Great Higham Barn: sleeps 18 + 8 in 7 bedrooms, 2 sofa beds and 4 futon beds in reception rooms, 1 family bathroom, 4 en suite bath or shower rooms and 1 WC. Outside there is a private garden with large patio area and seating and private off road parking for several cars on the driveway or undercover.

The property is entered via the double height barn door which leads into a double height glass walled atrium.
Main dining area seats 18 with French doors leading to the rear patio area.
Master bedroom (sleeps 2) king size double bed, en-suite bathroom with bath and integral shower.
Double room (sleeps 2) double bed, en-suite shower room.

This is a carbon neutral development and all heating is supplied by the estates own coppiced woodland at no charge to the holidaymaker. In addition much of the electricity comes from a renewable source.
Dogs are welcome as long as they behave themselves! If you wish to bring a pet please let us know. Please note additional pet charges are £35 per pet per week (or part of) will be charged.
Please note the pool is heated, and available from Good Friday to 31st October, but is weather dependent.

Excellent! As a group of 23 we had a fantastic long weekend on the complex, between the main barn, the cottages and the oast we had everything we could have needed and all to a high standard. This is our second time staying at the property and we will be back for a third I am sure!! Thanks for a great weekend

We had a wonderful weekend stay at Great Higham with family and friends to celebrate our 50th wedding Anniversary. It was perfect for a large family and friends get together. The grounds and pools were well maintained and rooms were very clean and comfortable. I would strongly recommend. Bloom stays.

We stayed at Great Higham Barn for a friends hen do. Across the main barn, oast, cherry and plum cottages we had the perfect venue for a hen party of 38. Mandy was very accommodating, relaxed and helpful. The venue itself is stunning, good amount of space in the kitchen, snug area was perfect for ‘downtime’ and the rooms were all good sizes. It would be helpful to know upfront that the futons are included in the no. of people to sleep in the barn. Thanks again

We all had an amazing stay and couldn`t really fault anything. Just a slight issue with one of the doors but likely due to the weather.
Location a bit tricky to get to due to snow and ice but once arrived views very spectacular.
Really ideal for a large group as you have separate areas to go to so not on top of everyone. Looking to return next year during the summer so we can enjoy the outside

We have a traditional family Christmas weekend every year- this is the 10th and the best.
The whole complex suited our needs down to a tee and as half the family lives in the Netherlands the journey was easy.

We absolutely loved our time at The Great Higham Barn Complex! We had our registry office wedding a few weeks before and then booked Great Higham for the (very low-key, homemade!) family celebration. No catering, no band, no decorations (not that any were needed in such a beautiful place!) and just a small group of people. It was so special! What a place to get dressed up and do our vows!
Staff at Bloom Stays and the Housekeeper Mandy were super friendly and relaxed and very helpful. Very quick to sort out an issue with the heating in the Oast (fixed within the hour!) and everything was fully stocked, clean and lovely. The pool is amazing and the hot tub heavenly! The outside space is just fabulous, we loved sitting at the big table at the side of the barn. The living room area is huge and warm and comfy. Such a great place to hang out with friends no family! I didn’t stay in the cottages personally but our guests love them and the gardens are so charming! The Oast is a bit creaky and feels like an older property but it’s still lovely, clean and charming. But the Barn was honestly a dream come true! Exceptionally good value for such an amazing place.
There were only a few minor things that would make this holiday an absolute 5 star in every category, and they’re easily fixed! The master bedroom in the Barn (Georgia on the new floor plans!) needs a new shower head as the limescale has stopped the current one working properly. The mattresses in the largest room with the shared bathroom (Regina!) are mainly springs so weren’t comfortable compared to others in the property. It would also be extremely helpful to have an inventory available for customers of what is in the kitchen and bathrooms. We took lots of stuff down with us that we didn’t need because they were provided, but forgot other bits that weren’t provided, so an inventory would be super helpful. There were loads of speakers too so we didn’t really need the ones we took unless we were outside.
With the exception of the dodgy mattress all the other issues were super minor, and didn’t take away from a truly fabulous holiday! I can’t imagine having another excuse to rent such a large place again (although I wish we could!), but we will certainly check Bloom stays out again for smaller holidays!

Our stay at Great Higham was just perfect. We had a lovely few days celebrating big family milestones - a 50th Wedding Anniversary, and 18th and 21st birthdays with family and friends. The accommodation is stunning, very clean and comfortable and the facilities are amazing - we all made good use of the swimming pool and hot tub and lovely gardens, as well as enjoying local walks with our dogs. This place exudes relaxation and you'll find you won't want to leave!

Corporate Stay at Great Higham Barn
We stayed at Great Higham for a corporate event and enjoyed all that the complex has to offer offer. The accommodation is clean, comfortable, peaceful and relaxing all set within a beautiful countryside setting. For large friends and family groups the complex is ideal offering a range of accommodation with lots of space for all - plus the delights of the heated swimming pool, tennis court and hot tub. We will be back!

What an amazing place!
We hired the whole complex to celebrate our 40th wedding anniversary with family and close friends.
On initial arrival and throughout our 2 night stay everyone commented enthusiastically about the complex and the facilities and several availed themselves of the hot tub, swimming pool and tennis courts.
Facilities for catering and entertaining are excellent with a well equipped kitchen, plenty of fridge and freezer space as well as more than adequate glasses, crockery and cutlery.
We enjoyed the outside seating area before dinner and the large lounge area on the 1st floor easily coped with our post meal digestives and coffees.
Sincere thanks to Mandy and her team for ensure the complex was set up and ready for us and for all her help and support in the weeks before our visit.
Thoroughly recommended.

The really GREAT Higham Barns Complex
What a wonderful weekend, fantatsic people fantastic food fantastic venue....Great Higham Barns is wonderful, the grounds and every room were perfect and made my special weekend exactly that.
My family and I looking at rebooking as soon as possible.

Incredible venue, beautifully presented
We were so impressed with great higham barn, it felt so luxurious and beautifully presented. Such a warm, inviting, beautifully lit retreat in the countryside but not much over an hour from London. Perfect!

The property itself was lovely and the only issue we had was a bird coming through a hole in one of the ceilings, meaning we couldn’t use one of the bedrooms.
I had informed the property manager that I would be having a birthday brunch the morning of the day we were meant to check out. The check out time (10am) was extremely early so I paid to extend this as much as I could (to 12pm). Unfortunately, the chef was running behind schedule which meant brunch was delayed. I messaged the property manager asking if we could have an extra 30 minutes to an hour to finish but they still came in to start clearing up.
I understood that they needed us out of the building, however, I did not expect to be kicked out in such a rude manner. I was told that I had “overstayed my welcome” and I walked in on the property manager and another person clearing up saying I had “ruined everything for them”.
I later had to pay a fee for extra cleaning. In summary, the property was lovely but I did not have a good experience with Bloom Stay and their property manager.
