Suits a bigger family group with 2 bathroom/toilets. Down a steep drive with a garage and space to park one more car at the front of the garage. Clean and spacious.

The bach itself was lovely and as advertised. Cool little place. Beautiful view of the lake, clean, and warm. The company managing the property performed poorly. A series of errors: The key was not there when we checked in. Apparently they called that day before to tell me that check in would be delayed (not ideal as we had plans on a timeline, but these things happen). However, I never received the call from them, and then had to chase them up when we arrived and could not get in. They had the wrong number, which they say was my data entry error, and I say was theirs. Regardless, when you call someone and it is obviously the wrong number, a follow-up email would have been sensible. Linen was left in a bag outside. It was not until the next morning in a cold shower that I realized the hot water tank was turned off. I could not see a sign telling us to turn that on in advance, and would generally expect hot water to be on when we arrived. If it were my bach, I would consider another management service.

Pleasant Holiday Bach
We thoroughly enjoyed our stay.
Lovely home with all the essentials.
Just shame about early morning wake ups with neighbours driving past bedroom window.
Needs a indoor clothes horse to hang up togs and towels.

This house was comfortable and we enjoyed our stay. The kitchen is well equipped and had everything we needed. The drive is super steep but we managed to get two SUVs into the garage without any real issues. We had a few minor issues:1. None of the fry pans provided work with the convection stove.2. It was cold in parts of the house (this is probably a New Zealand thing - it's cold inside lots of places here) - we could heat the main rooms and the bedrooms but not the other spaces.
