Outstanding customer service. Very mellow, this place is good if you want to leave all the noise bc it’s a quiet place to stay. Loved the fact that you receive keys so you can come and go as you please, just remember no noise.
That I didn’t see the pool water running like the filter wasn’t on the water was just still.

Location
The staff and accommodation were complete disaster. There was no air-conditioning in the house and the air-conditioning went out in our room after our first night. The staff was told and did nothing but went home. With a room that was 85 degrees we had to leave to hotel. They refused t refund our money. DO NOT STAY HERE.

The room itself was a bit small and the bedding was less than attractive. However it was quite and comfortable. I thought it was a bit pricey and should have included the breakfast.

The hotel is beautiful, and my room was great, complete with a shared terrace overlooking the pool (Junior Suite). The staff was outstandingly accommodating, especially with daily room cleaning.
The optional breakfast is ala cart and is made to order. I got it once, and it was delicious! The prices were in a reasonable range for the area, I believe about 180-300ish peso range, depending on the dish.
The hotel is set back in a quiet neighborhood, which was nice in many ways. It was a pleasant 10ish minute walk to the bus stop, and the buses are very straightforward and inexpensive--12 pesos per ride up and down the Cancun strip. Within that 10ish minute walk is a convenience store/gas station and a few casual outdoor seating-only pizza/taco restaurants/ bars. You can walk to the main Cancun "party" area in about 15 minutes.
The beach wasn't as close or as easily accessible as I thought it would be. This is maybe more of a criticism of how the Cancun hotel zone is set up though, because the beach access points are not always clear, so I often ended up walking past huge resorts only to have to backtrack to get to the public access point ( or in a few cases, just try my luck walking into the resorts pretending to be a guest there... worked 2 out of 3 times 👍).

Exceptionally clean, quiet and intimate.
I stayed in the room with the terrace and the sliding glass door which opened to the terrace had a defective lock. It was late upon discovery so I used my luggage as a barrier to prevent the door from being able to open from the exterior.

This is a very charming boutique hotel. Comfortable room for 4 and great breakfast. Lovely pool. We spent one night after arriving at Cancun, if you are looking for charming first night in Cancun, i can warmly recommend this hotel.

The villa was gorgeous and very different from the soulless high rises in Cancun. it had a lovely charm, friendly staff, a good breakfast and a lovely back garden and pool area. it was also in a good location and not far at all from the main hotel zone. The room and bathroom were also large and beautiful.

it’s actually a house turned into a hotel. it’s very comfortable and you feel like you’re at home. and the location was like in a quiet and safe neighborhood.

I stayed here for the cheaper price than elsewhere in Cancun, however the experience wasn’t exactly enjoyable. Upon checking into our room, there were at least 50 mosquitoes. When we told the staff, they gave us a bottle of bug spray, but no effort was made to prepare the room for guests by exterminating the mosquitoes. There’s no basic supplies, e.g. cups, chairs. The location is very far from the beaches or the main road. Even walking to the main road is a lift under the scorching heat.

when I booked the hotel, it was mentioned that the breakfast is included but I still have to pay for the breakfast except coffee and bread. Also I wish the house keeping could take out trash on daily basis.

We had booked the family room for two and thus plenty of space. Large bathroom, but no refrigerator in the room. Downstairs in the house the common rooms for breakfast and livingroom and the small garden, adjacent to a fairway of the golf course. Stay with warm and familiar B&B feeling, very nice staff. 2 parking spaces inside the complex within the closed area. Very quiet location - we will return.

Pool is very small and shallow - good for quick dip but not for swimming. WiFi had limited range but was good in the guest room.

The only thing we liked was the small outside garden of the villa.
We booked for the good reviews but we cant really understand how is this place considered a 4 stars. Is more like a B&b, and definitely 1 star rooms.
Way too expensive for the room they offer, really small, you do not have any space to open the luggage in the room, it was so humid and you can hear any step from the corridor and kitchen.
Cleaning was really not the best, we had weird stains on both the pillows.
Bed is extremely soft, not ok for the back.

The service was great! All the staff were very nice and welcoming. The breakfast was also really delicious. The decorations were nice, the common area was very cozy and our room was clean.
The room that I had stayed in had a bathroom that was right next to a staff room, and there was a window for ventilation in between the two rooms so I could hear everything coming from the staff room and the kitchen. This also meant that all our conversation could be heard from the bathroom. I didn't really feel comfortable because there wasn't a lot of privacy. Our room was also not very spacious.

The villa is on a very quiet street, away from the loud strip of the hotel zone. We really enjoyed this oasis. It is a short walk to a small beach, shops, restaurants or the bus stop. The staff were extremely friendly and helpful. We had a smaller room downstairs which was very comfortable and clean. Breakfast was delicious and cooked to order. We enjoyed relaxing in the pool area.
