We didn't include breakfast. Ideal location within walking distance of Festival events, especially Summerhall.
Face flannels and cappuccino sachets were unexpected treats!

Absolutely beautiful! Very homely and comfortable. Ivy and Xie were so welcoming and helpful. Breakfast was great to fill up before a big day sightseeing. Highly recommended and a great way to support local business.

The host was verte arm and accommodating. He made us feel at home and settled. We also lost our luggage (beware if you’re travelling with Checkin luggage) and he was quite accommodating with our predicament and very supportive of what we needed.

Stayed here for my partners birthday weekend away and hosts decorated the room and brought a small cake with a candle at breakfast. Fantastic attention to detail and welcome pack.

The B&B is in a quiet part of the city. There is a bustop right outside that takes you to city centre in 20mins. The rooms were spacious, very clean and the hosts were lovely and accommodating. Would definitely recommend.

Breakfast was excellent. The entire stay was very relaxing and the hosts could not have been more friendly and helpful.
The only thing that could have improved, my stay would be if there was a guest lounge, where, perhaps you could have your afternoon tea. This also would perhaps allow for more interaction with the other guests.

Location is convenient to walk and bus everywhere. The house is super clean. The hosts are so friendly and helpful. We loved it.

The hosts were fantastic, everything was perfect from the breakfast to the room.
It was my birthday during my stay they left a balloon and presents in my room, so kind of them.
Will definitely be going back there again!

Very friendly and helpful proprieter and his team. The proprieter specailly went and bought what we requested when he did not have it. The room was excellent in terms of space, facility and view. Breakfast was efficent and nicely presented.
Although there is free parking, on site parking was limited and there is the anxiety of having to park off site by the nearby roadside when one returns from the outing of the day.

Very nice and friendly hosts. House and rooms in good condition and clean. Tea, coffee, water and buscuits provided and replenished daily. Super location to either walk or take the bus (Timetable and routes in the room) into the town center. Not far from Arthurs Seat (10 min. walk), if you want to climb the hill to get a perfect view over Edinburgh. Hosts provided information where one could eat, all within walking distance. All in all we had everything we wanted or needed.
Missed the Haggis on the Full Scottish breakfast, but that's not everyone's thing anyway. Parking is limited, but there are plenty of options close by.

The staff were very welcoming, helpful and friendly. The place was extremely clean. Only a 15 minute bus journey to the city centre.
On a busy road so quite noisy with traffic at night.

Breakfast was very well presented, I wish I could make omelette’s like you do, and cutlery and crockery was spotlessly clean, as was everything else.
The location is close to restaurants and buses into the city.
Only one fault with this guest house is that I would have liked beans with the full Scottish breakfast, but it didn’t stop me ordering it👍
I know Xia would have obliged if I’d asked for some but it wasn’t a big issue.

The property was beautiful, and the breakfast room had a gorgeous view of Arthur's seat.
Breakfast was delicious all freshly cooked, pancakes were lush. Lots of choice with continental too.
Hosts were super accomodating, they looked after our luggage on both days of arrival and departure. Very warm and welcoming with great knowledge of local transport and venues.
Room was spotless, spacious light and airy. Everything was there that we needed. Lovely bathroom with excellent shower, soft fluffy towels.with complimentary toiletries and slippers.
The mattress was a bit too firm for our liking, but maybe just a personal thing. Everything else was perfect.

The location was ideal for us: easy access to city centre by bus, nice walks and local restaurants a few minutes away on foot.
The hospitality was excellent: friendly, welcoming, helpful and informative.
No complaints whatsoever.
