Location and friendly service.
Nothing was too much trouble for Rasheed.
A great stay.
Everything was great

The location
Room

The receptionist was very helpful but had a thankless task . I was not expecting the Ritz but not good value, no parking despite what it said on the website. Expensive and far away. We were going to be charged to bring clean road bikes into the room. I have never been charged this anywhere globally even in 5 star hotels. We did not have breakfast and were not offered a credit, though the receptionist kindly offered to serve us earlier.
3.2
Location is good, close to local shopping areas and tourist sites. It's clean enough.
The facility is dated, which is reflected in the price, but it still needs a great deal of work
3.2
Excellent service, very clean and comfortable room. The building is antique, beautiful inside, very goodlocated. And of course, very good value.
Outsite was a bit noisy. It was a Monday morning when the bins were collected.

Nothing. The location was fine. My biggest complaint was ending up with bed bug bites. I am a seasoned traveler having traveled in 32 countries staying in all kinds of accommodations which includes hostels. At 1:44 am, I was awakened to itching. I noticed I had unusual bites on my legs and back. After researching, I discovered it was bed bug bites. I took a photo to show the manager. After notifying the manager (Kevin) of the situation immediately, he came up to inspect the room. Although we together were not able to see one, I showed him the photo which I have attached.
At that time, he told me he had no other room as well as informed me that nobody had registered any complaints. I quickly reminded him that I had a photo clearly showing it was bed bugs in his hotel room. I exited the room quickly, and I slept on the floor of the hotel. Unable to sleep, I did further research regarding how to handle the situation. I contacted Kevin again at 4:37 am to ask about using the drier to care for my clothes. He told me that there was no drier on the premises. I informed him at that time that I was trying to sleep on the floor.
At 5 am, he offered a family room to me. All throughout this traumatizing event, Kevin was primarily focused on me returning his room key. I told him I have paid for a good night's sleep which I definitely did not receive.
Immediately, I called Booking.com to alert them to the situation. I was told of many occasions that Kevin will not respond. At this time, I have registered another formal complaint asking Booking.com to remove this place as an option for others as well as requesting a full refund. I continue to deal with problem as the bites have left permanent scars. All the pictures are attached.

Breakfast was edible. That's as good as I can say.
Absolute ripoff. Room had cracked sink, weak shower, peeling wallpaper or ugly and damaged paint over anaglypta, a duvet stained with blood or faeces, a hole in one wall partially filled with toilet paper, a missing panel in the window, a mattress that was broken and uneven and the radiator was on full blast all night making it impossible to sleep. Staff refused to move us into a better room.
3.2
Bathrooms were a bit small, otherwise great.

The breakfast was very good, with a large selection of food. Nice to have fresh fruit and oats.
3.2
location
In need of an overhaul
very poor shower pressure
TV didn’t work
Fridge wasn’t working

location
staff didn’t seem like they really knew what they were doing. breakfast very poor set up and selection. also, most breakfast trays were empty and although we were sat there for a while no one came to check whether everything was ok, or if anything needed stocking back up.
room was very cold and had a humid feeling. the radiators were cold (assume central heating was turned off) and with no option for additional heating. room on the ground floor and unfortunately we could hear all other guests walk above us and up and down the stairs. guess not much can be done about that as old building. low scoring is mainly due to service, breakfast and room temperature.
3.2
Location was good ,breakfast ok.
The toilet plumbing was very bad , big noise when flushing the toilet & you can hear the toilet next door every time they flush .
3.2
We had 4 adults in the family room for a girls night out. Good size room. Perfect location, clean bedding, ideal for a budget night. Staff extremely friendly, helpful and welcoming. Breakfast was an added bonus! Would happily stay again.
Decor is basic and dated but this is reflected in the price. If you’re looking for a clean and warm bed for the night in great location it’s perfect.
3.2
location was perfect
very outdated tiny room, felt like it was just a room in a house of hallways with no lounge or proper dining area, no bar nothing
3.2
Average breakfast good location.
Dirty, food wrappers on floor, mould in bathroom, dirty hairy glove in wardrobe, empty shower gel (just water in it), shower points at the wall and is not adjustable so you have to hold it over you, no bathroom hand towel, heating on all night and not adjustable so slept above covers all night plus more!
3.2
Simple and easy for families with young children. great location to attractions. Very helpful and friendly!
3.2
I really liked the property was very clean and felt like someone’s home and not a hotel
3.2
Location was amazing, you can walk 5 min and you are amongst everything. There are so many pubs and all so close. The owners are lovely people and they have a nice young son that is full of beans and very friendly
The shower was small but it served my purpose
3.2
location
Out of date interior, dirty walls, low water pressure in the shower, no TV remote control, filthy extractor fan, the entrance wasn’t inviting and the carpets were warn out.
3.2
it’s location
the decor - I thought the interiors would be more in keeping with the age of the building
3.2
very well sited in centre of town
comfortable bed
room was small just fits in bed so hard to move around room fine for one night but might not suit longer stays
3.2
not much really
there was not what it states in the description there was know toiletries, hairdryer, iron the breakfast continental only and not a lot of choice, toast and cereal. not the cleanest of places. the tables in the dining room was unsteady. and for parking its £15. not happy with the experience
3.2
The location was good however it got very loud in the night as it was a Saturday!
The shower wasn’t powerful at all and not the best, rooms were loud and you can hear everything, mattress was overly overly used, the building had a smell throughout.
3.2
Great location in the center of the town
Fantastic and welcoming host
Free continental breakfast
Quiet room
Good heating
Large room
Parking near by - parked at East Station 10 mins walk away for only £2.80 for 24 hours
You got what you paid for, I think the negative comments are unjust
There was nothing that would stop me from staying for another night if I was to return
Bed are a little hard
Breakfast a little lacking but free so no complaints
Stairs are very steep for those with mobility issues

The Grayfriar’s Lodge is located within the old city of Canterbury and the location could not be better. The staff was super friendly and very helpful.
3.2
The location, had a fridge in the room
The room was cold, dark had punch holes in the bathroom door the walls. Toilet roll holder fell out the wall. Beds had tape holding the together. 1 bed was just falling apart so mattress didn’t fit properly. Carpet on stairways needs replacing has holes everywhere. Building had a strong smell of curry. Would say it’s a 2 star at best
3.2
Good location,
Room was smaller than I expected as only just big enough to get round the bed. Otherwise was clean and comfortable
