It was very beautiful and very well stocked of amenities, our group of 6 stayed in the Tori house and loved every second and we’re already planning when we can come back.
Not really the properties fault but our group are very tall people and there was the occasional bump on the head due to the low ceilings and entryways but we still loved it and when someone bumped their head there was always a laugh.

Single family house, large spaces and clean room make our stay comfortable.
The location is good ,which is about a 5-minute walk from the station.

Extremely comfortable and well fitted out. From initial booking, to checking in, our stay and thru to our departure - Machiya Villa was just a pleasure of seamless professionalism. The villa had everything we needed including an amazing bathroom and a craved washer/dryer. The complimentary bag drop for our arrival was appreciated and made things so easy.
The location is charming - easy to walk to Gion and also a subway stop nearby. Local craft brew shop was a welcome surprise.
Loved it!

Love the Hana house, really enjoyed our stay. The perfect choice for visiting Kyoto.
Nothing.

A beautifully renovated Japanese style villa in a convenient location near Higashiyama Station. A few good restaurants in walking distance as well as a functional kitchen for those who want to cook. A small supermarket & Lawsons nearby. It is a short walk to Yasaka Shrine and 20 mins walk to Kiyomizudera.
It was great to have a combination washer dryer however the dryer wasn’t hot enough to dry our clothes. Luckily there is a laundromat nearby.

Quiet neighborhood and central to mass transportation and walking to a lot of special spots

15 minute walk to pontocho and gion. Spacious for family.
Black mildew all over shower and bath area. Couldn't use bath bc of black substance all over tile.

The property was great, right by the subway and two bus stations. There were several convenience stores nearby as well.

The location was great & the surrounding area was quiet & serene.
Nothing really.

I liked the keyless entry and water they provided. I liked how they had English guides on how to use appliances. They were responsive to emails and quick to resolve any issues.
There was no guide to use the heater in the living room. The washer/dryer could use more detailed instructions (example: how long can I set the dry cycle?)

Traditional Japanese house.
When we arrived, the access code did not work and we were unable to contact the reception staff as we don't have a local Japanese sim. We had to ask a local from the street to help us to make a call. The access code was reset but we entered the villa, the house was not cleaned. The table had cups and bottles from previous occupants. The beds were not tidied.we had to ask another local to help us make a call to the reception and they sent a staff to the villa. It was a horrible experience. It didn't help when it's self-checkin with no staff at the venue to help. The staff arrived and contacted his manager who offered us a stay at the next villa which was clean. We accepted the offer as we were too tired to transfer our luggages to another hotel. Definitely not the kind of Kyoto zen experience I was looking forward to.

Cute little house which was very comfortable
The cleaning service was on the third day, and with 8 people the garbage really got out of control. We didn't have garbage bags or understand the system in kyoto, so ended up living with a lot of trash at the front door. When the cleaning team did come, they took the garbage but that was about it. The sheets were not changed and the beds not even made up. Not the end of the world, but something a little disappointing

Great location next to one of the beautiful canals north of Gion district. Walkable to main sties in Gion (15 minutes) and to downtown market street (20 minutes). Machiya is compact and is in a shared structure with 3 other units. Expect some noise from the other units when they open their main doors or people arrive. Some units have tables and some only have traditional living areas where you will have to sit on the floor to have a meal. Bathroom was modern and with complete amenities. KItchen is small but functional if you are planning to prepare meals.

It was great to experience a Japanese style house in a quaint neighbourhood. The proximity to a subway station was really convenient. Loved that there were two toilets and showers and the bath was amazing!
Instructions for the washing machine would be helpful.

location, bathtub, washer/dryer, small kitchen with tea and coffee, quiet & comfortable, Japanese style with modern conveniences.
it was a great stay. I would recommend this property to anyone visiting Kyoto. there was a small miscommunication about the breakfast bento boxes service being offered. we were looking forward to having that option but it was a small thing.

We did not receive the email with the entrance code; staff member showed-up after 30 min with the code. She was very helpful on explaining everything on the accommodation and gave us lots of advise on places to visit, very much appreciated. A phone is provided so you can contact them easily in case of questions.

Very nice traditional house, good location. Receptionists are kind, available and able to help (with perfect English). A special thanks to Guilherme

Well-kept n modern facilities in a quiet neighbourhood. Great to have washer-dryer onsite.
Not near Kyoto station; need to change train
