Fire alarm at 02:30am with no obvious Fire Safety practice, staff presence or communication.
Extractor fan in the bathroom exploded with a loud bang, blowing all lights in the bedroom and bathroom the following morning.

The location is incredibly central, so near to everything we wanted to do and see. The breakfast was phenomenal, absolutely beautiful spread full of a wonderful variety of food. The room was large and the wifi very strong and dependable. Staff were all so friendly and helpful.
This is nothing to do with the hotel -- Brighton is noisy at night when people are trying to sleep! but that is part of the vibrancy of the city and is easily remedied by a white noise programme and earphones!

We stayed in an adjacent apartment, which was adequate but a bit tired looking.
Unfortunately there were 56 steps to our small apartment which was very tiring.
The view when you got there though was pretty wonderful

The location is amazing and the staff member who checked us in was lovely.
The room was a bit tatty. There was not enough water for a hot August weekend. The bar was tired and there were dead plants above it, when I informed the barman, he was less than interested. There were tatty tissue paper decorations on the wall, reminding me of a primary school classroom. The coffee at breakfast was poor, the eggs and bacon were very overcooked, the banana chips were stale.
When we booked in, we were offered a room upgrade for £60 each! If those rooms were empty and the upgrade more reasonable (or free, it was our daughter's birthday) we would probably have had a more positive view.
This hotel has an amazing history and fabulous location, but fell far short of our expectations. With a little care, imagination and tlc, it could be so much better.

Our room was upgraded. The receptionist was very helpful on arrival and offered lots of useful info. Good touch to be able to use spa even after check out time

The breakfast is actually really good. The hash brown is a stand-out because of the onion.
They use quite strong toxic cleaners. Having a shower gave me a head-ache.

Being on a busy junction there was no noise from outside despite building work nearby and seagulls paying a visit every morning but I was on 4th floor. Double glazing worked very well.
Quiet within the hotel especially at night
Ramps by the stairs to lifts as being elderly managing a suitcase was quite difficult
Entrance to hotel could also benefit from a ramp along side steps for the above reason

The reception staff were friendly and courteous.
The hotel room floor to ceiling windows were overlooked by the two streets, including entrance to a club, security staff, and a busy restaurant with outdoor seating. I had to close my thick curtains at all times, even in the daytime, as there were no net curtains or blinds. I reported this at check-in and was moved from 2nd floor to 3rd floor, but it was the same issue and views where I was overlooked. I also went outside to confirm room exposure.
The bathroom was dated and basic, with little or no storage for your toiletries, no shower caps provided etc. The shower head was not clean on arrival, and I had to clean it myself before use and the bath difficult to get out of as very high.
The breakfast was pretty terrible. Scrambled egg looked disgusting, and the fried egg tasted like plastic and was inedible. Toaster only toasting on one side of bread and very limited breakfast offerings.
I've asked to cancel breakfast but haven't heard.
I stayed last year and didn't have these problems. It's such a shame

I was really impressed at the location of where the hotel was right on the seafront. The manager had also upgraded us to a twin room. I was there with my son, trying to find accommodation for him to join the university in September and it was just so lovely to be relaxed and everything was clean and the water was hot and it was great but also to be able to use the spa facilities as well. When we checked out at 11 in the morning. The following day they allowed us to use the spa facilities and that was wonderful, really helpful. Before our long return trip back home . Also I parked in the Lanes car park , overnight which was two minutes walk away. Very helpful but also £38.20 for 24 hour parking all in all had a really lovely stay. I would say it can get stuffy at night so it’s good to open the windows so I had to have a nightporter come in and sort that out for me and they did it very quickly . We also had a delicious cooked breakfast. I was highly impressed with this hotel as the manager Matthew was very helpful and I actually met him just before we were leaving. There are cards that they give you to get in to the hotel rooms I certainly would stay here again.

We wanted to have a swim but felt intimidated by being so close to the gym so it put us off. Everyone could see the pool.

the main hotel facilities were good and well located on the sea front.
our room which was booked for a family and turned out not to be in the hotel was literally directly above a kebab house which was open until the early hours and a meeting point it would seem for everyone leaving the bars and clubs.
