Breakfast was good and the location and car parking were what we wanted but would normally visit York as a day trip rather than stay overnight.
Room was nice but a little small and we expected something a little better.

Full English breakfast was excellent, location was within a 10 min walk of the rail station and city, room was roomy and cleaned every day. The owner and son were very friendly and catered for any whim - even loaned me a trouser belt!

Location was great as it was within walking distance from City centre. The host Spirios was welcoming, the breakfast was well presented.

The breakfast was excellent, freshly made to your specification and nothing was to much trouble.
The room needs definite updating and the bathroom in particular was very tight with old shower, with rusting in places.

The owners, Elizabeth and Spiros were very welcoming and made sure your needs were met. The English Breakfast was extremely good....and filling....no need for lunch! The location was ideal to walk in to York, either through the park or along the roadway. The house is situated on a quiet cul de sac offering a peaceful sleep on a comfortable bed.
Wifi was there but a little slow...it may have been me!

Loved the comfy bed. Fabulous cooked breakfast of choice,with lighter options,yoghurt fruit ,toast,cereal. Nice pot of tea. Very nice location 10 mins walk to York Minster. Very lovely couple Elizabeth and Spiros nothing too much trouble. Plenty of info at front of house for things to do,although they had a visit from fire brigade and had to trim it down as deemed fire hazard.
Probably walk up to top of house. Not en suite. Would find out in advance what floor you are on. Wouldn't recommend top for people with health mobility issues.

Within easy walking distance of York and York Minster. Loved walking in the Museum gardens and easy to catch a boat cruise. Parking permit was reasonable and parking for the three days was great. Room tidied throughout our stay. Breakfast reasonable and a good variety to hot or cold food to choose from.
Three flights of stairs and in the roof. My parents ensuite they had to keep the door open when sat on toilet as it was so small they couldn't have the door shut and sit at the same time. Disappointed especially with the cost. Not worth going back.
My ensuite was across the hall, which was as advertised, but nearly fell a few times until I got used to the step outside of my bedroom to walk across all to the bathroom, nice and clean, shower quite high off the floor, was a little difficult climbing in and out, especially when wet.

Very close to the city center.
The room was a bad joke - way too small for a double room so that we could not open both suitcases in parallel. Furthermore, the bathroom was outside the room on the other side of the floor (that was written in the description), but way too small also.

Fabulous location, 10 min walk if that to town. On street car parking near hotel for £2 (24hrs). Staff knowledgable, welcoming and friendly. Breakfast was good and filling - tea/coffee, juices, cereal, yoghurt, fruit and hot cooked breaky.
Beautiful old house. Room 7 - twin/double, en-suite with shower, up one flight of stairs, room at the back of house. Tea/coffee & TV in room, plus a fan as it was warm when we visited. Back window opens but not double glazed.
The en-suite was ‘snug’, toilet between wall and shower cubicle so not much room. Shower didn’t have a lot of water coming out on Max setting, took a while to warm up too. Beds weren’t the comfiest but clean. Walls must be thin as could hear other people inside the house and creaking floors etc.. window opened on to back, so could hear breakfast being made as well as the train (station very near too). Beautiful new floor in dining room so had to wear socks for breakfast (no bare feet or shoes!), breakfast was 830-915 so you had to be prompt, if you like to sit and chill ...
I loved the house and its old fashioned quirks and also the location, but the room/decor/design lets it download sadly for what you pay per night (but that seems to be the going rate for the town)

Nice friendly staff, the room was clean and a nice full English breakfast was served. The location was good as close to all attractions. Parking was good, straight in front of the house.
Very cramped room had to shimmy my way between the bed and the wall to get into bed. Although it stated a small bathroom we were not expecting it to be so small. It was no bigger than the wardrobe which was situated on the other side of the alcove. You could not sit on the toilet comfortably as there was not a large enough gap between the front of the toilet and the wall in front, you could not fit your legs in and had to sit at an angle. The sink was next to the toilet and then the shower next to that without any room in between so to get into the shower you had to squeeze yourself around the sink. Also the door to the bathroom was very flimsy so you didn't feel like you had any privacy. For these reasons I felt the room was slightly overpriced.
