The area and how close everything was, only 10 mins and you were at one of a few attractions.
Our caravan must of been the oldest one on the park, very run down, tired and used. Mould in bathroom and bedroom, there seems to have been an attempt at a refurb to a very poor standard. Sofas and net curtains ripped, bed very uncomfortable, no welcome pack or info. Dirty greasy pot in cupboard. Would definitely not recommend booking this caravan and I believe does not meet hoburne standard.

The grounds and the beach proximity were good. The evening events were also good. The weather wasn't great on Saturday but that's just good old British weather.
The property was quite stuffy, dusty and rooms were very small. I would not book through booking.com again because looking around I saw better properties that I could have stayed in. Also, just outside our property was this huge advert board for sales of properties. It was quite a put off and extremely annoying. There were also cars that were parked outside the property that stayed there for the whole time without moving and were badly parked so it was a challenge to park our car every time.

It had windows and doors to get rid of the smell.
Not very clean, horrible smell inside, everything looked bodged together, my baby daughter cut herself on the staples that hold the fabric together on the sofa, no oven gloves, had a power cut due to poor electrical work, beds were uncomfortable, sheets didn’t smell clean,

Location of the Park and the Park's swimming pools.
1. No cutlery. We arrived and complained as no cutlery. We then had to go eat out as my little one couldn't eat his spagetti with no cutlery. When they did send some cutlery over, we got knives, forks and spoons. Not even teaspoons.
2. The toilet does not flush. We reported it twice and still no one came to fix it. They then told us we had to manually turn the water on to fill the cistern EVERY time we had to use the toilet.
3. The beds mattresses are really bad, the wires come through. We had to sleep on top of the duvet as too sore and uncomfortable.
4. There is plastic and metal sticking out the step to the entrance. My child cut his toe open, blood everywhere, and a very upset child, fortunately I had my first aid kit with us. However for remainder of holiday we could not put shoes on him as it was so sore.
5. The main door to the shower is not closing, the rim of the door prevents it closing.
Really unacceptable condition to be renting out and charging what they charge.

the caravan was on a really nice site, close to my family. it was roomy! quiet location. the small room was nice clean and had good storage. had kettle, cooker etc beds were comfortable
it was ok the paint job in the caravan needed a couple more coats bits were missed. there was mould in the main bedroom back wall. the recovering of the sofa you could see and the safety pins. the hot water was boiling as soon as you turned the tap on.

The razor socket did not work, so I had to buy some razor blades. The key box is not easy to get in .

The park facilities are absolutely amazing with staff being very friendly and the entertainment was awesome. They do a lot for children which is ideal for a family holiday.
The property (caravan). The photos on the page must have been taken years ago. Mould seen in the bedroom, dust everywhere. The decking is run down and thick with green mould. The children's room had stains on the bed sheets. If you like being cold then your in for a treat as yes heaters are provided but the place feels like your in Antarctica. A screw out in the floor I had stepped on pierced my foot so a hospital trip was in order.

Quiet side of the park, near residents.
Local amenities in nearby towns was good.
Not about the property but the site itself - you need to pay for a £50 pass to access all facilities including the on-site restaurant (hosts had offered this but for the duration of our stay we declined).
Beach access is on far side of site to property but need a code provided by the site to get in and out of gate.

The location was lovely in the cliff top
The outdoor area of the complex was messy and dirty. Arrived on a Sunday afternoon and the Brasserie wasn't open. Staff had very little enthusiasm

The caravan was located within Hoburne holiday park which with an extra fee gave you the ability to use the pools and other facilities on site. We were able to walk to the beach which took around 20 minutes from the caravan with a small child as you would not be able to use a pushchair. We were located in an area that we would go back to as it was near to beaches and the new forest. You are able to park outside the caravan which made it easy bringing in luggage.
I have been on many caravan holidays but this was the first caravan that I have been disappointed with. I feel the price we paid did not reflect the caravan and the advertising should be more explicit that you have to pay extra to use Hoburns facilites as this puts up the price of the holiday up by £50. We booked the location as from the pictures we thought you could use the facilities which is why we booked this caravan. From the photos on bookings.com the carvan looked in a good state of repair but the finish of the internal paint work, upholstery of the seats and kitchen cupboards needed more attention to detail. This was not a major concern but the stains on the bed covers and sheets puts you off and I feel these should be renewed. The mould on the back of the curtains was also a little concerning in the main bedroom which I think is because there is no central heating so the room seemed damp. There was two electric heaters provided but one of them had a damaged foot stand so I did not feel it was safe to use. We visited in June and so I feel it would be very cold in colder months of the year in the evening and at night. The oven main power switch needs to be fixed to be able to turn the cooker off completely and this seems a major safety issue. I think this would be a nice little caravan to stay if some of the issues were resolved. Items the caravan may need in the future is an oven glove and a clothes airer that could be fitted to the decking to dry out towels/ swim costumes etc.

Location 10 mins from beach, walks with beautiful views and good local cafe/restaurants. A location we often visit uring the year when needing a beach day. Did not use facilities

The park was much bigger than I'd expected, but the facilities were great, with a good bar that served tasty food each evening. My children aged 11 and 14 loved the arcade and played pool. I went swimming in the swimming pool.
All the staff were really helpful and friendly, from the well stocked onsite shop to the reception and bar staff.
The caravan was very tired looking and in need of repairs and updates. The kitchen appeared clean and had all the plates and pans you'd need and there's a microwave.
However, we complained to the owner about the lack of cleanliness elsewhere in the caravan. My 14-year-old son found a used condom on the floor of the main bedroom - so it obviously hadn't been hoovered. The toilet hadn't been cleaned or flushed so there was a stench of urine. The laminate covering of the main table was peeling off and a big chunk did peel off. My daughter scratched herself on the coffee table that had had its peeling laminate stuck down. One of the fronts of the wooden draws fell off in the children's twin room.
The caravan was cold as we couldn't get the electric fire to work. It would have been helpful if there had been a note saying that there was a plug in radiator tucked at the end of the unit in the kitchen and another one in a bedroom cupboard. We did find them.
