This is one of our most unique and I think, neat properties. I bought the property and immediately remodeled everything inside and out (180k remodel) not to mention a redo of the acre of land that it sits on. I worked to redevelop the land into an open meadow, creek, forest setting.
This property is about four blocks to the lake. The state park is a short five or so minute drive to the beach parking lot. Whispering Pines is a very pretty area and LakeView drive is full of cool cabins, forest and lake views depending on your elevation with a mix of vacation homes, vacation rentals and full time residents. Peek a boo mountain view and a sort of deep forest vibe. We think it's very pretty and also, of course, pretty rustic with a modern flair.
Chelan County (which encompasses pretty much all of Lake Chelan and all of Leavenworth) just created new rules around vacation rentals. We've spelled out some of those new rules below so there aren't any surprises.
The property is four levels in total. You walk into the main level (kitchen, dining, living, master bath), walk upstairs to what was a loft bedroom (that we enclosed for privacy and sound), from the main level you'd walk down a flight of stairs to what was a studio apartment (kitchen, bathroom, open concept bedroom with queen daybed and laundry room… and then down one short flight of stairs to a small, cozy bedroom with a queen bed, loft sleeping space with a double futon bed (which kids seem to love) and another cozy living room space with a flat screen fireplace and flat screen TV. We simply tried to make a bunch of areas that people could hang out or sleep in. We took different open spaces and worked to close them off to create privacy for 2 couples looking for privacy and up to four couples looking for privacy or relative privacy. This is a two bedroom with four sleeping spaces. We love to be absolutely transparent. We are proud of what we've done here, though. We put a lot of effort into making this place cool. We also purchased high end appliances, 65-inch flat screen for the main living but flat screens sprinkled throughout, nice furniture from Macy's, cool art and a hot tub that we just completely revamped. There is also a wood burning stove (pick up wood on the way) and plenty of parking.
During the winter we require that guests bring a four wheel drive vehicle with snow tires (or at least have chains in the trunk) . You will not be able to navigate Leavenworth or our driveway without these essentials. Chains are a pain to put on and take off but they will get you out of a jam in the middle of a snowstorm or if you get stuck. It can easily snow a foot or two overnight and our plow guy sometimes doesn't get to the house until the afternoon. Please come prepared to drive in the snow. (We would advise anyone of this whether you are staying with us or not.) For those who've been to Stevens Pass and have been fine you have to remember that they are plowing both the highway and the parking lot every couple of hours at a minimum.)
Property is a brisk walk to the Brown Family Homestead Wedding Venue and a slightly brisker walk down to Lake Wenatchee (about 4 country blocks). The Lake Wenatchee State Park Beach is about two miles away. It's about a 25-minute drive to Leavenworth
** New Chelan County Laws that have been recently thrust upon us.
We have new neighborhood noise restrictions and quiet time laws. During the day guests are required to remain below 75 decibels. Quiet time begins at 10 pm and ends at 7 am. We have a maximum guest headcount that right now stands at 8, 2 people per sleeping space. We may have a parking restriction which is one car per sleeping space. We have garbage restrictions in that cleaners must take the garbage with them. No real impact on guests but something which has raised our cleaning costs.
Additionally, we have some important property rules that we'd like to disclose up front.
We sometimes require a signed short term rental contract. It's fairly basic, the first many pages are an arrival or welcome letter and the last handful of pages are the contract. We require your email address so we can send this to you through a DocuSign like vehicle. We provide the door code after we receive the signed contract and often about a week to a couple of days before your stay, please remember to reach out for the contract. Four-wheel drive is super important to bring in the snowy season. Snow tires or chains are also equally important.
As a final note, the county restricts this house to a max of 8 persons, 2 pets and four to five cars or we risk the suspension or termination of our license to operate. Because of this we have to have a deterrent to unannounced or unpaid for humans, pets or cars. As a result any unannounced or unpaid for persons, pets or over the limit vehicles are charged at $100 dollars per night. Also if we come upon the property and notice unannounced vehicles or people the county in conjunction with code enforcement demands that we move towards eviction and we never, ever want to have to do that (like never, ever). So please when booking ensure that all adults, children, babies and pets are listed while booking and before paying. We thank you so much!

