Blue Coral is a magnificent, luxury 3 bedroom, 3 bath condo villa with spectacular views of the Caribbean waters and surrounding islands. It was featured in Destination Magazine.
The town of Cruz Bay, the ferry dock and taxi stand are just a short walk away. Even though we are really close to the bars/restaurants/shopping - you will not hear any noise from the town. That differentiates us from some other places in Cruz Bay.
Our place is also the highest elevation in Palm Terrace (the 6 unit condo complex) with the best views. Please take a moment to read the wonderful reviews we have received.
In Cruz Bay you will find plenty of shopping, many fine restaurants, and active night life as well as, two grocery stores, a bank, a library and several churches.
Furnished with a king bed and three queen beds, it is ideal for a family or a few couples. Top quality linens and towels are provided as well as beach towels, beach chairs and coolers. Each of the three baths has a large, walk-in shower. There are large closets throughout as well as a laundry room within the condo. The dining room boasts a carved mahogany table that comfortably seats eight.
The modern kitchen is fully equipped with granite countertops, dishwasher, microwave, toaster, dishes, glassware, coffee pot, Keurig, blender, pots and pans, and many other kitchen gadgets.
The main balcony provides comfortable seating for dining and drinking while enjoying the exquisite views of the Caribbean water and surrounding islands. The balcony off the master suite commands panoramic views and ultra-comfortable lounges as well as a teak table and chairs for an intimate dining experience. Balcony ceiling fans were recently installed to provide additional comfort.
The unit has central air conditioning and each room has a ceiling fan. The great room has cathedral ceilings and a 65'' Hi-Def wall-mounted TV. All three bedrooms also have Hi-Def wall-mounted TVs. WIFI is included.
If you feel you must work while in paradise, there is an office area off of the Blue Bedroom.
Ample parking is available. Relax by the pool in one of the many lounge chairs. Grill your steaks or fresh fish by the pool on one of the two large stainless steel grills.
Our island host will greet you upon your arrival . They will lead you to your accommodations and; share an extensive knowledge of the island, including local amenities, restaurants, beaches and hiking trails and ensure you have everything you need to make your experience wonderful.

If you are looking for a beautiful getaway close to Cruz Bay, this is your house! The property is exactly as it looks in the photos, just stunning, we couldn’t have asked for better vacation home and location. We will definitely return again. :)

We had a wonderful time staying here on our holiday to St. John. It was very clean and roomy. The pictures don't quite do the space justice on the room you have to just lounge around and feel comfortable. It's great! We did have some power issues, but that's on St. John in general not a knock on the place itself. I bring it up though because I wanted to mention that this space doesn't have a backup generator. So if the power does go out, it's out. Thankfully even with the outages, we were still able to enjoy our time here on the island and most of the restaurants had generators, so we never went hungry or had a lack of Painkillers! Haha! There was mention about steep hills around the property. That is true, our group didn't find them to be overwhelming at all. Honestly was a nice exercise to work off those painkillers. Something to be mindful of if your party has mobility issues. Overall we enjoyed our stay and would gladly return! The location is fantastic and close to town, plus the property manager was very kind and helpful with suggestions!

Blue Coral is an easy place to stay for all things on STJ. I l love being able to walk to Cruz Bay for coffee, drinks, dinner or a boat trip. Parking in Cruz Bay is always a challenge so this matters to me even though the walk is tough. The condo is spacious, the 5G worked well when the electricity on Island was working, and there are coolers, chairs and other beach gear to use in the villa. The AC works as good as can be expected in STJ or any of the many villas I have stayed in the past 30 years.
Our onsite Caretaker, Chris, was enthusiastic and quick to help especially when we had a few days without power. Although not ideal in the Caribbean heat, we have come to expect this on STJ. I/t would be great if Palm Villa invested in generators for their units so at minimum, toilets could be flushed during these outages.
The kitchen is stocked with most supplies. We ate out almost all the time so cooking isn't really important to us. The Master Bedroom had a great balcony and shade for the windows so we could keep it as cool as possible during the day. It would be nice to have curtains or shades across the big windows in the Living Room too. It looks like they might have been there in a previous life. But, shades while we are out during the day, would certainly help keep the place cool.
We didn't use the pool as it wasn't full and leafy most days. Having stayed in Palm Villas multiple times now, this was strange. We are the beach most days, anyway.

