Beautiful riad, hot breakfast served in mini tajine complete with the mint tea, right there next to marble fountain, surrounded by delicate details and rich colours... Rooftop sitting area overlooking the city.
The narrow stairs to level 4 😄

The original architecture
Poor management, dirty, no ventilation in the bathroom and a room that was inhabitable and we were forced to share one room for three adults. We Cancelled the single room and where not compensated enough for the agravtion.

It is very traditional and beautiful Riad. The architecture inside is splendid. The room decor is also very nice. The staff greeted us with Moroccan tea on our arrival and also Guided us the way to Madina. which is 10-12 mins walk.
For one of the room, the Ac was not working. So they changed the room for us and it was very comfortable too.
Breakfast was really nice and fulfilling. Egg omelette with meat in it was something that we were only served at this place. And it was delicious. The pool area is lovely as well for a swim and relaxation.
Overall great place with mesmerising architecture
staff does not understand english well. Had to use Google Translate but thats ok. the internet was slow as well. But it works most of the time.
can’t complain much on that.

Breakfast was excellent! The staff were incredibly welcoming. Mme Hakima and Mr Faisal were extremely understanding and quickly sorted out a problem with my payment. The staff were attentive to my every need and treated me like family. Mme Hakima even sorted out 4am airport transfer and presented me with a packed breakfast when I left. I've read other reviews that complained about the state of the riad. It's true that it's not modern luxury, but that's the charm of staying in a riad. You travel back in time!
Although you are away from the noise of the Medina, the riad can be hard to find. Google maps takes you to the restaurant, not the riad so ask for gps coordinates. Also there is no sauna or wellness centre, despite this being mentioned as part of the services. Still the courtyard mini pool was very refreshing. The downstairs rooms are easy to access but give onto the shared spaces, while the upstairs rooms are quieter, but up some pretty steep steps. So choose your room carefully. What you see in the pics is what you get. Also consider whether you want external windows (more light) or just windows that give onto the courtyard (allows less light in the room).

The room I chose was in the last floor amd I will want to know that in advance for the next time.

Location on the map right next to parking place is not the one of the hotel but of a restaurant of the same name. To hotel they guide you another 500 mts to the Medina by foot.
Note the price does not include city tax of 3,5 eur per person per night, so this hotel can seem cheaper than it actually is. Other hotels have the tax included.
When we arrived at 4 PM our rooms were not ready yet and were occupied by guest with late check out.

This road is absolutely stunning. It is a large space with beautiful old traditional style. I saw a few reviews saying that it is outdated and falling apart. This wasn't the case at all.
My room was beautiful and comfortable. The breakfast was great and fresh every morning.
More importantly the staff were amazing. They were kind and accomodating helping me to make it to places in the Medina.
I definitely recommend this Riad. It is very easy to find via Google maps too and is outside the Medina enough to have some peace and quiet.

Very old style riad with lots of charm, attentive staff
The location of our room; the door of the ground floor room opens up to the LOBBY where people check in and have breakfast, always noisy in the morning with family and kids talking loud and going by their business
Avoid the ground floor room in this lobby area , stay in the upper floors

The lady who welcomed us was very nice. The location is fabulous if you come by car, it is close to the walls of the Medina where you can just park outside of it.
We didn't like it at all. The pictures and description looked very nice, but reality looks totally different.
To start with the facility: The riad itself with tiles, woodwork and so on is in a terrible state. Yes, it is a old riad and that has his charm. But no one is doing anything to maintain it. Much furniture is half broken, toilets come off, the lights do only work partly.
What really annoyed us is the cleanliness. The place is just super dirty. Carpets in the bathroom and sleeping room are full with dirt and dust, they haven't been washed in ages and it is just disgusting to look down on the ground. All corners are full of dirt, the toilet and basins included.
That continues when you walk through the house. The terrace has a lovely view all over the Medina. Probably one of the best. But it is full with bird poo, literally every square meeter. No one has cleaned that things since years. The cushions on which you are supposed to see don't show there original colour anymore. It is disgusting to touch anything at all.
The staff is quite nice, however, party intimidating. The guy who opens the door is looking at the tip for carrying the bags and try to make you think it's not enough.
All this would've been ok if we we're talking about a cheap hotel. But we paid 80€ per night. I travelled Morocco twice and am aware of the standards. This is far away.
Stay away from this place.