We loved staying here, it was very spacious, clean and the property managers were great about answering any questions we had. Can’t wait to return!

Great location and great attention to detail.
We would definitely come stay again.

This was the inaugural year of celebrating June birthdays with our closest friends (4 out of 7 of us were celebrating!). This VRBO was PERFECT for the amount of people. We loved that there was a shared community space but we all were able to go off into our own areas when necessary.
Very special Thank you to Kelly for being so accommodating with the promotion!!!

We loved this place! Could sleep an army. Great place to getaway. Close enough to places but still secluded in the woods.

It’s wonderful place to have a family trip
Our family loved this property!

The property was great. The area was great. Close enough to leavenworth but not too close. So beautiful. The owner was great even though I had to keep adding guests. We would recommend this place.

Location perfect for a wedding nearby!

This property was excellent and all that was promised. We would def reuse.

Excellent stay. Quiet and peaceful environment, very clean and comfortable. My only complaint is for those who have previously stayed with pets...please, please clean up after your dogs! It's a privilege to be able to bring pets and less and less VRBOs are allowing pets due to this issue. Don't ruin it for those of us that are very respectful and do clean up poop. We would definitely stay here again! It's great for families...kids can hang out downstairs with a tv and their own fridge for snacks. Hot tub was nice and clean as well. Kelly was easy to get in touch with and answered messages quickly.

Loved it.

Everything we needed was there. Plenty of clean towels. Even had board games for us to play.

The host was very accommodating and had great communication. LakeView was the perfect rental for our group of eight adults. The house was clean and set up well for 8+, with amazing view, large indoor and patio dining tables and very comfortable beds. We used eight of the nine total beds and all talked about how comfortable the beds were. We enjoyed the location close to Lake Wenatchee with nice forest setting and incredible views. There was minor deferred maintenance which I understand as this is a short term rental property but it didn’t take away from our stay in the slightest. I would definitely recommend LakeView to others.

We really enjoyed our stay at the Rustic. Having bedrooms on the first and third floors was a nice setup for two couples.
Clean hot tub with plenty of room for all 4 of us. Nice spaces indoors and out for relaxing.

The toilet down the stairs wasn't working.

We had a lovely long weekend at The Rustic. The house was spotless and very well appointed. The main living space is really beautiful, with interesting artwork and comfortable furniture. The Rustic has a fun and unusual floor plan which can work for many different guest configurations. We just had 2 people, so mainly used the upstairs loft bedroom and main floor during our stay. Downstairs was great for quick showers in the 2nd downstairs bathroom, before jumping into the hot tub, and also for doing laundry in the nice laundry room on that floor. We loved being able to walk our dogs to the lake and also do some forest trails with them right from the house. The Rustic is in a lovely, quiet and peaceful neighborhood. Perfect for our getaway from Seattle. Thank you to the host Kelly for his hospitality and responsiveness to all our questions. Check in and check out was super easy.

Very nice cabin. Not far from Plain and Leavenworth. Enjoyed our stay!

We enjoyed having fires in the wood-burning stove and playing games on the large dining table. The beds were very comfortable. The owner has clearly put a lot of effort and time into remodeling the home. The neighborhood is quiet and woodsy with beautiful mountains and lakes nearby. The owner was responsive and communicative.
As other reviews have mentioned, there are a lot of stairs in the home. The handrail on the stairs to the lowest level doesn't extend the full way down the stairs. We didn't use that area because the temperature in the sitting and bedroom was quite chilly. We were comfortable in the other parts of the house.

We had a great time here. There's sledding hills right on the property that the kids spent hours enjoying. The house is cozy and has all the comforts of home. Lots of stairs, not for older folks for sure. Would have been nice if the fire pit was unburied outside to have a campfire. Only other suggestion would be blinds on the doors and windows for a little more privacy and to block out the afternoon sun. Overall a great rental.

This was a beautiful, spacious house that is lovely for a weekend trip. We loved all the little nooks and sleeping spaces, as well as the extra kitchen. Kelly was very responsive and even came by to shovel snow off of the roof & make sure we got in okay. Our main issues were that the dishwasher barely worked (falling out of its frame, so rickety that it broke a glass just from us trying to close a drawer) and the hot tub did not work (the display said that the heating failed — it hit a high of 88 degrees). A bit of a disappointment since the hot tub was a big part of why we booked this cabin. Additionally, be aware that there is a ring camera (with audio) on the outside of the property that was not listed, the water filter on the refrigerator doesn’t work (we drank tap water) and that the knives in the kitchen are quite dull and the sharpeners don’t work.

