Absolutely nothing. DO NOT STAY HERE. It is the worst accommodation I have ever stayed in in my life. When booking I made the mistake of not reading all of the one star reviews
It was really basic and very dirty. The bed sheets obviously hadn’t been changed in a long time. Everything was shabby and dirty and the owner is extremely rude.

Naprosto úžasná vila zařízená v tradičním stylu. Byli jsme nadšeni! Všude prostor, čistota a klid. Ocenili jsme v ubytování možnost použít pračku. Také velmi milá a ochotná majitelka. 5 minut k metru
Od metra vede cesta do prudkého kopce, což s kufry není úplně praktické. Ostatní dny jsme už ale cestu zvládli bez problému.

Nice kitchen/common space in quiet location. Decent sized Japanese style room with modern bathrooms. The residential neighborhood is quite pleasant and has some, but not many restaurants, supermarkets, etc.
The hotel is up a steep hill and rather far from the station. Not the most convenient location if sightseeing in Kyoto is your priority. Some of the shoji were broken.

Our stay in the Hostel was great! The room was furnished with traditional Japanese tatami and it was a great experience to sleep there. The private onsen is usable for free as a group and was an awesome experience. The staff spoke English very well so communication was easy and no problem at all. Had a great stay!

Stayed here for three weeks, part work part leisure. In those three weeks I didn't see the manager, only the cleaning staff. Communication was via whatsapp but as a result I also had to now and then welcome guests which was a bit awkward (since I worked during the day in the kitchen). The room was sufficient, but note that this is a traditional ryokan and the walls are THIN. The location is conveniently close to a metro station, but if you have heavy luggage, it is a 10 min. walk uphill.

I after using this location 5 years prior and having an exceptional stay, I knew I would be using it again. The owner is lovely and was extremely friendly during the whole trip, this was my partners first time in Japan and I wanted to give her an authentic experience in a ryokan that usually is hard to get in modern hotels. The location and links to transport in the city really helped immerse us in the country. I would recommend this location to anyone visiting Kyoto

I liked the tatami mat room, the big new kitchen, the garden and the walking path right by it
The house was very cold as only the bedroom has heat, the microwave was very dirty, the host was not welcoming or helpful

We liked our tatami rooms with ample closet space, the large kitchen for cooking / eating, the location was very convenient to a major subway line that let us connect to anywhere we wanted to go. The residential neighborhood is lovely, and quiet at night. It was great having use of a washer and dryer. The host does not live on site, but was super responsive and helpful. The cleaning staff was pleasant and friendly.
We had a hard time figuring out how to operate the stove -- a sign or instructions in English would help.

I love that the ryokan was more on the high-end, sophisticated style. And the neighborhood was the closest you could get to a posh neighborhood, with many mini parks and a beautoful view of the mountain!
The road going up the place can get a bit steep so be prepared once you walk from the station. But other than that minor thing, there was nothing we didn't like.

the bed was comfortable. location is close to the Yamashina train station
first of all, the location that is written on Booking is not the actual location. we were surprised to get directions to a location closer to Yamashina and not to higashiyama.
the place we arrived at was very bad. there was NO WI-FI at all and it was very dirty. it is absolutely in no way shape or form “traditional Japanese”, it’s just a house with regular rooms and regular beds.
the facilities were in a very bad condition, the shared bathroom doesn’t have a proper sink or any soap. no one renewed the toilet paper and we were to figure it out ourselves. our 4 night stay not a single soul came to clean or check the facilities, it eventually looked like a neglected house. the rooms are nice size but contain only a bed and a dirty messy closet.
the shared shower/bath was very dirty and fool of hairs and other stuff. the only operating sink in the house was old and also very dirty.
the hostess (which we never saw) said the kitchen is not to be used. also the kitchen wasn’t maintained and dirty.
we were told that this situation happened because of a misbehaving and maybe dangerous guest. we learned that some guests were evacuated to another facility but we were not, because the hostess said she “didn’t want to bother us”. so we stayed 4 nights with an allegedly dangerous person.
it was a very bad situation and experience for us and we strongly recommend to avoid staying in this place.
we also will advise Booking.com to review this place and the fact that some amenities written has not been provided and the property was not in the said location!

Owner was very responsive via SNS. Room was nice and clean. Property is very traditional and in a quiet neighborhood. It's close to most of the tourist attractions. Bathroom was also clean.
The isolation of the rooms is quite bad, basically we can hear anything (when people enter or go out of the house, when they discuss in their room, etc). When I stayed, people were not respectful of the comfort of others. They were talking loud sometimes until 2-3am. The owner should write some rules that guests should stick to (to be quiet after 10pm, refrain from going in and out after 10pm, the door is noisy and it wakes people up easily).

This was a great traditional-style hotel and just what we were looking for. The location and aesthetics were perfect for a more authentic Kyoto experience. The house is set in a beautiful, quiet Japanese neighborhood, a 6-8 minute walk from the metro line. The host was incredibly welcoming and gave us many tips for our time in Kyoto. We were able to drop off our luggage prior to check-in. Our room was ryokan-style with tatami floors and futons, which was just the experience we wanted. Kyoto is a great city to see some of the more traditional parts of Japan and this place was the perfect fit for just that. Wifi was strong, showers were hot with great water pressure, there were extra blankets, fresh towels, and umbrellas to borrow.
There is a "city accommodation tax" on housing in Kyoto you will be asked to pay when you arrive. Knowing in advance helps. Here's an internet blurb about it from another property:

The place was absolutely amazing. The building is a beautiful, traditional home with sliding doors and locks to every room.

Our room had a traditional Japanese floor bed and pillows with a wonderful view of the front yard. The room had a personal AC unit allowing for perfect temperature control. The building also includes a full kitchen and dining room table to cook your own food. The outside decor and walk in was beautiful and well kept. The area around the building was a residential area which was quite serene. Immediately outside the building is a walkway down to a riverwalk that is perfect for a run or a gentle stroll. The river walk eventually passes by a beautiful temple which is devoid of any tourists earlier in the morning.
