Warm, welcoming feeling. Bedroom was very clean and well presented.
Breakfast wasn’t great - due to a late delivery some breakfast options were not available. One breakfast waiter ( who was great) felt completely understaffed. Sadly, no fresh coffee and several cooked breakfast ingredients missing.

Very relaxed atmosphere with very helpful staff throughout our stay. Lovely room with plenty of room for pooch. Super dog friendly, with fab food and included breakfast- with plenty of walks on the door step and Keswick and Buttermere a short drive away.

Loved the wonderful staff, so attentive and genuinely friendly, nothing was too much trouble, really helpful. The location was amazing, the sound of the river at the back though the open window was so relaxing
Not realizing before we booked that dogs could t go in the dining areas so we had to juggle our meals on our laps on the sofas in the dog friendly rooms. We managed and we understand why as not everyone appreciates dogs in eating areas but we may not have chosen the royal oak if we had have known before hand

We booked dinner. There was a limited set menu. I really enjoyed my dinner, but my wife likes fish and that wasn’t an option.

Really cosy and very friendly environment. Staff were very nice and a good spread for the breakfast. Dinner is delicious and I wouldn't say was expensive.
We had a room that allowed dogs which was great for us.
The bed was super comfy! and the room was a good size for me, my partner and our dog. (FYI dogs aren't allowed in the kitchen/dining area, but they can go to the pub area)
It's not something I didn't like but for future guests to be aware off. 4G internet is quite spotty so I would pre download any movies or shows/bring a book for your downtime. There wasn't a TV in our room.
Also predownload map routes! We had to drive to Keswick to get Internet.
Honestly, this was fine for us though as after we'd finished our day walking, eaten and had a few drinks at the hotel bar, we fell straight to sleep!

We stayed here while attending a wedding at The Borrowdale Institute. Some of the buildings are over 300 years old, but the hotel is very comfortable and beautifully decorated.
The room was really lovely, spacious and comfortable. Everyone commented on the quality of sleep the got during the two night stay.
The bar and reception areas are very quaint, and the staff are very welcoming. Special shout out to the Greek girl (Rezina?), who was just lovely, with a sense of warmth and fun in every interaction. Such a beautiful hotel in an amazing location. Recommended.

Location is great - surrounded by beautiful walks / hikes and only a 10/15min drive from Keswick.
can get to many other nice places in less than 30 mins. IE Helvellyn, Cat Bells & High Spy, Scaffell Pike, whinlatter forest. 45 min to Ambleside.
Room was lovely and VERY clean. Shower water Pressure and heat also WAY better than expected.
Very good wifi too which helps planning he days out.
Teas and coffee supplies socked up daily and bed made, floors cleaned etc.
Breakfast is also decent - would recommend getting this included.
this may have just been our room / neighbours so don't want to discredit as we really enjoyed our stay and would recommend - we had a dog friendly room on ground floor. Soundproofing was quite an issue as could hear room above us and the one next to us pacing around and talking which was a bit of a disturbance but we were out most of the time! that would be our only feedback to improve on

Beautifully modernised hotel with rooms and facilities which exceeded expectations. The lovely staff are an asset to the hotel and couldnt have done more to make us feel welcome. Excellent breakfast, superb dinner, and the homemade and complimentary tea and scones were so welcome after a day on the fells!

As other reviewers have said, this is an absolute gem of a place. My room was so comfortable and absolutely spotless. The staff are so friendly and really can’t do enough, but the star of the visit was the food - just excellent. The menu is small but I still found it hard to choose - everything was so delicious. I wish I’d booked more than one night!
