The breakfast is wonderful. More than I expected. The room has very nice view and clean. There are complimentary coffee for everyone. The Guesthouse is easy to locate and near to bus stop. We had a great time and very relaxing stay.
Nothing. If there is something I don't like maybe its almost negligible. Its almost perfect.

Klein kamertje. Heel klein douche.
Continentaal.
Andere gasten zeiden niet eens Goeiemorgen terug. Geen sfeer niet netjes opgeknapt /onderhouden.

Received a message from the person that runs this b&b with all the details needed for my stay with clear instructions.
Breakfast was nice with continental and some bacon & eggs (omelet style) which where very nice.
Lovely big bed, clean and tidy room.
Wasn't clear where to park as restrictions on the street.
Breakfast room requires a paint, especially the ceiling, some of the towels need replacing. These are only little things I know but some times attention to details makes all the difference!

Proximity to the city. Easy access to buses to get into town. Lovely size of bedroom. Lovely spacious on-suite! The host Duncan was really lovely and helpful. No issues about losing keys. Keypad entry into property and the same for the bedroom.
It was quite cold in the room mind you it was it was extremely cold outside. However due to the size of the bedroom it would have benefited from both radiators being on.

Convenient check in time
Room was in a poor state of repair. Furnishings were dated and in need of replacement. Mould in bathroom, toothpaste stains on taps, shower tray and cubicle with a thick layer of grime and soap scum. Surrounds of windows were black with mould and staining. Towels were thin and rough. Bedroom door did not close correctly.
Breakfast offering was passable but of basic, budget offerings. Pre-cooked bacon lay unheated in a tinfoil covered dish and there was no attention from the staff member on-site to explain a system. Guests were left to help themselves and clear their own plates etc.
Owner was not receptive to my complaint on-site. A cursory nod and we were ushered out of the door primarily to avoid their clear disinterest in our comments.

Breakfast was nice. Location to the old city; 45 minutes on foot, 10 minutes by bus. Room cleanliness was good. Internet was fast. Duncan was very friendly and helpful. Room heating was adequate and the bed was comfortable.
Pillows were not comfortable. The toilet was working very loudly.

Ne-am simțit bine într-o cladire tipic scotiana. Am avut de mers cam 15 minute pana in centru.
A fost confortabil, curat, micul dejun bun. Raport calitate preț in regula.

Property was good value for money, about a 10 min bus ride from Edinburgh city centre with buses quite frequent and within a minute walk.
Nothing to dislike, my only observation was that it could do with a lick of paint but that said the property was clean and tidy.

Great accomodation for travellers. Very nice owner. Great breakfast. Not far from the center, very well reachable by bus.

The guest house is conveniently located about a 15-minute bus ride from the city center of Edinburgh. The room I used was small and tidy. The bedsheets and towels were clean. The host was also nice. I appreciated the variety of food that was available for breakfast, the room was clean and the heating was on so it was also at a nice temperature.

Duncan, the owner made sure everything ran smoothly from booking in to leaving, always happy to give advice about places to visit and things going on worth seeing. The room was ideal for myself as a single traveller, warm and comfortable
Pillows were a bit flat, could do with a firmer one, if needed.

Duncan was very friendly and helpful. Room and en suite were clean. Location is a little out of the city but great bus network made it accessible for all sightseeing and only a 30 minute walk to the city centre.
Room and general areas are a little unloved, updating them would add to much to the venue. Breakfast was basic but perfectly fine. Breakfast room set up needs to be altered, too cramped in the corner where the food and drinks are.

Nice compact room and very helpful host
Location little outside main city

Good location and a nice comfortable bed. Breakfast was good.
Small bathroom that needs modernising.

Duncan is a perfect host.
The guest house is located in a quiet place not far from city center and from Arthur's seat (if you will visit it). The room was confartable and the breakfast was pleasant.
Nothing to say.

The host was very kind and helpful. We were very comfortable and the beds were good. Breakfast was very good, self service made it easy and it really catered for all tastes and requirements. A lovely view of Arthur's seat and close enough to walk there and into the city itself.
The room was very warm and the window small.

Good price for July in Edinburgh. Room was clean. We were able to check-in early.
The room 5 bathroom was tiny and you had to bend over when standing in front of the sink. The bathroom certsinly requires a makeover. The overall feeling of the bedroom and the dining room was that it is in need of some TLC. For one night, it was fine, but we would not have enjoyed staying longer. Breakfast was a mixed affair and the host was not particularly welcoming, with very limited choices, but again, Ok for one night if you accept the limited breakfast offering and very small bathroom (for room 5).

breakfast was ample although continental , there was plenty food more than ample .

clean and tidy.

Reasonably good offering at breakfast, availability of parking space (although not dedicated)
The cleanliness of the room, maintenance level of the facility, squeaky floor, smell in the room, inadequate heating, TV without a remote controller, very noise transparent

I like everything that's why I have stayed here 3 separate times.
I would like one day to stay on the lower floor.

We enjoyed our stay in Edinburgh, the accommodation was comfortable, the staff very friendly and the breakfast very complete. The hotel is about 30 minutes walk from the center but there are buses very close :)
