The property was clean and spacious. It was in a great location. The kitchen was well equipped.
The front door code panel was slightly too high as I am only short but luckily my partner is taller than me.

This place has changed hands since I booked it a while ago. Breakfast is very important to us and I booked as breakfast stated was included.
It was not revealed until one day before I was shocked that a mish mash of some so called food items would be left in the fridge for us in our room.
2 slices of bread that had been touched by hand and placed in toxic type plastic bags with hand written dates on the outside in black felt tip indicating the bread was good only their word until 5th August.
There was some plastic cheap cheese not a typical food item expected for a traditional English breakfast I'd booked for. Two child mini oxes of cereal not sufficient a small tin of baked beans in the fridge not sure a tin should be stored in the fridge indefinitely. Some milk.
There was according to an email received supposed to be two cartons of orange juice which wasn't provided.
This is disgraceful for pennies short of the £100 I had paid for a relaxing night looking forward to a lovely breakfast.
If I'd wanted a cheap contractors AirBB stay I'd have booked one.
This is not as advertised at all as an Airbb.
I complained to the number which wasn't on the email they made it very difficult to contact them.
Clearly the great British guest house is dying!!
When I did get through the woman barely spoke any English and struggled to understand what I was saying.
Finally promising us some juice to come via " the team" usual BS call centre said in the morning we waited but it never arrived.
Worse still we had to take any items to a kitchen to find a bowl and spoon with cameras watching, I wondered who was watching? A big sign said CCTV in operation. If I wanted to stay in a cheap workman's house we'd have booked one.
Blackpool offers super and way better personal service a traditional homeworker breakfast for half the price. Lincoln is changing.
Not a proper breakfast I'd paid for said was included.
Very loud traffic noise all night long the room vibrated.
Couldn't open a window for fresh air because the traffic noise was horrendous. The windows dripping with condensation in the morning.
The blinds were partially see through covered in dust.
The fridge was right next to my head blowing out hot air and making a huge noise we couldn't sleep who wants a fridge right by their head all night.
The mattress was full of big metal springs very cheap mattress not suitable we couldn't sleep. In the end we had to place our towels on the mattress to help us to sleep without painful bumps.
The towels were tiny barely enough to cover from a shower and only one hand towel between two people.
The door codes were tough to get into the house and our room. One handle twisted round and round on the main door.
Empty cigarette packets were left on the door steps along with rubbish near the entrance and an old towel lying on the floor.
Someone was sitting on the wall eating chips like social housing.
One poor visitor didn't get his key codes to his phone and was left banging on the door truing to attract someone's attention he didn't realise the place was unattended this is no good. Like us he also believed he too was getting a full English traditional breakfast.
Again this visitor was covered in dust and dirt it's never ever the type of place we would want to stay or knowingly choose definitely been misleading advertising. Needs to be resolved on Booking .com
We also noted over and over again last minute telling us via email about contractors we did not get this when we booked so clearly the advertising needs to be very clear for folks looking to enjoy a chilled weekend. So sad zero personal service for max profits.
This certainly wasn't the place to chill out at their prices.

The rooms were massive and cosy, with very comfortable beds.
The main things were the shared bathroom and the early checkout time. The stay would benefit from bookable time slots for the bath to ensure that people can get a bath during there stay. Also in the hotter weather, some waters would be nice in the fridge.

The hotel is basic and unstaffed. But it had what we needed for the night. There was a proper fridge and plenty of tea and coffee sachets.
The breakfast was rubbish - slices of bread and a tin of beans and bits of cheese left in our room. We could have used the communal kitchen but we are over 60 and not students at a hostel! So we just left and went for breakfast elsewhere. The had soap and shower gel was watered down so much it may aswell have just been water.

The location is good! Only a half an hour walk to Lincoln
The bed sheets were very old and bobbly, it wasn't a very clean room, the breakfast was quite sparse. It all just felt quite gross and like a money grab when it could be a nice hotel. I would stay somewhere else it's not worth the money

The location is fine, the place is ok
But there was unpleasant smell in the room, I felt uncomfortable the whole night, the carpet or something u suppose, the cleaners should have noticed this.
And the toilet needs attention, the flashing is not good and no proper ventilation in rhe bathroom.
But it's an OK place for convenience sake.

One of our rooms had an unpleasant smell. It was very very hot, heating was on even though it was warm. So hit it made if difficult to sleep, couldn’t leave windows open as room was ground floor

Likte ikke at det var felles baderom med andre gjester. Litt knotete med den mekaniske kodelåsen på dørene. Var bråk første natta, høylydt banking, vindu i inngangsdør knust morgenen etter. Det at "hotellet" er selvbetjent fører nok lettere til uønskede hendelser.

Not really a B&B. More like a halfway house for youngsters . Very noisy throughout the night. Woken up at 4am by rowdy persons wanting to get into house & rooms. No response from proprietor. Breakfast was abismal. Left 1st chance we got. Not recommended to anyone unless you just require a cheap warm bed for the night and an early start following day. Fridge was a great addition but was very noisy and an excuse to provide no breakfast. The so called continental breakfast was a joke.

Nice pleasant place to stay, I only had the single room, with shared bathroom because this was a last minute Booking. I have booked again, and I don’t do that unless I like a place.
I only stayed over night and was gone early next morning, so nothing really I didn’t like. The only thing was that someone previously had boiled something other than water in the kettle. Contacted customer service and they were spot on.

Single room was small but perfect for 1 night. Free car parking and only a 20min walk into the city centre.
Hotel was different as no hosts on site, but key lock codes provided prior to arrival.
Free continental style breakfast, it was unusual as it was left in the room on arrival but was in the room fridge, which was great to have to keep a bottle of wine cool.
Large shared modern kitchen which all residents could use. Pity some residents didn't wash their crockery after use.

really liked the idea of making your own breakfast in the comunal kitchen.the fridge was great in the room,it kept everything nice and cold.and i really enjoyed my hot bath at 6.30am.a very pleasant stay for myself and my mum which she really enjoyed also:)))))

Room itself was okay
‘Breakfast included’ - a few slices of bread in a sandwich bag (which you could take to the communal kitchen to toast yourself) and a few bits in the fridge, yoghurt, milk and a packaged bit of cheese does NOT fulfill the requirements of a breakfast. This hotel should not be able to advertise themselves including breakfast.
The room smelled very strongly of chemicals, either bathroom cleaner, air freshener or laundry detergent, I couldn’t work out which but the back of my nose and throat were really sore from the smell, despite my windows opened wide, I couldn’t get rid of it.
My room seemed to be under a staircase, there were people up and down the stairs literally all night, I was constantly woken up by the stomping, so I barely slept.
I then had the cleaning team knocking on my door at 10am, asking me to leave. They did say not to rush, I explained that I’d hardly slept but then overslept, so I didn’t even have the opportunity to have a shower as I was aware they needed to clean the room.
And there were silverfish in the bathroom
I definitely wouldn’t stay again and I wouldn’t recommend to anyone else
