I only booked a few days before my stay, the deal I got was great, only £158 for 2 nights with breakfast and dinner included. The dinner exceeded expectations as expected buffet style dinner but got 3 courses - it was a limited menu but the food was excellent. I didn't book a room with a sea view but got one anyways. The hotel wasn't far from the train station and it was right on the sea front, close to all the tourist attractions.
The layout of the room (room 123) - not much room between the bed and the table with the tea and coffee on, so I kept bumping my knees onto corners. The staff didn't seem too friendly or approachable. Would have liked the option of when to have dinner, I was just given a time of 6pm-7pm for dinner and would have liked to have option to choose if I had dinner earlier or later.

Excellent breakfast
Very run down. Room desperately needing decorating,furniture worn and damaged window was rotten and broken a piece of wood was supplied hold it open.

Room was super clean and tidy, we chose a twin room which was very spacious and well set out, lovely sea view and a nice large bathroom and shower (in cubicle) a lovely big tv. Tea and coffee making facilities. We took our small dog and this was not a problem for anyone there - you could leave in your room (which we did one morning as it was too hot to take her in the car) and even bring her down to breakfast, which you could have in the lounge area instead of the restaurant. A lift to all floors which worked quickly and was always available. The staff were very helpful, efficient and friendly. The breakfast was super - lots of choice and in buffet style so you could just help yourself - juice, cereals, croissant and pain-au-choc; fruit and fruit compote and jam. If you wanted cooked there was bacon, sausage, eggs, hash browns, tomatoes, beans and mushrooms.....a toaster for as many slices as you want - tea or coffee brought to your table by the waitresses. In my photo the hotel looks quite far from the pier but was literally 10 min walk - and a lovely walk too ! We even had a resident window ledge pet (and NO we did not feed him lol).
Sadly the pool was closed all the time were there and we would have liked to try it !

Breakfast was excellent. Staff very pleasant and helpful . There were 3 coaches in the same weekend as us so the staff were rushed off their feet but still gave good service . Even though there were notices to say rooms don't get serviced during our stay , because we asked for fresh towels each day the room was cleaned at the same time .
The hotel is a little tired but that's to be expected for a building if that age

Areas of very bad damp, leaks on carpets in main areas, very dusty , paint work in need of alot of TLC. Building exterior needs work. Windows lodge open in all area with blocks of wood. Early check in was £25. And late checking the same. Breakfast, poor quality, bacon, sausages.nothing left at 9 and breakfast ran till 9 30

Didn't have breakfast
The only thing lacking was a nice lounge with comfy chairs. The chairs in the bar are not very comfortable after a while.

Loved everything about the property. Close to the beach, right on the front. Got a sea view room, and it was amazing. Staff were very friendly
The bathroom was tiny. The sink was diagonal to the shower and the shower was difficult to get in and out of and it’s like a maze getting to the toilet. The shower was trickily. Other than that everything was okay.

Room was tiny with damp patches on ceiling and corners .
Room too small bathroom size of a postage stamp better used as a broom cupboard and would not return and a look warm breakfast.

We thoroughly enjoyed our stay the staff were extremely helpful and friendly. The room was very comfortable and cozy. The breakfast was great!

Fab location on the front and near the theatre (which we went to) and near lots of lovely restaurants. The rooms were great freshly painted and what appeared to be new furniture a great wardrobe and comfortable bed. Seaview was also lovely sadly the weather wasn’t great!!! My husband used the swimming pool twice which he said was very clean and warm. The staff were friendly and very helpful and the breakfast was good with plenty of choice. Big thanks ☺️
There was areas of the hotel that were a little tired however it was very clean.

Upton on arrival the 2 lovely ladies on reception could not be more helpful, they were extremely polite and welcoming , can't recommend the hotel enough extremely clean and excellent value for money
