Most things. Reception was prompt and the room was very comfortable.
The radiator in the room, the only source of heating, needed bleeding and the room wasn't very warm. Unusual for December, or perhaps the previous occupants were more hardy!

The hotel was really nice . The room was spacious, the beds were really comfortable and the bathroom was clean amd nicely decorated. The restaurant had really good food and was so handy eating there , service was exceptional and all the staff were very friendly and helpful.

The location is ideal for exploring Edinburgh as it is about one mile from the Grassmarket. The hotel bar and restaurant is really nice and there are also a good selection of bars, restaurants and cafes in the immediate area.
Parking is on-street only, but this is a residential part of town

Convenience to The University of Edinburgh. Lively bar area but rooms were really quiet. staff were all friendly.
I don’t think there was anything I disliked about the property. I would stay here again if I’m ever in Edinburgh.

Very comfortable, breakfast wonderful and the location is second to none!
The hotel was a little noisy at night. Nothing too bad but some guests banged doors at unsociable hours. We were also aware of vacuum cleaning at 4a.m. on one occasion.

The staff in the hotel were absolutely lovely and friendly and the bed in the room was nice and comfortable.
There was 3 doors to enter the hotel none of them very clear as to where the reception was . Reception turned out to be a little stand in the hallway where i had to search for a member of staff to check in. There was a lift in the hotel which would bring you to the correct floor but i had to go up and down stairs after the lift to get to my room which defeated the purpose of the lift. The lift itself desperately needed WD40 sprayed on the door as i had to block my ears when using it as the screeching noise off it was so loud. The biggest issue of my stay was the lack of sleep, the noise levels from the ground floor bar could be heard perfectly in the bedroom so sleep was not possible till the bar closed which was around 1am or half 1 in the morning each night of my stay.

comfy beds, great food and decor
little to no sound insulation between rooms. was kept up until 1:20am when I eventually went downstairs to ask a member of staff to put the music off in the bar which nobody was in; the bass could be clearly heard through our floor.

love the unique decor & the Christmas decorations throughout which made the whole stay very Christmassy .
Food & drink was very nice especially the Scottish breakfast .
The location was also beautiful , we overlooked the park . We got a bus straight to St Andrews square from across the park as taxi where very busy , the bus stopped right outside the Ivy where we had are evening meal booked . So it was perfect really .
the parking was not the best but we got very lucky we rang the hotel & Taylor advised us someone had just left so she stood outside & kept the space for us ., it was free parking so we can’t complain but it works of been a nightmare walking to hotel from a car park if we didn’t get a space .

The breakfast was delicious. The food was of good quality and beautifully served. We were very pleased with some tasty vegetarian options.

Location is in a lovely quiet spot and perfect for walking to lots of Edinburghs attractions - the Castle, Greyfriars Bobby, Royal Mile, and Holyrood.
The hotel is so pretty, and the room was warm, clean and the bed was super comfortable!
I had the cosy double which was perfect for a solo traveller. Great selection of teas, plus complimentary biscuits and bottled water. The bathroom was nice and clean and beautiful smelling toiletries.
Restaurant had a nice
atmosphere, friendly and kind staff.
Occasionally in the evening/night I could hear and feel a vibration like a phone on vibrate. Couldn't work out where is was coming from.

The breakfast was rich and good.
We have unfortunately stayed in this hotel for 5 nights. We stayed on the first floor just above the bar downstairs.
We give one star because of several reasons:
1. The hotel is mainly a bar. Each day we needed to suffer loud music and people yelling from downstairs.
2. On the weekend the music didn't stop even after 12am. We have barely slept that night.
3. The window was isolated poorly. we've heard the wind shrieking through it, and it got cold very fast. When we showed the staff that issue, they told us that all the rooms are like that, a claim we cannot really prove, and that they will check what they can do. They didn't return to us with anything.
In addition, parts of the window were actually taped to the frame, I guess because of the same reason.
4. One of the doors to the hotel was defective and slammed very hard to the wall each time of use. We woke up at 5am because of that and were really irritated during the night.
5. We've asked the staff twice to fix the door but they haven't done anything.
6. Some part of the staff weren't so welcoming.
7. the hotel doesn't have an elevator, and they didn't help us to take up (fitst day) and down (last day), the suitcases.
The saddest part is that we paid quite a lot and didn't even get a proper place to sleep.
