WiFi was fast
We booked a Deluxe King Room, but the bed was not a king at 140cm wide. The TV was tiny, as was the batbroom. There wasn't even space for a toilet roll holder, and the toilet itself was on a step, so if you are average height, your feet won't touch the ground in front of it. The switch to turn the shower on was outside of the bathroom with no explanation or label. There was barely room to walk around the bed. The room was very hot, which is not the hotel's fault. But the fan provided was so dusty we didn't dare turn it on. Noise from the pub terrace didn't help the situation, but we can excuse that, as we knew it was a pub. The parking situation is also abysmal. When there was no space, we were simply told we would have to "look elsewhere". If you rely on a parking space you should give this hotel a miss.

It was really clean and nice. Very quiet. I felt safe as a solo female traveler.
It’s perfect for staying off the touristy side of England but was a bit longer to get to places. Not bad thing for me however.

Great location. Delightful, albeit smallish room. Very good staff who were attentive and happy to chat. Dinner was very tasty, well prepared and served well.
Our room was over the main door and bar. It was noisy until 11.0pm when the bar shut, but we are up late so not an issue for us.

Reburbished throughout, very stylish, very clean, in a nice area. Superb breakfasts, excellent restaurant for lunch and dinner. Nice places to sit and relax, both indoors and out, all-day service from the bar. Lovely friendly staff. A few seconds stroll to (pebble) beach with beach shack or, less than a minute in opposite direction, little parade of restaurants, cafes, seaside shops. We will very likely return.
Our seaview room was small so a tight fit with our luggage. Daughter's street-view room much bigger. But I had wanted a sea view (even though a small house and a little touring caravan park in the foreground) so we managed. Parking only just big enough so we always wondered if we would find a space, but we always did (and kind owner put out a beer barrel to reserve another space for our daughter).

Beautiful rooms, very clean and comfortable with all facilities that you need in the room. The manager was very helpful. Bar and restaurant was very nice as well.

Great location near beach, brilliant staff, rooms are modern with all facilities, good breakfast, garden area is 5 star and bar/ restaurant is very good too.
Very limited parking & wasn't advised that I could reserve a space but I did find a space. I would have been happier to pay to reserve a space.

We had 3 breakfasts which were excellent. Staff very helpful and attentive.
We have already booked for next year!
We did have one of the smaller rooms but for next time have asked for a larger one!

Close to the Beach and an Apartment with private outside space
We weren’t informed until we got there that you couldn’t have a dog in the Hotel rooms - only the Apartment. We had booked the Apartment for my husband and I and and American friend who was visiting. Our friends with the Dog had book a Hotel room. We had to swap around when they told us that our friends could not have a dog in their room. Luckily our American friend offered to swap.

Modern, clean, comfortable and in a great location. Each room had plenty of fluffy white bath towels and the bathroom was stocked with plenty of toiletries. The pub was really nice and had a lovely garden. The staff were all very friendly and helpful, even allowing us to access the property early as we were attending a family wedding
Just one very minor niggle is that the last sitting for breakfast on the Sunday morning was 9.30pm. Having attended a wedding the day before a slightly later time would have been appreciated. That said the breakfast itself was excellent

The owner and staff were all very friendly and welcoming.
The parking is limited and if you are lucky to get a spot it takes a lot of maneuvering. The restaurant is lovely and well attended but unfortunately that means that the parking is occupied during check-in time.

Exceptionally friendly staff.
We stayed in the 2 bed apartment, which was perfect for our needs. The Seaview offered to change one of the bedrooms to twin beds (for adult brother & sister who didn't want to share a double bed) & this saved us using the sofa bed in the lounge area.
The pub had a great atmosphere & seemed very well supported by both locals & visitors.
Parking was very limited, although we knew this before booking as been to East Preston (to visit family) many times before. Saying that, we did manage to park in seaview car park later in the evening.

Location is lovely. The bed was very comfortable and the room was well supplied. Very pleasant for a pub stay.
The room was small and we had nowhere to put our case without falling over it.
Shower pressure was a bit low.
Check in was at the bar - on busy days this means it's slow.

According to booking. Com website breakfast isn't included so was expecting to go elsewhere however breakfast was included.
Staff were brilliant really helpful and one member was a really hard worker who was there every morning cleaning the floors.
The room we had (3) was described as deluxe king-size! Well the bed was king-size in a small room no draws to put clothes in. We were there for 3 nights so nowhere to put suitcases.
The ensuite was in a cupboard - toilet was raised up on step, I would say I'm average size so very awkward sitting on the toilet, sink was for cloakroom room totally unsuitable for washing in, no shaving points and very cramps shower need to open ensuite door to get dried.

Breakfast, lunch and dinner were all beautifully prepared, well priced and delicious. Whole place has been refurbished with taste and a good quality. Staff could not have been more helpful, and cheerful. Relaxing courtyard. Cannot fault our stay.
Sweltering summer days - aircon in the bedroom would have been great but not a complaint.

Blinds in the room let in a lot of light in the morning. I personally was quite warm in the room.

This hotel is lovely. only criticism was a unnecessarily complicated and misleading WiFi connection. And don’t expect a sea view!
