Super welcoming and cheerful staff
Some more maintenance in the bathrooms may be needed

Very attentive and kind staff (especially Mohamed!). A great swimming pool area and amazing view from the rooftop!
Some parts would benefit from a renovation, especially rooms. It is still a unique and authentic experience, though!

We stayed at what was termed the "Royal suite". The room was on the ground floor opening to the courtyard and was very large with a four poster bed. The staff were very friendly and helpful. The wifi worked perfectly.
The entire hotel including our "Royal suite" room and the bathroom in particular is badly in need of a major ugrade. Some of the furniture was broken or did not function and the bathroom was missing an entire drawer from the cabinet. What was worse the shower flooded badly and there seem to be some major plumbing issues that need addressing. The location also did not feel as safe as some of the others but this is more symptomatic of the Fes Medina in general rather than specific to this hotel. The breakfast would have to be the worst we have had in any hotel. Even though breakfast was included, we chose to have our breakfast at the nearby Cinema Cafe which was fantastic. I am at a loss for some of the high ratings of other reviews.

Fairplay really enjoyed staying at Houyam Palace we felt like a Moroccon Prince & Princess! Stunning room & excellent service from all of the hard working staff. Loved the restaurant food for our evening meals & delicious breakfast too. Really enjoyed the majestic views & also had a dip in the pool to cool down. Highly recommend the Hammam too!! Would love to return location was perfect too to go explore Fez & bought myself a Fez hat!!

Breakfast is nice and the staff are super friendly. There is gym equipment, but only running machines. The rooms are great.
I can't fault the hotel. Fes is the issue. Keep your belongings safe in the street and avoid walking in the dark on your own.
Its location is great. Be careful when walking from the restaurants and to the hotel. The alleyways are tall and narrow where locals will tell you you're going the wrong way to grift cash off you. A mosque is right next to the hotel so expect to be woken up at 4 am to the sound of prayer through the speaker every morning.

Beautiful hotel and very friendly staff
The swimming pool was a little murky

Beautiful riad hotel, with refreshing plunge pool. Hassan was so helpful, checking us in and organising a guide to take us around the city the next day. Family friendly: children were able to enjoy the pool area without feeling we were disturbing other guests. Our room (a Royal Suite, I think) was great for a family with young children: huge, with it's own terrace, overlooking the city. Convenient if you drive, secure car park right by the hotel.
Some of the decor a bit tired, bathrooms could do with an update. It was the most expensive place we stayed on our trip, so we held it to quite high standards

Beautiful place, friendly staff, a pretty cold pool but fine for us to cool off in the heath, amazing breakfast! Can only recommend this place!
Some minor remarks, for us not a big issue though, but the drainage of the shower was not good, some stains on the bedlinen, fridge was not getting really cold.

The decor of the riad is beautiful composed of mosaics and columns with lush ,comfortable couches
Getting to the blue gate from this riad requires practice many times, but is is doable. Fortunately, map quest can help!

Lovely place and they offered a room upgrade. All was working perfectly, area is safe and close to the main attractions. Staff is amazing and very welcoming. Food is also good.
4.5
Very nice Riyad! Excellent, large room, well furnished room. Extremely helpful staff! Hassan, Hamid, Youssef did their best to make us feel at home. Nice quiet location within the Fes Medina. Plentiful fresh breakfast! Very nice, homey restaurant and food. Hamam/massage session very good! A very nice overall experience.
Nothing really. As riyads are older buildings, perhaps make sure that it is kept up well as it is now. Also perhaps having the possibility for credit card payments would help.

stunning palace inside the Medina, we stayed in the royal suite souleimane with an amazing view on the city. All the stuff was very kind to us on every aspect: they arranged for us day trip to Chefchaouen and to Meknes, and also Hammam in the palace. Delicious breakfast with both international and local food
everything was perfect!

nice staff and beautiful rooms and public area.
bathroom smelled really bad, caused from the sink. bathroom needs a renovation, e.g towel holders are broken, shower door does not close appropriately
3.0
Inner garden, swimming pool.
Breakfast was the worst in all our experience. Less than basic, the mattress harden than you sleep on the wood, bed line of low quality, we wish to have a dinner of 6 persons and when we order beers thay have only 2 bottles!!!

Swimming pool, staff, rooms!!
Breakfast could be better, the price is expensive but you can expect one of the best stays possible in Fes. But yeah... The breakfast was ok.

Gorgeous Riad/Palais with very opulent decor
The staff goes above and beyond with services
Our suite ( Blue ) was very comfortable and well located on the main level and close to the pool
Breakfast served every morning was very generous and delicious
To go to the Blue gate it’s a 15 minutes walk or a 20 dirham petit taxi ride
BEST RESTAURANT IN FES…

This Riad is located very close to on of the medina's gates and was easy to find. The Riad is on a hill so the view were great as well as food at the restaurant. Staff was very friendly and helpful.
Everything was great except a distinctive odor in our bathroom.

The staff is super friendly and made us feel at home. The pool was amazing in the hot weather and we enjoyed the breakfast and dinner on the terrace.
We liked everything!

The pool, small but fit to the number of rooms. The pastilla is amazing!
The AC was not good enough to face Fez heat. The building is beautiful but lack some care.

Everything good. Great room, view, feel, experience.
i was on top floor, too much stairs were tiring but i wanted the top floor view deliberately.

The hotel is beautiful. It was the perfect location to relax after days travelling & exploring Fes. the breakfast was amazing, the rooms are large & well looked after and the pool was a bonus! The best part of staying at the hotel was meeting the staff. They were all super friendly, gave great advise/suggestions for Fes & made our stay extra special! Thankyou Palais Houyam!

Beautiful hotel with a very inviting and nicely decorated lobby. We were welcomed with some tea and snacks while we checked in. We were welcomed and nicely attended to by Hassan. Our room and bathroom were large with very comfortable beds. We had some snacks and drinks on the roof top patio which is a nice spot to take a break. Breakfast was generous and delicious and was served by the pool.

Beautiful property but run down.
absolutely lovely, friendly staff and very helpful.
lots of things lacking like glasses in the bathroom, shower that overflew making the bathroom very wet when you showered

Breakfast was good, the staff super friendly and helpful (Hami, thx for everything) and the hotel is perfect located right and the bottom of the medina. It's super quite and relaxing, the bed is very cosy and comfy. Terraces give a beautiful view over Fes, spectacular.
The breakfast and dinner-rooms are a little chilly though due to the temperatures. The gym isn't a gym but a tiny room without any weights or machines. Second pool on the roof top is closed by now.

Great Riad, comfortable and clean! Large size room. Very helpful, professional staff, all spoke excellent English! The bed and (hot) shower were great. Great big towels. Breakfast is a big plus, varies in items per day and a nice amount to try different things. No pressure in checkout time and we were allowed to have our breakfast whenever we wanted, which was fantastic to really have that holiday feeling! The place is not too far from the Blue Gate, quiet neighbourhood.
To have a balcony was great, but the one we had was very small and tiny, not really appealing to sit and relax. The bathroom could use a touch up in tiling around the sink and shower. Charge high prices for coffee/tea.
The staff should warn their guests for 'scamming' guides on the streets. There was one acting like a friendly neighbour called 'Jawood', right outside the Riad, that demanded €80 euro from us cause he toured us through the streets for an hour. In general, many men in the streets of Fes guide you deliberatly in the wrong direction and then ask for money to take you to the correct streets/places. Be careful not to listen to them and use your GPS via Google Maps (which works fine without internet).
