About this apartment rental
Situated in the heart of the Old Town the Grassmarket area changes with the differing hours of the days. From cosmopolitan cafe dining to a more lively night life area you will never be too far away from the action and places of interest to visit. All major tourist attractions within easy walking distance.
The apartment is on the third floor (top) and is cosy and warm. We do not accept stag/hen nights or large groups of party guests.

Clean, comfortable flat in an old building on the 3rd floor without lift. Lots of charm and ideally located for all possible visits.

1. Excellent location. Expect outdoor noise (vehicles, music, people) because of this excellent location. It does quiet down by midnight, however, there are always verbal stragglers about.
2. Immaculate apartment.
3. Very comfortable mattresses.
4. Easy to operate washer. There is a drying rack that plugs in.
5. Wonderful breezes from all rooms.
6. Staff person at Café Jacques was very kind and welcoming (he saw us unlocking the front gate and checked to see if we were managing okay).
7. Contact with owner was easy. We received a standard email close to check-in time with all the needed information (simple in fact). Additional information was provided within the apartment which was clear/easy to understand.
8. We really appreciated the coffee/treats. It would have been nice to have an extra or larger ice-cube tray (we like ice in our drinks).
9. The owners have thought of everything!
10. If you want to be close to Edinburgh castle, restaurants, pubs, shopping, Saturday market, bus tours, this is an ideal spot. I would love to return.

This apartment was fantastic! Great location right in the center of activity. Beautiful views of the castle. We could hear the bagpipes and music from the stadium. Be prepared to carry luggage up three flights of steps. That was a haul but well worth it. Cheers!

Great location on the Grassmarket. Restaurants and bars right there. A little loud at night with the windows open because of the bars recycling glass. This is a walk up three stories of steps. We liked the place, location and cleanliness. Easy process.

This is a great flat right in the middle of Edinburgh. Easy to walk to everything so we just parked the car for our entire stay. Plenty of space for our family of four, appreciated the washer and heated drying rack so we could do some laundry. We were there over a weekend so the street noise from the pubs went well past midnight, but the bedrooms are on back side of flat and with a sound machine going we couldn't hear it. We will definitely try and stay here again if we return to Edinburgh.

So comfortable and an amazing view back up to the castle and overlooking Grassmarket! Lots of space, tastefully furnished and everything you could need. Comfy beds and a decent shower as well. Care package was a nice touch and greatly appreciated. An A+ experience. However, be aware that there is an old twisty staircase up a few floors to get to the flat. While we loved it it could be challenging for some. Also, it can get a bit noisy at the front of the flat that overlooks Grassmarket, but we found the rooms reasonably quiet…except for some enthusiastic seagulls one morning! We’d definitely recommend and return.

This flat in Grassmarket is extremely nice, comfortable and beautifully appointed. The location is excellent. You do have to walk up three flights of circular stone stairs, but we managed it fine (and my friend and I are each almost 70). There is a fair bit of street noise in that location. It was not a problem during the day. But one night we did hear loud club music until 2 am. So if noise bothers you or if a quiet place is a priority, then the Grassmarket location might not be the best place for you. The owner/ manager is very responsive.

What a lovely experience staying at this incredible place! The rooms and beds were comfortable and the views from the windows onto the grass market and castle above were absolutely stunning. Thoughtful touches including milk in the fridge for our morning coffee! Washer doesn’t dry clothes but they offer a drying rack. Hallway leading to flat is a narrow 3rd floor walk up that always smelled pretty badly either from age or people smoking in the corridor below, and stairs would not be manageable for someone with mobility concerns. All in all 5/5 for this lovely gem. Whenever I am in Edinburgh this would be my go to place.

What a great apartment in the middle of everything. The views of the castle are fabulous. The kitchen and living room overlook the active street below and you can do a lot of people watching from the comfort of your apt. The street noise is not bad at all as Grassmarket street seemed to close down early and the rooms are facing the back of the building.

We enjoyed being close to everything at this property. Rooms were spacious. We appreciated the little extra of juice and cookies as well as coffee and tea. Three flights of steps were challenging with luggage—so be prepared for that and you will enjoy this place.

Our stay here was absolutely amazing. From location, to the condition of the property, to the small details such as biscuits, tea and milk we had an absolutely delightful stay! I would highly recommend here - such an excellent location close to everything and really great communication.

The apartment was wonderful and quite large. Everything was spotless, the beds were comfortable, the kitchen was well-appointed, and there was plenty of hot water for taking a shower at the end of a long day. The living room was stocked with travel guides and leisure reading as well as family games and DVDs. (We never turned on the tv or watched the DVDs, but they are there if you want them.). As others have noted, the stairs are a challenge: winding stone, uneven steps, and no hand-rail. They were fine for us, though I would caution anyone with mobility challenges to be aware. The fact that the security gate doesn’t lock was also a concern — we made sure the keep the front door locked. The neighborhood restaurants use the back courtyard for storage and rubbish. As far as neighborhood, the location just off the Royal Mile and by the castle can’t be beat — plentiful shops, pubs, and restaurants right there. It was fun to people watch out the front window! We would definitely stay again.

