Nothing I left the property after 1hour due to no heating. Poor pressure in the shower and no hot water. Cigarette burns in the sheets.
No facilities at the location as advertised. Room was cold due to no heating, 1 small radiator in the room which switched off after 15mins outside down to minus 3. No reception had to look for someone. Poorly signed off the road drove passed 3 times.

Staff and food were lovely. The rooms, and indeed the hotel, were quirky. Probably not to everyone's taste but we loved it.
Nothing we disliked, although next time we'd opt for a garden room.

Superb breakfast in the beautiful breakfast room .
Superb dinner in the dining room following aperitif in the stunning bar .

main room was comfortable, bed comfortable.
floor in shower room unsafe, floor very unstable. On speaking to staff, they said they knew about problem and would be addressing in the future. Evening meal very poor. Chef apologized for condition of meal. Wrote to owner explaing my concerns to give information but received nothing back, no reply.

Nice quiet location
Room was spacious with good interiour design and very comfortable bed
Large bath tub
Breakfast was average, neither amazing nor awful. Not a fan of having to select what i want for breakfast the day before, but thats just me being picky
Woman at desk when i walked in was unknowledgable on what my stay included, telling me i didn't have breakfast. The guy who was there when i went down to query it was great about it tho!
Not a big issue but TV was too small for the size of the room, could hardly see from bed

Lovely Georgian property located well for all of the Suffolk Coast highlights. Nice village, attentive staff and good food.
Not that it's their fault but it is on the A12 so enjoying a drink outside isn't so peaceful

Satis House is an amazing one place, it’s quiet, stylish, comfortable and relaxing

Location acceptable and as expected. Breakfast very good and cooked perfectly.
Room had cobwebs on the centre light and the sink was very grubby with stains around the plug hole.
3.8
Lovely hotel friendly helpful staff everything catered for relaxing grounds surrounding.
Nothing it was all good.

The staff were friendly, especially the person doing breakfast/reception in the morning. The location - we were visiting family nearby. The fruit salad at breakfast. Nothing else to recommend it, I'm afraid.
The hotel seems very tired. We were in a 'budget' double room, for £150 a night.
The room we had was fine size-wise, but the bathroom was teeny. You could barely move in it, there was no shelving, and the fittings were starting to look shabby and very used.
The room was clean, but the windows had cobwebs and dead flies on the sills. The bed was quite comfortable but the pillows absolutely terrible.
They seem to be running kennels at the back of the hotel, right under our window. The dogs started barking at dawn and continued until we left the room for breakfast - which was average. Packet butter and jam for example. Not a boutique hotel experience and definitely not worth the money.

A unique boutique hotel set in a former Manor House with links to Charles Dickens. Good size rooms and attentive staff
hard to find! property entrance is located on a bend in the road and not well signposted
3.8
Lovely room, very nice staff, flexible check in
The property was lovely, but felt a little tired and dated - but the lovely gentleman at reception made up for it!
3.8
First morning a bit dried up second morning ok but the hotel was busier
Cleanliness appearance of staff only one member seen who seemed to be multitasking
3.8
Lovely building and grounds; modern and stylish.
The staff we met weren't hugely warm and friendly, although not unpleasant. Our breakfast order was not filled accurately, although it was not a major issue.

Angelo the manager is the most helpful, friendly and genuine man you could wish to meet who goes an extra ten miles to make your stay perfect. This property is straight out of an Agatha Christie novel! Outrageous opulence in decorative style in a grade II listed building that was once owned by Charles Dickens. Secluded walled gardens. The food is superb and the bar staff are equally refreshingly efficient and entertaining. We had a truly memorable stay. Highly recommend! It is an extraordinary place.

Friendly and helpful staff. Loved our stay! Stayed in the 'budget' room which had a 'plush' feel (just a small shower). Room was spacious and spotless. Enjoyed dinner. There is interesting decor and fab wallpaper which adds a touch of luxury. Plenty of parking out front. When we are next up we will make sure to revisit!
It's on the main road but the sign for the turning is not obvious - look out for white sign with 'SH' in 'hard to see' writing on it. There is a bar but it's not huge - 4 armchairs and a few stools at the bar - but other seating areas include the outside areas and you can take your drink to your room. Meals took a little longer than normal to reach us but we were enjoying ourselves so it didn't matter.

Shower took too long to run hot.

We were upgraded to a lovely room which was most comfortable. Very nice bed linen.
1 The dining room was distinctly chilly
2 Wine and food rather pricey with a large glass 225ml rather then the standard 250ml, a bit penny-pinching
3.8
Very helpful and welcoming staff and the room was incredible.

The only thing I liked about the property is leaving in the morning I think he would never go back
Dreadful staff arrived told we had to order breakfast that evening or we wouldn’t have it so we declined wouldn’t go back and certainly wouldn’t recommend
