Really lovely owner.
It´s a bit noisy. The house is located right next to road. It´s really noisy now, because of reparing new road around area. Soon it will be alright.

Christina was a warm and welcoming host, with good local knowledge and willingness to assist. The room, bathroom and breakfast area were very clean and pleasant decor. The breakfast was enormous and well prepared and presented - it is an extra cost.
The traffic outside is noisy- but not much can be done about that. Breakfast not included.

relatively quiet in the evening if you stay on a weekday as I did.
communal areas were clattered, super messy & dirty. Photos are far from the truth. Some of the facilities advertised are not actually available ( such as. Heating may or may not be available even in October or if it's cold. Loud road outside the en suite room, bed & mattress is not for everyone. The kettle cord is very short & plug is very far from it, forcing you to boil it on the floor which is not exactly safe.
The room even though advertised as double is only really for 1 person.
I wouldn't stay here again and definitely don't think it should be rented out considering the state it was in when I arrived.
I really wanted to support the smaller business by staying here rather than a chain but after this, I think I have to stick with corpo. What a shame...

The room itself was nice, clean, warm and prepared to good hotel standard. Also both the ladies (mother and daughter) running the property were very welcoming and helpful.
The house has great potential but it's currently under major refurbishment/interior redevelopment, which kind of makes it difficult even to use kitchen with their sink being full of painting brushes and no surfaces left for our needs like to wash up. We couldn't even identify a bin or other place to dispose of our food containers after meal, so left them next to ask that wall decorating gear. There's no mention about it in the property description.

Christina was a good host - friendly and accommodating. The room was clean and had coffee making facilities. There was a wide range of things for breakfast including cooked items if wanted. Parking was available.
Only small things, not too much of an issue for a one night stay. Breakfast room area seemed untidy. No coat hangers in room and mattress not the most comfortable.

Staying in accommodation is really more than worth of money because I haven’t found any other property with this price which is well maintained with all amenities & very tidy, apart from this, Christina is the one who made my 1 week of stay even more convenient & more memorable, i will definitely prefer to stay in this if i got to have any other plans.
She’s very kind, supportive, helpful, friendly & very experienced in accommodating guests with all their requirements.
She cooks really tasty food, which is a bonus to stay here.
I feel really connected to this place & her food, to be honest it was really hard for me to leave this place.
I can personally recommend this place for anyone who is looking for best & friendly atmosphere to stay.

Christina was very friendly and helpful, but busy with her job running a sandwich van.
The off the road parking meant mounting the kerb which meant the car undercarriage could have been damaged. It certainly hit the kerb and crunched when it did.

Christina was very welcoming and easy to talk to, she made me, my partner and our pup feel very well at home. We had full access to the kitchen and cleaning facilities, which had we stayed longer we would have taken full advantage of.
The room itself while on the small side was very comfortable and came with an onsuite bathroom, which gave us that little bit more privacy we wanted for the weekend.
The room was cleaned to a high standard as was the facilities we used.
The location places you next to the bricklayers pub which sells indian food in one part and sell cheaper than normal alcohol for this area. With Leyburn lakes 300m down the road there can be no complaints with the location either.
All in all we would definitely stay here again and a thoroughly recomend to anyone looking for a good well priced stay in a nice peaceful location.

Cosy and warm room with bathroom facilities. Everything neat, clean and tidy. Comfortable bed. Great access for local areas and a Morrisons store not far away. Happily stay again.

The room and ensuite bathroom were clean and the bed was comfortable. We had a key to let ourselves in to the guest house. There are thoughtful touches like a box of tissues provided and a note pad and pencil alongside the takeaway menus.
Mallard cottage is beside a busy road and the traffic noise disturbed my sleep. The room was small, so the double bed is up against one wall, making it a little awkward for occupation by two people.

Didn’t have breakfast as I thought it was overpriced but location good, host friendly and room adequate for my stay, could do with an extension lead for the kettle as had to put it on the bed to be able to plug in but overall lovely stay and would recommend

The room was so small the double bed took up most of the room and one person had to stay on the bed to allow space for the other to move around the room to the bathroom. The mattress was uncomfortable, it was not a good nights sleep.