Sunny and spacious apartment, it was well-equipped and comfortable. The host was helpful and instructions for everything were very good. While the apartment itself was wonderful, the downstairs security door was always standing open despite many signs instructing people to close it. Guests should be aware of three flights of steep stairs in a dingy entryway, which were difficult to navigate for an older family member. A great place to stay as long as folks are mobile!

The Edinburgh flat was lovely. We were surprised by how lively and loud everyone on Grassmarket Street was Saturday night, but Sunday night was very peaceful.

Wow, what a charming flat right below beautiful Edinburgh Castle. We felt like we were in a fairy tale. This flat had everything we could need, including laundry facilities. The location couldn’t have been better, we enjoyed the Grassmarket area and were surprised how walkable the entire city is. The beds were comfortable, kitchen well stocked, and what a lovely gift of shortbread and fudge upon arrival. We cozied up with the gas fireplace many evenings, and enjoyed watching the lively square below from the window seats. This family of four from Canada 100% recommends, and hope to return one day!

We enjoyed our stay very much. Make sure you are able to climb 3 flights of rock steps to get to apartment but well worth the climb. Very convenient to walking around the royal mile.

The flat was in the perfect location...just below the castle. Taxis, buses and shops were right there. The flat was clean, bright and good sized for 2 bedrooms. The only draw back were the stairs leading to the flat. Other than those, it was a wonderful stay! Thank you!

This was a great property in a great location. Derek was an excellent host - very accommodating. The apartment was well equipped and very comfortable. Be aware that there are a number of steps to get to the apartment which is to be expected in an old building. Highly recommend this property...thanks Derek for everything!

We stayed here for 5 nights when we were visiting Edinburgh. The location is awesome. It's right in the grassmarket, and you can see the Castle from both bedroom windows. There are a bunch of great restaurants right there in the square, and the flat is centrally located next to all the great sights. It couldn't be closer to the castle.
The flat itself was great for our family, and felt like home while we were there. It had everything we needed, including room for our two girls to have their own room, separate from ours, a living room, and a kitchen. We really enjoyed this place and would definitely stay there again if we were in Edinburgh!

This flat is a solid 4 stars. It is clean and comfortable. The location is in the heart of Edinburgh in Grassmarket, close to everything! The nearby restaurants are wonderful, as is Mary's Milk (ice cream). The only reason we did not give it 5 stars are: (1) the pubs below and near the flat are a noisy if you retire early (though that is to be expected with the location); (2) the security gate at the entrance did not lock and we encountered several folks in coming and going that didn't belong in the building (Derek probably has no control over fixing the security gate but it was sometimes startling to my 8 and 11 year olds).

Really pleased with our stay at this apartment. It was very comfortable, the kitchen and bathroom are very modern. It’s located close to a lot of pubs/bars and restaurants, so do expect a little bit of noise at night time, it is a city break after all! Didn’t bother us. Would one hundred percent stay here again. Something to note, if you do have mobility issues, there are a set of steep internal concrete steps to reach this top floor apartment.

Grassmarket 8 #3 is a lovely apartment! We spent 11 nights there with our daughter and her husband, through Christmas and Hogmanay. Impeccably clean, well appointed, and fantastic location, especially during the holidays. I thoroughly enjoyed shopping the Saturday farmers market nearby in order to cook an absolute feast for our Christmas dinner. While we did go out in the street, right out our front door, to watch the fireworks over the Castle, we would have had an even better view if we'd have stayed in and just looked out our bedroom window. There is one thing that I know other's have mentioned, but wish to carry on the thread. The steps to get up to the apartment are a lot. They are not tricky nor uneven....just a lot. We had no problem with them, but to be honest, were winded every single time we got to the top. While we found this flat to be perfect, it is not suitable for anyone not able to manage the steps. Having said that, when I find myself back in Edinburgh, i hope this flat will again be available!

If you are looking to explore the city of Edinburgh the flat is absolutely perfect given everything is within walking distance! A great weekend, and would highly recommend this place to anybody staying in the city!

The flat is very comfortable, with enough room for a family, great central location in town, and a cozy gas fire in the front room. We were slight worried it was going to be noisy being right in the Grassmarket, but it was very quiet at night and we slept very well. Derek was communicative and everything went smoothly.

As the title says, great apartment, great location. Flat was spotless and contained everything we needed. Waking up to an amazing view of the castle from the bedroom was a treat. Lovely view from the living room over Grassmarket. The apartment is perfectly situated for accessing everything Edinburgh has to offer.

We thoroughly enjoyed our trip to Edinburgh… my 6 year old lad and 9 year old daughter, loved what the fantastic city had to offer.. Staying at the apartment gave us an excellent central location to everything we wanted to go and see.. the only time we took a taxi was to go to the Zoo, which is too far out to walk to. Everything else was a short walk away. Especially the castle!
On the road outside there was plenty of places to eat and drink and there was a Sainsbury’s local just around the corner…
