About this house rental
The house easily sleeps eight. There are two queen size beds (one main and second level), two full beds with a twin bunk on top (in loft and basement). The kitchen has a blender, crockpot, Keurig, microwave, toaster oven and basic cooking items. There are towels, wash cloths, blow dryer, linens, pillows, and extra blankets for every bed. There is a deck overlooking the forest with gas grill, hammock, table, chairs, and umbrella for delightful outdoor meals. There is a hot tub on the basement level. Two cars will fit in the parking area and there is also on-the-street parking; but with multiple cars, you may want to carpool from the lodge lot. The ski slope is .2 miles at the end of the street (trail marked with pink ribbon). The slope there, Tyro, is not always operational the entire season; however, you can walk down to the Big Acorn lift.

Love the house and the secluded location. Property manager was very responsive to questions and providing needed information. Upon arrival we found the following issues: there were quite a few light bulbs burned out, dryer was full of towels needing to be folded and put away and the dishwasher was full of clean dishes also needing to be put away. The humidifiers in the basement were full of water and not running and the deck was covered in tree debris which I cleaned off before use.

Overall a good stay. Would have loved for the hot tub to have been warmed up prior to our arrival. Couldn’t use it the first night because it took hours to warm up. Otherwise, no issues!

Unfortunately our cars sustained damaged from falling acorns while parked in the driveway during our stay (20 dings in one vehicle’s hood). Then I discovered my own damage. The hot tub was not in 100% working order, no lights and only one jet worked. A mouse made repeated appearances the second night, we left early; a refund was given for that second night we did not stay.

Had a little family reunion it was perfect went hiking on the trails saw deer right outside the windows it was lovely . If you are arriving at night it is a little hard to see the house number but other than that great time

House was fine but not really prepared for Guests. Felt more like we stepped into someone’s Home while they were out. Kitchen is ill equipped and towels need bigtime refresh. Beautiful deck but no patio furniture. Far drive from slopes with no parking nearby…description is not appropriate. Bedding needs upgrading. Paid alot for a subpar stay, and when we reached out to property manager regarding checkout time we never heard back. Definitely not staying here again.

My husband and I took a group of 5 older boys skiing and this place provided everything that was detailed in the information. The house was clean, spacious & comfortable and we definitely would stay here again. As Tryo was not open, we were not able to use the access point, but merely drove the short distance to the lodge and dropped everyone off. Thanks for a wonderful time spent at your location.

The house was very nice! It was a great location to all of the breweries! We had a big plumbing issue the last night - pipe burst. The owner was fantastic with communication and refunded us the night.

Went for a girls trip. Very relaxing area. House was very clean and instructions from owner were easy to follow. Visited Bold Rock for a hard cider tasting, checked out Luray Caverns and did some shopping a short drive away. Overall, great weekend! Thanks so much!

We had a wonderful time at Pedlar's Edge. The home was beautiful and well-appointed. Beds were a little too firm for our liking, but there was plenty of space for our family to both sleep and gather. Games, puzzles, bird-watching binoculars, and streaming TV provided plenty of entertainment. The hot tub was a lovely bonus -- large enough to fit 4+ comfortably.

We have rented at least 20 homes in recent years, and never before have we dealt with such policies. Specifically: we were expected to turn on the water main and the hot water heater when we arrived, which meant there was no immediate hot water. Also, we were instructed to run the dishwasher no later than 3 hours before check out and to finish the cycle before we left because we had to shut off the hot water and turn off the water main before leaving. If you do the math, a 10 a.m. check out means you have to run the dishwasher at 7 a.m. That is not a very relaxing weekend. I hope the property managers/owners will reconsider these policies for future guests as the house itself is enjoyable.

For the price, I expected way more from a cleanliness and preparing for guests perspective.

Wonderful Stay
We had a wonderful stay at this property. Great location! The property contact was really responsive to the couple of questions we had while staying there. Everything was clean and the hot tub was great. An added bonus was a hammock on the deck, we loved relaxing in it! Would definitely stay here again!

I have rented many cabins and cottages, but this is the first one that I had to cut the water on in, as well as the hot tub. Of course this means that you have to wait for a bath/shower, and wait for the hot tub to heat up from 79*. Just an FYI for anyone intending to do either upon arrival. We cut everything on to heat up and went to town to get groceries.
There is a hammock in the basement you can put on the frame available on the deck. Instructions were to take it down upon departure, but it rained all night and it was wet, so we thought it best not to.
We enjoyed our stay. The home is comfortably furnished, and the lower level is perfect for the younger kids in your party to have their own space, play ping pong, watch movies, and has plenty of sleeping space as well.

Perfect location, great for teenagers with basement!
The house is in the best location with just a short walk to Tyro. The layout is perfect with a nice eating area with bar stools/counter and a large dining table. It sleeps a lot of people with a loft upstairs and a large basement with ping pong table and hot tub which the teenagers used constantly and loved. Kim, the property manager, answered my questions immediately. We will be back! I've already recommended this home to several people. Thank you!
