Un super hébergement traditionnel. Des lits classiques japonais, un escalier japonais parfait (étroit et c'est super). Un spectaculaire acceuil familiale. On a eu des couches gratuites et mon garçon a eu droit a un feu d'artifice privé! C'était vraiment génial.

We felt very comfortable in the old Japanese style room. The room and common spaces were very spacious, well-cleaned, and very comfortable. We are surprised that the amenities and services were great and they had everything. You won't have any trouble staying here. The owner was very kind and attentive. We don't think you could find a better place to stay than here. We will definitely choose this place next time again !

It’s a beautiful house with a very spacious room. A small garden also pretty. I’ve met the owner mother and father and they are so lovely.
I talk about anything with the owner father’s.
Hopefully I can stay again in here if I visit kyoto.
This is the best place to stay so far for my 5th Kyoto trips.

it was clean and tidy with everything we needed for our stay. The manager of the property was lovely and we could have had a better stay

This has to be the best stay I had in Japan. This is not an exaggeration.
What makes a stay comfortable is a mix of things and here, all the boxes were checked out :)
1.) Room - it's big...huge! For japanese standards, this is like your own apartment.
2.) Kitchen - probably the best equipped kitchen available for guests I've seen so far. You can even take some snacks if you want :)
3.) Location - it is quite a good location for western parts of Kyoto, not far from the bus stops and a subway station (you need to switch lines when going from Kyoto Central).
What makes this place more special though is a close proximity to a big hipermarket (Aeon) where you can buy all you need on a limited budget. In worst case scenario, FamilyMart, 7Eleven and Lawson are near the subway station so you won't be caught unprepared. All in all, along with the mentioned kitchen, you can make your own meals without issues and save some money for things that matter!
4.) Owner - I had a huge luck of meeting the owner (Katsuhiko Tokutsu) who is a really gentle, friendly soul. Along with our friend Akira (whom I met there :) ), we were able to sit down for a hot pot of his own making and spend a very pleasant evening after my day trip to Nagoya. A very pleasant surprise!
It's small things like this and the people we meet along the way, that make the stay even better than it normally would be. I really hope to come back to Kyoto with friends and family...and I will definitely choose Villa Kyoto Saiin for it!
Do I have to say anything bad at all?
Well, in a typical japanese building, it can be a bit chilly in winter. Nothing out of ordinary :D
And just be mindful of the stairs. I'm used to them being like that but you don't want to climb them after a few drinks :D

I loved that it was a home that has been adapted for guests. So I felt I was staying in someone's house but it was still private. Very generous with supplies and use of common space.
My husband didn't like the stairs to the bathroom. But I was Ok. There was a rail and light.

I had a wonderful stay in a large beautiful Japanese room. The kitchen was well equipped. The bathroom and the toilets are clean and it's a very cozy place.

Traditional Japanese style home with great facilities and location. The host left snacks and food each day and provides lots of extra food/meals for very reasonable prices. The place was very clean and the heating systems work very well.

We stayed at the top floor and the stairs were dangerous to walk specifically if you had baggage. You had to take your time while using the stairs.

The villa provides with a very authentic Japanese experience. You will sleep on a futon bed like a Japanese and have a shower in Japanese fashion. The host was very friendly and demonstrated exceptional hospitality. He offered snacks and free coffee/tea for breakfast (spirits and beer were offered at a reasonable price).
One thing was that although it was early October, it was already rather chilly in the evening, and we could not turn on the heating mode of the A/C unit. While the blankets were very warm, I can imagine it wouldn't be a comfortable experience in colder months.
The host was very friendly, but the downside of his hospitality was perhaps a feeling of a lack of privacy. We appreciated kind guidance around the area, but when we felt tired in the end of the day we just wanted to go to shower and bed rather than being entertained.
Also the host was not at the place when we arrived (we were late by one hour though), and sent an instruction how to open the door via a message. And it was all in Japanese! It was a pure luck that we managed to unlock the front door, and any traveler from abroad would feel puzzled by a Japanese instruction. I think it would be helpful to have at least a template in English and send it to your guests if they cannot read Japanese.

Generous ! I would say that’s the adjectif describing the best this guest house. The place is huge and gorgeous ! And there is so many little attention to the details everywhere to ease your stay.
We had the best riding day thanks to the owner and he’s help !

The host's hospitality and willingness to give useful advice. The location is convenient in terms of transportation but not that fun. The room and the shower room were very spacious. The facility is a typical Japanese style of the old times. In total, good value for money!

Everything was really clean, the beds were super comfortable, host was really friendly! There are also free snacks and water bottles that you can take anytime you want! Nicely equipped kitchen (you can can leave food or beverages you bought in the shared fridge on the first floor, witch was really useful thing to have).
All in all - nice place for this price!
Only two showers on relatively big group of people - I had to wait half an hour to use the shower.