Place was perfect for my family. Big enough to give everyone space and privacy. Appreciated how stocked with essentials. Will definitely come back. Owner was great!
4.8
It is a wonderful cabin to rent. Lots of fun levels with full beds to sleep on. It is a bit cold and drafty on the lowest levels in the winter. Well stocked kitchen and Kelly is great about answering questions quickly.
4.8
Great place and location....Kelly was helpful when he needed to be. If u stay in the winter you MUST have a good 4 wheel drive. The snow can be very deep!!

Really great property. The host has done a lot of work with the house and the property. It is located on a hill but there is plenty of flat ground. The hill makes it a great place to go sledding. We made a nice sled ramp with a jump at the bottom. There are three snow shovels on the property.
The host is very protective of the property so noise complaints are taken seriously. There are signs posted about this. My group did not get a noise complaint and we have a couple loud people. I wouldn’t worry about it too much. The host being protective is a good thing. I’ve been to many cabins near Leavenworth. A few of them are not taken care of like this one is. Everything works for the most part. The grill actually gets hot. The wood stove is usable. The hot tub is hot and the jets work. Although the head rests have rust on them.
All in all a great place to stay.

This cabin was an absolutely wonderful retreat away from the city and daily grind! It was a wonderful place to celebrate and enjoy with loved ones- secluded enough for privacy while still being a short drive from plenty to do. Everyone in our group had an amazing time and we’ll remember it for years to come!

My family had a wonderful time staying at this charming house. Kelly was a wonderfully helpful host--she was very responsive to questions and feedback.

Fun 4th of July Experience
The owners were very easy to communicate with. The house is unique and has character, which is always a good experience. We appreciated the quiet 4th of July and respectful community. Thanks for a great weekend getaway!

We had a wonderful stay at this cabin! There was plenty of room for all 8 of us and even 2 kitchens! Be sure to bring chains and heavy winter gear if you decide to try to park in the driveway in winter but if you’ve done that and come prepared, you will love your time!

My family had a great long weekend. Close to the lake for a relaxing quiet walk with great views. A couple of little stores close enough for random needs. Close enough to Leavenworth that we ate there for dinner on the way in and had breakfast on the way out (about 25 min away). The owner was quick to respond to a very minor issue (we just needed a couple of extra washcloths) TVs worked with a number of different options (Netflix, etc). The wifi worked great. The hot tub was hot and clean. There was a little snow (it didn't stick) but made for a great added bonus watch the snow out the windows.

It's a lovely cabin beautifully situated amongst the trees. We especially appreciated the nice gathering spaces: large indoor couch, outdoor deck seating, large dining table. Though it wasn't possible to use because of the burn-ban, there was a nice fire-pit area with seating too. My sister and her family of 6, with young-adult children, rented a cabin nearby and there was plenty of space to gather together for some game-playing and a few of our meals. For our family of 5, including 3 young adult children, the bed/bedroom situation worked perfectly. They each had their own sleeping area in the lower part of the house and we had the bedroom upstairs. We had a very nice stay!

This is a very unique property. The outdoor space is large with a large hot tub. Two kitchens, one well appointed and a large common room where we spent almost all of our time. It’s a great location: not too far away from Leavenworth but also near the lakes.
On the negative sides, you have to agree to additional contracts (over a dozen pages!) to complete the booking. I’ve rented MANY properties before and I’ve never had to jump through additional contracting hoops that I did for this property and all of the hoops happen outside of the VBRO platform. There’s really only one “normal” bedroom, and the bathroom is on another floor. There’s a second passable bedroom. I wouldn’t want to have more than two adult couples in the cabin, but kids would love the odd nooks and crannies. This would not be a good choice for older guests who can’t climb up/down stairs to get to the bathroom in the middle of the night.
All in all three stars due to the bizarre contracting process balanced with the hot tub, central great room, and well appointed kitchen. We’d would not be quick to book again due to the burdensome contracting process unfortunately.