We enjoyed our stay at Blue Coral. It is a nice home with beautiful views. However, there are things that need attention.
When we arrived for the first few days the home was very hot. The thermostat was set at a fixed temperature that we could not change to get it cooler. We called the manager and he came and moved the thermostat to 65. We were told not to change it because if we did it would reset and we could not get it cooler again. So now we just dealt with it being too cool.
The ice maker barely makes any ice.
The entrance to the home is really dangerous. You have to step way up and there are 2 raised places that make it a tripping danger.
We had to clean the shower and the toilet in one of the bathrooms.
The sheets on the king bed were very knotty. We got them to replace them. The manager said they were really bad and threw the sheet away.
The dishwasher did not clean the dishes. We had to re-wash them each time.
In the king bedroom the door was hitting so we could hardly get it closed.
The water pressure was really poor.
The couch needs to be cleaned.
The floors left your socks black.
The description said there was cable but it kept coming up saying you need to subscribe.
The description says you can walk to town. That’s true if you are young and in excellent physical condition. The steep hills make it impossible for the average person.
If some attention was given to such things as these, the home would be a very nice home to vacation in.

We LOVED our stay on St. John! The property was walking distance to Cruz Bay which was ideal, however, bring sneakers if you aren't used to walking hills! The amount of hills and switchbacks in this area is quite concerning if you are not used to it, but by the end of the vacation we were used to it! For people who have visited the island they know just how hilly it is. The property was fabulous, the only negative was the water pressure was not good in any of the showers.

Our first time on St. John, and Blue Coral was everything we had read about. Beautiful view, clean and comfortable, fabulous beaches easily accessible by jeep (taxi also possible), and "downtown" Cruz Bay itself is walking distance, if you're in ok shape (our party included 2 over-60s and we were fine). AC worked well. We didn't use the pool; the beaches are too beautiful. St. John is truly paradise.

Blue Coral is a beautiful three bedroom condominium with gorgeous views and excellent amenities in a convenient location to downtown Cruz Bay. The photos accurately depict the unit and the views. Since parking is challenging in St. John, we frequently walked to downtown restaurants and bars. The owner and property managers gave us great advice on beaches, hiking and restaurants. All five of us had an unforgettable week.

Great house with all of the amenities needed for a wonderful time in St John! Bedrooms were comfortable and clean, and the kitchen was very organized with everything we needed to make our own incredible Thanksgiving dinner! They were even kind enough to supply blocks for our toddler! Beach towels and chairs also enabled us to enjoy all of the spectacular beaches St. John has to offer! Can't wait to go back!

We've been to St. John a few times and have always stayed at resorts, but after our stay at Blue Coral, we may never go back. My husband and I traveled with our three children (16, 14, and 11) and his mother (70). We had plenty of space to spread out. We loved the incredible views with coffee and breakfast on the balconies. We took our jeep and hit different beaches every day, and returned to the condo for our walk out to dinner every night. It's definitely hilly, but we appreciated the extra exercise. The dedicated parking spot and ability to walk to town were a huge plus! We didn't cook much but breakfast, but the kitchen wares were of good quality. The beds were comfortable and there were ample towels and all the supplies we needed for the week. We would definitely return to this property and recommend to anyone coming to St. John with family.

We had a wonderful week at Blue Coral! The views are incredible, kitchen is well stocked and the beds are so comfortable! We have vacationed in St. John several times and always love staying close to Cruz Bay so we can walk to dinner and shopping! During our week we actually ran into different people that either knew the owners or had stayed in Blue Coral and they all raved about the condo! We had a small issue with the property management company and the owners were extremely responsive. I would highly recommend this property!!

This was a fantastic vacation and Blue Coral did not disappoint. The unit itself was gorgeous and lacked for nothing. We thoroughly enjoyed our stay. The location is excellent as it’s easy walking to town and plenty of parking for our Jeep rental. Everything was smooth and easy from arrival to check out. It is updated, beautifully appointed, extremely clean, quiet, with lots of space for 6 adults. We were part of a 40-person destination wedding, with other attendees spread across the island. Our location was optimal, not isolated as others were. We could walk to bars, restaurants, boat rentals, and taxis. Didn't need a car because all healthy and enjoyed walking. Don't hesitate to book this place!

The villa was a short walk from downtown and had everything you want in a St John vacation home, plenty of space, an amazing deck to have your coffee and watch sunset and parking to not have to deal with downtown parking lots. Overall excellent place for our St John vacation and we hope to be back.

Family of four with a 9 and 11 year old, and nana and grandpa. Perfect home base for our St. John getaway! Rented a car and for anyone who knows the Cruz Bay Area, the parking right in front of the condo was key. Easy walk to downtown for restaurants and shopping (the expected elevation up and down for the area) and perfect distance away to not hear any of the downtown action once back at home. Took multiple day trips out in the jeep to explore the island and beaches knowing our parking spot was right there when we got back. The condo itself was super spacious and clean with 3 large bedrooms each with their own bathroom, big kitchen and great room and covered outside porch with ceiling fans for relaxing and enjoying the view! Will def be back! Congrats on your new home Roach family!
