Spacious room, nice and clean, very cosy. Comfortable bed.
Fantastic location, 2 minutes away from the Haymarket station, 10min from Edinburgh Waverley. Close to everything you need (shops, cafe, restaurants, landmarks) yet quiet.
We appreciated the complimentary pastry in the morning.

The house is extremely classical and elegant. When I first walked in, I felt like I had entered an art gallery. It exudes a strong sense of history, and I'm not entirely sure if it was redesigned from an ancient building, but it's just so beautiful. It's very close to the city center, with several groceries nearby for shopping. Restaurants and cafes are also within a ten-minute walk. The staff is incredibly warm and attentive, making my stay a delightful experience.
To be honest, I don't find any place I am not satisified with. The only thing may raise concerned is that there is no lift, so if you carry a heavy luggage, you may need to be strong enough.

Very nice and flexible hosts. Eliza house is perfectly located - easy to reach city center, airport but also not as crowded as other places in Edinburgh. The hotel is very nice and comfortable. Definitely recommended!

Great location. Round the corner from the station, tram stop and bus stop. Plenty of places to eat within walking distance
The Lino in the bathroom was a little loose and there was a funny smell on the landing

Very convenient to Haymarket station and West End.
There was a very pungent smell of cat urine in the hallway. Room was very clean, couldn't smell it in there. It was otherwise kind of cute and shabby at the same time.

Great location by Haymarket station. In another location it would shockingly overpriced but given how expensive accomodation is in Edinburgh this was absolutely fine for the price we paid. Water was warm, beds comfy, room clean. Tea/coffee selection good. No issues with check in. Friendly staff
The room heating didn't work, a free standing electric heater had been provided but it didn't have a timer or a thermostat meaning that it was very cold then very hot! We knew in advance about the limited breakfast options and made other arrangements I'd actually prefer to pay a bit less and not have "breakfast" included.

We needed an hotel not too far from Waverley station as we were arriving late in the evening. There was a 24/7 reception desk which was useful

Location excellent by Haymarket Station, 10-15 walk into Old Town. Breakfast wasn't included for us but free cereal bars and hot drinks available.
Building work going on opposite started by 7am so noisy but daughter managed to sleep through so not that terrible! Access to mini fridge would have been handy. Rooms dated but not an issue.

Convenient Haymarket location near tram, train and shops
crumbling, untidy, smelly and badly-maintained, without any sense of style. Room furnishings looked like they had come from a house clearance. Ironing board, safe, TV and iron didn’t work properly. Shower fittings loose and awkward to use. No fridge. Really awful smell in hall outside room couldn’t be masked by the air freshener machines.

clean but a terrible smell in one area. they are obviously aware of it because there was a lot of air fresheners there. felt damp but heaters on all day.

What is there to like, it's not bad it's just not good. In need of a complete refurbished.
The awful smell, the fact the toilet door didn't shut, the toilet seat was loose. The shower was a little bit 1970.

Instant coffee, biscuits and croissants are served for free at the reception between 6-11 am.
Adjusting the proper temperature of water was a little bit difficult in the shower.

Hotel location was excellent and within walking distance of all the main attractions. The room and bathroom were spacious if a little dated but the bed was very comfortable and provided a good nights sleep. They were happy to keep our bags for us on the day we checked out which was very helpful.
Shower gel should have been replaced after it was used.

Value for money. It was in a quiet area. Beds were clean and comfy. They give out complimentary bread and coffee in the morning.
Nothing much. Only I had a hard time configuring the heater but got into it eventually.
